Manage all finances in the department, Created budget for money needed for the complete year which included
laundry, plumbing, electrical, lighting, trash removal, general building and HVAC. Control the profit and loss monthly
statements and critique it month to month. Present the capital projects needed to improve property operations, including
evaluating all mechanical equipment in rooms and kitchens, laundry, boilers, pumps, pool mechanical equipment,
chillers, painting, tile work, and lighting energy management. Manage all line staff to assure that all outstanding issues
that have not been dealt with are on a schedule and followed up on. Involved in training the staff with the proper
standards of the company and work habits along with safety standards and operations. Evaluate goals and direction on
how to drive revenue and customer satisfaction. Plan all associate events include appreciation week of fun events for
seven days, Christmas events for associate children and the year-end party for all associates.
Achievements:
• Air handlers were not cooling the rooms. Replaced all air handlers in the rooms reducing AC calls by 15%.
• Drains in Kitchens were not working properly. Replaced grease traps and as a result sinks and drains were working
perfectly.
• Chiller frame and condenser were breaking down quickly. Encased chillers in an enclosure out of nature
elements/condenser outside remote. Rusting stopped and condenser worked well, saving 20% in repairs yearly.

Construction Manager
Controlled all trades including Electricians, Plumbers, Framers, Boardman, Concrete, Demolition, Painters and Stucco
Crew. Assured that all trades were kept to schedule and workmanship was to standard. Controlled all approvals with
change orders. Negotiated contracts with trades and developed total costs to present to owner. Provided update
schedule to Project Manager (owner) on a monthly bases. Worked with designer for layout and placement for all
equipment as per the specs. Prior to closing coordinated all final punch list for each trade and followed up to see all
were completed before turn over to owner. Controlled all procurement of material and its delivery.
Achievements:
• Water consumption was high. Replaced a 60 gallon hot water tank to Insta hot system. As a result water
consumption dropped 10 %.
• Waste disposal trucks broke down. : Contacted company looking for concrete slabs. A company making a reservoir
for fish came and took all slabs, production never stopped and company lost no money with down time.
• Electrical tradesmen were constantly arguing not getting alone. Sent both home on a plane. Hired local tradesmen
and saved 6% on bottom line.

Site Superintendent
Controlled all assets for owner of the company. Controlled expenses and managed the budget and the procurement of
material. Oversaw the installation of HVAC piping, fire protection installation, chiller layout and piping. Ensured that
foreman where following proper work safety procedures and following the schematics correctly for all piping layouts.
Drafted the as built drawings to match any changes that were made to the Engineer’s design on site. Accountable for a
staff of 200.
Achievements:
• Brought the drywall company in early, split the crew into two shifts and kept ahead of the walls being boarded.
• Hurricane weather was coming in. Secured all material needed for one week in each villa and continued to produce
work while storm was active.
• The hoist crane broke down. Set up 40 of crew in a line to transfer material to the upper floors. Work never slowed
down and crew continued to hit target date.
