In February of 2009, RCS was contracted by Kimco Realty to perform
roof condition evaluations on over 100 retail shopping centers totaling
over 15 million square feet of roof area which were located throughout
the Southeastern United States. We used our proven approach of
crews traveling between projects within a geographic location to
perform the required field investigation then sending the
documentation to our home office for development of detailed
database reports and AutoCAD roof plans. These initial inspections
were completed in approximately 4 months.
Since completing the initial roof surveys we have completed additional
roof inspections on Kimco’s entire portfolio of properties as well as all
new properties acquired totaling over 820 shopping centers and 112
million square feet of roof area throughout the continental United
States. We are now inspecting all of their properties on a rotating 4
year interval per geographic region and assisting the property
managers with obtaining bids for roof system repairs on the majority of
their properties.
In addition to providing inspection services, we have also provided bid
assistance for approximately 190 projects encompassing over
5,000,000 square feet of roof system replacement and approximately
25 million dollars in roof replacement cost.
We feel confident that we will have a long term working relationship
with Kimco Realty because of the quality of service and accuracy of
information that we provide to them.

In October 2012, RCS was contracted by Brixmor Realty to
perform roof condition evaluations on over 140 retail shopping
centers totaling over 28 million square feet of roof area which
were located throughout the Northeast, Mid-Atlantic and Central
regions of the United States. These inspections were completed
between January of 2014 and February of 2015.
After completing the initial roof surveys referenced above, we
have been contracted to complete additional roof inspections on
Brixmor’s portfolio of properties and are currently scheduled to
inspect an additional 130 properties totaling over 26 million
square feet of additional roof area. .
We anticipate that we will eventually complete roof inspections
on Brixmor’s entire portfolio of properties and also assist them
with obtaining bids for both roof system repairs and roof
replacement projects.

In July, 2005, we were requested by Johns
Manville Corporation to assists them with
several project designs at the Pratt & Whitney
facility located in East Hartford, CT. The
projects included over 575,000 square feet of
roof area on “J” Building and “M” Building. We
completed the designs in less than 45 days
and the Owner was able to receive compatible
bids from the local contractors in the
geographic area.
We have continued to provide roof
replacement design and other services for
numerous projects at the Pratt & Whitney East
Hartford facility and are currently working on a
700,000 sq ft facility located in Columbus, GA.
In 2007, we performed an infrared moisture
scan on the entire facility and provided roof
repair bid documents for over $500,000 worth
of repair work to extend the service life of the
original 28 year old built-up roof system. We
have also provided a 4 year plan for
replacement of the roof system with a single
ply recovery TPO roof system. The project is
anticipated to be designed in 2010 and Phase
One completed in the spring months of 2011.
In all, we have provided design services for
over $22,000,000 worth of roofing projects in
the past four (4) years and performed non-
destructive and visual inspection services on
over 1,000,000 sq ft of roof area.

RCS has completed roof replacement design and construction
administration services for 1,000,000 square feet of the QVC Distribution
facility in Suffolk, Virginia. The roof replacements have been or will be
performed under three separate projects. RCS performed initial evaluations
and provided full design documents which were submitted to FM Global for
compliance with Factory Mutual roof design requirements (the facility is a
Factory Mutual insured facility). RCS has provided QVC with full design,
construction administration and construction management for the facility.
RCS also provided full-time quality control assurance to document all phases
of the construction and compliance with the contract documents.
All of the projects were roof replacements over the fully operational facility.
The new roof system designed for these projects was a TPO single-ply
membrane installed over new insulation. The existing insulation, if dry and
not damaged, was left in place under the new roof system. The project also
included deck remediation and replacement as required, wood nailer
replacements as required, as well as miscellaneous rooftop work (i.e.
priming and painting of rusted equipment, etc.).
The 2008 project was completed on time and within budget. The roof
replacement cost came in at approximately $4.00 per square foot and our
design and administration fees were less than 2%. The numbers for the
2011, Phase II project are consistent with the Phase I work.
Since that time, RCS has also worked with QVC to provide roof consulting
services on their facilities in Chesapeake, Virginia and Rocky Mount, North
Carolina.

In May 2003, we were contracted to perform a non-destructive infrared roof moisture survey and comprehensive visual evaluation of the existing
roof system on the Macsteel USA facility located in Bensalem, Pennsylvania. The roof system included approximately 355,848 square feet of
mechanically attached EPDM installed over an original smooth surfaced built-up roof system. The non-destructive testing revealed that
approximately 101,480 square feet (29%) of the roof area surveyed was detrimentally affected by moisture intrusion. Numerous additional
deficient conditions were documented during our visual inspection of the roof system that dictated that the only option available was for removal
and replacement. Upon completion and review of the initial roof condition evaluation, we were requested by the Owner to provide detailed
specifications and construction administration services for the total replacement of the existing roof system. The project was completed in
September, 2004. In January 2007, we were requested by Macsteel to perform a follow-up infrared moisture survey and visual inspection of the
new roof system to verify that it is performing as intended. RCS has continued to perform bi-annual inspections on various Macsteel facilities.

In 2008, RCS completed a roof replacement
design on the Lawrence Joel Veterans
Memorial Coliseum, home of the Wake
Forest Demon Deacons. The actual roof
replacement and construction administration
was completed at the end of 2008.
The project consisted of approximately
125,154 square feet of roof replacement
over the entire coliseum. The existing roof
system, prior to the roof replacement,
utilized a roof insulation called phenolic
foam. This material had a manufacturer’s
defect which resulted in premature rusting
of the structural metal deck. Therefore, this
roof replacement project included total
metal deck remediation in the form of
cleaning and painting and/or overlay of the
existing deck or total replacement.
The new roof system selected and designed
for this project was a white, 60 mil PVC
single ply membrane system installed over
a double layer of high thermal roof
insulation mechanically fastened to the
metal decking. The project came in under
budget and ahead of its schedule for
completion.

RCS recently completed the roof replacement design and construction
administration for a large portion of the Domino Sugar Refinery facility in
Baltimore, Maryland. The project was the result of a catastrophic failure
(dust explosion) that resulted in extensive damages including severe
damage to the existing roof system and the structural Tectum roof deck.
RCS was required to perform our initial evaluations and provide full design
documents within fourteen (14) calendar days. The bidding process was
also accelerated due to the vulnerable state of condition the existing
assembly was in over the facilities packaging and shipping lines. RCS
provided Domino with documents for the roof replacement over the critical
shipping area of then plant within 14 days of the event.
The project consisted of approximately 65,106 square feet of roof
replacement over a fully operational facility. The new roof system designed
for this project was a Siplast, two-ply modified bitumen membrane system
installed with hot asphalt directly over Tectum decking.
The project also included approximately 20,000 square feet of Tectum deck
replacement due to the explosion damages and interior protection under
deck tarping installation to protect the contents of the building.
The roof replacement on this project was completed on time and within
budget. The roof replacement cost came in at approximately $12.00 per
square foot and our design and administration fees were less than 4%.
RCS has continued to work with Domino and is currently completing a Roof
Condition Survey on the Yonkers, New York facility.

In July, 2006, we provided roof replacement
design services for Building 134 - Cast
House Cold Side located at the Alcoa, Mt.
Holly Facility in Goose Creek, SC.
We performed comprehensive field
evaluation of the existing roof system and
supporting “Z” purlins and provided design
services for a new Tred-Safe, Type 1645,
Fiberglass Reinforced Polymer Roof Panel
System installation. The design services
included replacement of gutter troughs and
50 damaged “Z” Purlins. The project was
bid and awarded to CFE Roofing and is
completed.
In November, 2006 we performed a
comprehensive visual condition evaluation
on 894,000 square feet of corrugated metal
panel roofing on the Wenatchee Works
Potline roofs 4, 6, 8, 10, 12, 14, 16, 18, 20 &
22. The purpose of this investigation was to
determine the overall current condition of
the in-place corrugated metal panel roof
systems and ridge ventilators

In May, 2002, we were requested by
Daniel Realty to perform a visual roof
condition evaluation and non-destructive
infrared roof moisture survey on a
headquarters building of Bank of
America that is located in Richmond,
Virginia. As requested, we performed
the investigation and determined that
the existing roof system was a twenty
plus year old built-up roof system with
several deficient conditions including
large areas that had been affected by
moisture intrusion. Upon review of our
inspection report by the building Owner,
(Metropolitan Life Insurance Company),
we were asked to provide roof
replacement design and quality control
full time inspection while the roof system
was being replaced. In 2003, we
scheduled replacement of approximately
½ of the roof area and the remaining
sections were scheduled for
replacement in 2004. The remaining low
slope roof areas were bid by contractors
and completed in 2004-2005.

RCS’s personnel have performed comprehensive visual roof
condition evaluations and non-destructive roof moisture surveys
on numerous Department of the Navy Facilities both in the
continental United States and Worldwide.
Since 1992, we have provided our services to U.S. Navy
Installations – We have conducted both visual and non-
destructive roof evaluations of Naval shore facilities throughout
the United States, Europe, United Kingdom, Iceland, and the
Caribbean. We have also participated with other firms
conducting numerous multi-facility condition assessments and
identification of maintenance and repair deficiencies. It is
estimated that we have inspected more than two hundred fifty
million (250,000,000) square feet of roof area on over ten
thousand (10,000,000) buildings that included development of
cost estimates and long-term plans for repair and/or
replacement.

We used our proven approach of crews traveling between projects within a geographic location to perform the required field investigation then sending the documentation to our home office for development of detailed database reports and AutoCAD roof plans. These initial inspections were completed in approximately 4 months. Since completing the initial roof surveys we have completed additional roof inspections on Kimco’s entire portfolio of properties as well as all new properties acquired totaling over 820 shopping centers and 112 million square feet of roof area throughout the continental United States. We are now inspecting all of their properties on a rotating 4 year interval per geographic region and assisting the property managers with obtaining bids for roof system repairs on the majority of their properties. In addition to providing inspection services, we have also provided bid assistance for approximately 190 projects encompassing over 5,000,000 square feet of roof system replacement and approximately 25 million dollars in roof replacement cost. The projects included over 575,000 square feet of roof area on “J” Building and “M” Building. We completed the designs in less than 45 days and the Owner was able to receive compatible bids from the local contractors in the geographic area. We have continued to provide roof replacement design and other services for numerous projects at the Pratt & Whitney East Hartford facility and are currently working on a 700,000 sq ft facility located in Columbus, GA. In 2007, we performed an infrared moisture scan on the entire facility and provided roof repair bid documents for over $500,000 worth of repair work to extend the service life of the original 28 year old built-up roof system. We have also provided a 4 year plan for replacement of the roof system with a single ply recovery TPO roof system. The project is anticipated to be designed in 2010 and Phase One completed in the spring months of 2011. In all, we have provided design services for over $22,000,000 worth of roofing projects in the past four (4) years and performed non- destructive and visual inspection services on over 1,000,000 sq ft of roof area. The roof replacements have been or will be performed under three separate projects. RCS performed initial evaluations and provided full design documents which were submitted to FM Global for compliance with Factory Mutual roof design requirements (the facility is a Factory Mutual insured facility). RCS has provided QVC with full design, construction administration and construction management for the facility. RCS also provided full-time quality control assurance to document all phases of the construction and compliance with the contract documents. All of the projects were roof replacements over the fully operational facility. The new roof system designed for these projects was a TPO single-ply membrane installed over new insulation. The existing insulation, if dry and not damaged, was left in place under the new roof system. The project also included deck remediation and replacement as required, wood nailer replacements as required, as well as miscellaneous rooftop work (i.e. priming and painting of rusted equipment, etc.). The 2008 project was completed on time and within budget. The roof replacement cost came in at approximately $4.00 per square foot and our design and administration fees were less than 2%. The numbers for the 2011, Phase II project are consistent with the Phase I work. The roof system included approximately 355,848 square feet of mechanically attached EPDM installed over an original smooth surfaced built-up roof system. The non-destructive testing revealed that approximately 101,480 square feet (29%) of the roof area surveyed was detrimentally affected by moisture intrusion. Numerous additional deficient conditions were documented during our visual inspection of the roof system that dictated that the only option available was for removal and replacement. Upon completion and review of the initial roof condition evaluation, we were requested by the Owner to provide detailed specifications and construction administration services for the total replacement of the existing roof system. The project was completed in September, 2004. In January 2007, we were requested by Macsteel to perform a follow-up infrared moisture survey and visual inspection of the new roof system to verify that it is performing as intended. Byrd, P.E. (336) 747-6830 March 2008 $611,500 +/- $611,500 +/- In 2008, RCS completed a roof replacement design on the Lawrence Joel Veterans Memorial Coliseum, home of the Wake Forest Demon Deacons. The actual roof replacement and construction administration was completed at the end of 2008. The project consisted of approximately 125,154 square feet of roof replacement over the entire coliseum. The existing roof system, prior to the roof replacement, utilized a roof insulation called phenolic foam. This material had a manufacturer’s defect which resulted in premature rusting of the structural metal deck. Therefore, this roof replacement project included total metal deck remediation in the form of cleaning and painting and/or overlay of the existing deck or total replacement. The new roof system selected and designed for this project was a white, 60 mil PVC single ply membrane system installed over a double layer of high thermal roof insulation mechanically fastened to the metal decking. Key Highway Baltimore, MD Charles Benton (410) 783-8620 November 2006 to Present $1,200,000 +/- $1,200,000 +/- RCS recently completed the roof replacement design and construction administration for a large portion of the Domino Sugar Refinery facility in Baltimore, Maryland. The project was the result of a catastrophic failure (dust explosion) that resulted in extensive damages including severe damage to the existing roof system and the structural Tectum roof deck. RCS was required to perform our initial evaluations and provide full design documents within fourteen (14) calendar days. The bidding process was also accelerated due to the vulnerable state of condition the existing assembly was in over the facilities packaging and shipping lines. RCS provided Domino with documents for the roof replacement over the critical shipping area of then plant within 14 days of the event. The project consisted of approximately 65,106 square feet of roof replacement over a fully operational facility. The new roof system designed for this project was a Siplast, two-ply modified bitumen membrane system installed with hot asphalt directly over Tectum decking. The project also included approximately 20,000 square feet of Tectum deck replacement due to the explosion damages and interior protection under deck tarping installation to protect the contents of the building. The roof replacement on this project was completed on time and within budget. The roof replacement cost came in at approximately $12.00 per square foot and our design and administration fees were less than 4%. Holly Facility in Goose Creek, SC. We performed comprehensive field evaluation of the existing roof system and supporting “Z” purlins and provided design services for a new Tred-Safe, Type 1645, Fiberglass Reinforced Polymer Roof Panel System installation. The design services included replacement of gutter troughs and 50 damaged “Z” Purlins. The project was bid and awarded to CFE Roofing and is completed. In November, 2006 we performed a comprehensive visual condition evaluation on 894,000 square feet of corrugated metal panel roofing on the Wenatchee Works Potline roofs 4, 6, 8, 10, 12, 14, 16, 18, 20 & 22. As requested, we performed the investigation and determined that the existing roof system was a twenty plus year old built-up roof system with several deficient conditions including large areas that had been affected by moisture intrusion. Upon review of our inspection report by the building Owner, (Metropolitan Life Insurance Company), we were asked to provide roof replacement design and quality control full time inspection while the roof system was being replaced. In 2003, we scheduled replacement of approximately ½ of the roof area and the remaining sections were scheduled for replacement in 2004.
