[1] Site Introduction
The site is located in a residential area in Persiaran Alam Damai, Jalan Alam Damai, 56000, Kuala
Lumpur, Wilayah Persekutuan Kuala Lumpur. It is situated beside Jalan Alam Damai and is
surrounded by rows of terrace houses. The size of the site is 50m x 70m (3500m2). Before this, the
site is fully cover with green trees and grass which is very messy. In this early year of 2015 the site
has been clean up and prepared to construct a medical centre. The site is now empty yet still
waiting for the construction to proceed. This site is suitable to build residential area because of the
facilities around the site is complete such as the recreation park, cultural areas and schools. In
addition, the site is also appropriate for commercial area is because there are not much shops such
as food court, grocery store and wet market.

[3.1]Potential
The prime location of this place is the main reason why it was choose to be our site. Despite
locating at an obvious point which is the corner of a T-junction, it also locates near a few residential
areas.
Other advantages:
1. Easily accessible
2. Beautiful environment, surrounded by trees
3. A lot of facilities nearby such as mosque, community park, schools, police station and etc.
[3.2]Weakness
Around our site are a few family-based residential areas, a settlement of approximately 600 homes
and 2500 population. Yet, there is no place in sight nearby for the community to dine like food
court, restaurant etc.

[5.3]Benefits
The main advantage for proposing an apartment at this site is the guarantee of safety to apartment
residents. The apartment complex offers a certain amount of security which can provide a safest
and most comfortable locations for all the residents to live in here. The apartment living can prove
to be a very convenient living arrangement. This is because apartment complexes are generally
built with specific amenities such as gyms, cafe and laundry facilities directly on the premises or at
the least in very close proximity. Besides that, for some buyers, choosing an apartment means they
can live in an area where a house is unaffordable especially in city area. Other great benefits of
apartment living are the social implications of the close proximity and connections one develops
during their residency. The close proximity of apartment life enhances the probability of creating
life long connections.
[5.4]Impacts
One of the disadvantages for proposing an apartment at this site is it will cause noise pollution.
When the building construction is on-going, usually trucks and also building machines will produce
loud noise which may bring affect to the other residents in this neighbourhood. Another
disadvantage is traffic jam. Traffic jam occurs because of the increase of residents’ car travelling in
this neighbourhood. Lastly, building a five floors apartment might also cause some blocking of the
view from the road to the commercial areas and affect the on-going business in the commercial
area.

[5.5] Project Management Task

5.5.1 Architect
As a licensed professional they are also responsible for public safety and overseeing of projects.
Their role is important in every stage of the building's construction, from the initial concept to
the opening ceremony when the building is complete. Beyond completion, an architect often
remains involved in a project as buildings evolve to incorporate new surroundings and ideas.
In the design role, an architect is hired by a client to produce detailed designs of a concept or
idea that the client wants to bring to reality. As well as needing creative design ideas, this part
of the role involves a great deal of technical knowledge and responsibility. There is a need to
comply with building and safety regulations, local planning regulations and restrictions. During
the certification phase, the responsibilities are to capture the design on paper, producing
detailed drawings and using technology. In construction stage, architect needs to translate the
design into instructions and technical specifications for contractors and construction experts.
Other than that, the architect will be involved in site visits and meetings, overseeing the
construction and signing off on various pieces of work, negotiating with contractors and dealing
with and resolving any problems that arise.
5.5.2 Quantity Surveyor
The role of a quantity surveyor is to manage and control the contracts and costs within
construction projects. They are an accountant of the building profession to advise on all aspects
of construction costs, financial and contractual administration. Once the decision is made to
build the project, the quantity surveyor advises the client on appropriate contract arrangement
as well as the legal contract and conditions under which the building will be constructed.
At preliminary stage, quantity surveyor controls construction costs and will create a budget cost
by breaking down the buildings into major elements of the total cost. They use plans drawn up
by an architect or civil engineer to work out the cost of constructing buildings and initial
estimate of the cost of a project. Quantity surveyor do not have a lot of detailed plans to work
on and cost at this stage. At pre-tender stage, once the detailed development of project design
has been started, the quantity surveyor will ensure that every alteration and expansion of the
design is still within the original budget. Then, they will produce a more detailed breakdown of
costs and quantities known as the bill of quantities. At tender stage, the bill of quantities is sent
to building contractors so they can work out their bids for the project. Quantity surveyors then

assess the bids they receive with their clients, they will decide which contractor gets the
contract. During post contract stage, the quantity surveyor will also make value changes to
design or quantities which may arise by reference to appropriate bill of quantities rates. Upon
the completion of the project, they will finalize/conclude the contract amount including the
amount of variation works to be agreed by both client and the contractor.
5.5.3 Contractor
The role of a contractor is they will oversee all aspects of the project from planning, cost control
to project managing, must obey and be cooperative in pursuing to achieve the client’s goal.
Committed to complete their project within the agreed time scale and budget. They also
supplies as many key trades as we do, allows us to ensure the smooth running of all of our
projects on the behalf of our client’s. Besides that, they also committed to carryout quality
construction projects by employing a multi-disciplined workforce controlled by an experienced
management team. All instruction and payment only given to main contractor, therefore they
must issue the same instruction to sub-contractor.
Before construction, contractor will tender for the job at tender stage. During construction, all
contractors are bound by the contract between client and contractor. Architect is the contract
administrator therefore contractor only take instruction from architect, not from client. They
are mainly responsible to construct the works and project. All works must be constructed
according to contract and also follow what is in the Bills of Quantity. Other than that, they must
also make sure the site is safe for work and have health cautious for workers. After
construction, they will deal with authority matters and also maintenance works of the project.
Moreover, they have to make sure the construction complete as per contract, sign Form G and
submit to consultants and architect and then will be submit to local authority.
5.5.4 Civil & Structural Engineer
The role of civil & structural engineer is to be responsible to ensure structural efficiency and
stability with economy in mind. He will minimise available obstruction by structural members
and assist in producing a logical and systematic construction project.
Civil engineer performs engineering duties in planning, designing, and overseeing construction
and maintenance of building structures and facilities, such as roads, pipelines, power plants,
water and sewage systems and waste disposal units. What they usually do in a project is analyze
survey reports, maps, drawings, blueprints, aerial photography, and other topographical or
geologic data to plan projects. Then, plan and design transportation or hydraulic systems and
structures, following construction and government standards, using design software and
drawing tools. Moreover, inspect project sites to monitor progress and ensure conformance to
design specifications and safety or sanitation standards. Sometimes they will direct
construction, operations, and maintenance activities at project site. Besides that, they did
estimate quantities and cost of materials, equipment, or labor to determine project feasibility.
Then, they will prepare or present public reports, such as bid proposals, deeds, environmental

impact statements, and property and right-of-way descriptions and provide technical advice
regarding design, construction, or program modifications and structural repairs to industrial and
managerial personnel. Lastly, they conduct studies of traffic patterns or environmental
conditions to identify engineering problems and assess the potential impact of projects.
Structural engineering is a field of engineering dealing with the analysis and design of structures
that support or resist loads. Structural engineering is usually considered a specialty within civil
engineering. They may design the individual structural elements of a structure, for example the
beams, columns, and floors of a building. More experienced engineers would be responsible for
the structural design and integrity of an entire system, such as a building. Structural engineer
needs to identify the loads which act upon structure and the forces and stresses. The loads can
be self weight of the structures, other dead load, live loads, moving (wheel) load, wind load,
earthquake load, etc. Overall, the main jobs for structural engineer is to advise the employer
and the architect of the most efficient, economical and practical method of providing their
specialist service, prepare detailed drawings within the architect’s design, design calculations
and material specifications. And during construction, check quality of workmanship and correct
use of materials.
5.5.5 Mechanical & Electrical Engineer
The role of mechanical & electrical engineer is to be responsible of engineering services
including method of controlling the internal environment by means of ventilation, air
conditioning, lighting installation, fire fighting devices and providing utilities such as electrical
supply, lifts, escalator, cold/hot water plumbing and sanitary plumbings.
Mechanical Engineering is an engineering discipline that was developed from the application of
principles from physics and materials science. They involve the analysis, design, manufacturing
and maintenance of various systems, read and interpret blueprints, technical drawings,
schematics, and computer-generated reports. They also research and analyze customer design
proposals, specifications, manuals, and other data to evaluate the feasibility, cost, and
maintenance requirements of designs or applications. Conduct research that tests and analyzes
the feasibility, design, operation and performance of equipment, components and systems and
recommend design modifications to eliminate machine or system malfunctions.
Electrical engineering is a field of engineering that deals with the study and application of
electricity, electronics and electromagnetism. Their job is to inspect completed installations and
observe operations, to ensure conformance to design and equipment specifications and
compliance with operational and safety standards. Plan and implement research methodology
and procedures to apply principles to electrical theory to engineering projects and prepare
specifications for purchase of materials and equipment. Other than that, they oversee project
production efforts to assure projects are completed satisfactorily, on time and within budget.
Prepare and study technical drawings, specifications of electrical systems to ensure that
installation and operations conform to standards and customer requirements.

[6.1] INTRODUCTION
This is the final project for this module, Introduction to Construction Industry. For this project, we
were assigned to search for a specific empty land where by the size of land should between 50m x
50m (2500m2) - 50m x 70m (3500m2) as a group of 2 students. Individually, we require to propose
one project brief report within the options given in the brief. The options are:

Objectives of the project
1. To enable students to develop an understanding of the building team, its organization,
duties and inter-relations within which they will seek employment, career
progression or further study.
2. To develop an awareness of their professional responsibilities and to appreciate their
profession in the construction industry.

[6.2] PROJECT BACKGROUND
This project is taken place in an empty land in Persiaran Alam Damai, Jalan Alam Damai, 56000,
Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur. This area is a residential area and the number of
residents is very crowded. Most of the land are used to build terrace houses and there are not
much of commercial building nearby. The nearest commercial building such as food court is located
5.2km away from the site. Thus, this land is proposed for development in order to improve the
quality of life and provide comfortable life for the residents there. From the investigation, I am able
to conclude that this site is lacking of residential area due to population increasing rapidly.
Moreover, this site is also lacking of commercial area such as food court or restaurants due to the
restaurants are located very far from this site. So, this project is proposed.
[6.3] SWOT ANALYSIS
[6.3.1] Strength
ď‚· Our site is located nearby the edges of the main road. It has a high accessibility where roads
can be built upon connecting to our site.
ď‚· The site is surrounded by huge residential area. It will attract the residents to come over and
pay a visit since it is connected to the main roads which make it convenient for them to
come.
[6.3.2] Weakness
ď‚· The commercial area is far away from the residential area that near the site.
ď‚· The commercial area is not only far from the site, the number of commercial area like food
court is small.
ď‚· Even though behind the site have two row of shops, the shops are barber shop,
supermarket, art gallery and so on. But, there don’t have any shops like restaurant, food
court that let people to dine.

[6.3.3] Opportunity
ď‚· It is a empty land that surrounded by huge residential area. It is a good place to be
developed in order to be served a purpose for the residents of Persiaran Alam Damai and
the residents nearby.
ď‚· It can be easily access fromanywhere.
[6.3.4] Threats
The site is fully-covered by weeds and trees. This will attract the animals like snake, centipede and
so on. The weeds should be completely cleared off to ensure the safety of people nearby.
Weeds will still grow in the future even though is completely cleared off. This is due to the presence
of sunlight and rainwater. Therefore, it need to be maintained every certain times.

[6.4] PROPOSAL
After investigation, I decided to make the site as a double-storey commercial building. This is a
double-storey commercial building which is a food court and a basement carpark. Car park is
located at basement while the ground floor is food court.
A supermarket is a self-service shop offering a wide variety of food and household
products, organised into aisles. The supermarket will comprises meat, fresh produce dairy, canned
and packaged goods as well as for various non-food items such as kitchenware, household cleaners
and so on. A supermarket is needed in this area is because this area is lacking of commercial
building such as grocery store and wet market.
On the other hand, the food court will provide a wide range of food and beverage for customers.
This area also need a food court to make the residents easy to get their food. This is due to the
nearest restaurant is located 4.8km away from the site.
A double-storey basement car park is proposed in order to let the customers to locate their cars.
So, the customers will not park their cars along the roadside to cause traffic congestion because the
road is narrow.
Concept
The concept of this project is to make the life of residents more convenient.
People can dine in a nearer place instead of the far one which is located 5.2km away from the site.
In addition, the level of air pollution will decrease because people can go for lunch or dinner on
foot. It also provide many choices of food with cheaper price.

[6.6]RATIONALE
Through a series of analysis and investigating of the potential and constraint of the site, it is obvious
that there is no place nearby for the people to have their meals. All the restaurants are too far
apart from the residential area. The nearest restaurant is located 5.2km from the site. In addition,
the site is surrounded by residential area and the number of residents is larger. After investigation, I
decided to make the site as a commercial area which is food court.
For this construction project, I decided to look upon the constraints faced by the residential area
nearby and the potential of the site. From this aspect, I am able to conquer the issues and problems
faced by the residents and create a better place for them.
The reasons why I propose a double-storey commercial building in this site are because there are
no similar types of commercial building nearby. Besides that, the residents can go for their lunch or
dinner on foot which is located within a walking distance. Hence, this type of commercial area
definitely will attract people to visit there.
[6.7]OBJECTIVES
The objectives of this project is to let the people nearby easy to get their meals and a place to relax.
Through a series of analysis, I found that a problem which is our site is lacking of commercial area.
The nearest commercial area is located 5.2km away from our site. This causes the people nearby
need to take about 20 minutes car drive in order to get their meals. Hence, I would like to propose
a commercial area for the residents to make their life more convenient and save their time.
The commercial area called P.A.D Food Court.
[6.8]PROJECT BENEFITS
Persiaran Alam Damai is a huge residential area with complete facilities such as recreational park,
cultural area and schools. I realise that it is lacking of commercial area for residents to dine. There is
no any commercial area here. Thus, it is a wise choice to set up a commercial area at this area to let
the people to dine with a shorter time. This area is suitable for a commercial area is because it is

surrounded by a lot of residential area and lesser traffic congestion occur here. Hence, all the
residents nearby will come over here easily.
Furthermore, I found that the road that residents have to go through to reach the commercial area
is having a serious traffic jam at peak hours. So, it is a smart way to create a food court at this area.
The people nearby will come over here instead of going to the far destination. It also helps them to
save their time and money that spent on petrol.
Nowadays, people only work non-stop to seek for more luxury life. Instead, they ignore the
relationship between neighbourhood. Hence, the relationship between neighbourhood will get
closer if a food court is setting up here. This is due to they will greet and chat while they meet
together.

[6.9.1] CONTRACTOR
There are many duties which a building contractor must complete on a daily basis in order to
ensure that the construction project is completed in a timely and correct manner. The first duty of
the building contractor is to implement a plan in which to carry out the construction project. This
extends anywhere from hiring workers to developing a step-by-step timeline that the project will
follow from start to finish.
In addition to implementing the construction plan, the building contractor is responsible for hiring,
supervising and, at times, firing employees who work on the specific project with the contractor.
Along those same lines of supervising the employees, the building contractor must also take care of
payroll with regard to the workers and engage in payroll functions or hire someone to do so for the
contractor.
The building contractor is also responsible for obtaining materials for the project. Another specific
duty of the building contractor is to acquire all necessary licenses and permits from relevant
entities so that the building project can begin.

[6.9.2] ARCHITECT
An architect is someone who loves to design, and is specifically trained and licensed to work on the
planning and design of buildings. The facets of an architect's role are as varied and fascinating as
their work; these are professionals who lead the process of creating functional spaces, from
concept and design to a full realization of those designs.
Architects also work closely with their clients. Before drafting plans, they meet with their clients
several times to learn their clients’ objectives, budget and any specific requirements for their
project. Architects also work with other related professionals, such as engineers, urban planners,
landscape architects, construction representatives and interior designers. Since they deal with
customers and professionals directly, architects must have excellent oral and written
communication skills.
Designing, planning and developing are integral tasks in an architect’s daily routine. Architects may
be required to provide predesign figures such as an environmental impact or feasibility study, cost
analysis and land-use study. Final construction plans are created by architects and used by builders
as a step-by-step guide on how the look and details of the building will play out, including plumbing,
communication and heating, electrical, ventilation and structural systems.
[6.9.3] LANDSCAPE ARCHITECT
Landscape architects create the landscape around us. They plan, design and manage open spaces
including both natural and built environments. They work to provide innovative
and aesthetically pleasing environments for people to enjoy, while ensuring that changes to the
natural environment are appropriate, sensitive and sustainable.
Landscape architect needs to prepare specifications, arrange cost estimates, list building materials
required and detail working drawings of the site, showing features such as location of buildings,
roads and walkways; land contours and drainage systems; soil conservation measures; and the
vegetation to be planted, retained or removed.

[6.9.4] QUANTITY SURVEYOR
A quantity surveyor (QS) manages all costs relating to building and civil engineering projects, from
initial calculations to the final figures. They may also be refer as a construction cost consultant or
commercial manager. QS seeks to minimise the costs of a project and enhance value for money,
while still achieving the required standards and quality. Many of these are specified by statutory
building regulations, which the surveyor needs to understand and adhere to.
A QS may work for either the client or the contractor, working in an office or on site. If a QS work
for a client, they will ensure that the costing is right and advise the client on costing. If a QS work
for a contractor, they will ensure that the client is paying the right amount to the contractor and
protect the rights of the contractor. They are involved in a project from the start, preparing
estimation and costs of the work. When the project is in progress, QS keep track of any variations
to the contract that may affect costs and create reports to show profitability.
[6.9.5] CIVIL & STRUCTURAL ENGINEER
The role of the structural engineer is a key component in the construction process. Part of the
wider discipline of civil engineering, structural engineering is concerned with the design and
physical integrity of buildings and other large structures, like tunnels and bridges. Structural
engineers have wide range of responsibilities - not least a duty to ensure the safety and
durability of the project on which they are working. Unlike architects, who must focus on the
appearance, shape, size and use of the building, structural engineers must solve technical problems
- and help the architect achieve his or her vision for the project. Civil and Structural engineers will
be required to co-ordinate and consult with other members of their projects, including engineers,
environmental scientists, architects and landscape architects. They may also be required to assist
government bodies in their own inspections relating to the project.
[6.9.6] MECHANICAL & ELECTRICAL ENGINEERING
Mechanical engineers apply the principles of engineering, physics and material science for the
design, analysis, manufacturing and maintenance of mechanical systems. They work on a project
from the initial brief, through the design and development stage to the testing phase and following
the project through right up implementation, right down to producing details of specification and
outline designs. Mechanical and electrical engineers need to discuss and cooperate with architects

and produce an electrical plan. During construction, the engineers need to monitor the installation
process. After the construction, mechanical and electrical engineers are also responsible on the
maintenance for a certain time limit (2-3 years).
[6.9.7] SUPPLIER
A supplier is a supply chain that provides goods or services to a company or individuals. Supplier
will supply materials to the on going construction. Supplier also needs to ensure the quality of the
materials. A supplier also needs to ensure the installation of the materials and equipment goes
smoothly. Supplier also sometimes recognise as a subcontractor because of their large
contributions to a project.

[6.10]BENEFITS
This commercial development is mix-use land strategy by putting residential and commercial
together. This commercial building provides more food choices. People will not get bored of getting
same meal as their lunch or dinner. It also provides job opportunities for the residents nearby.
Moreover, this commercial building can reduce travel time of residents nearby to get their meals
which is only few minutes walking distance from their respective houses. Commercial building can
also contribute economic benefits which raise the property values. The basement car park of
commercial building can also provide parking space for customers instead of park their cars along
the roadside. The customers no need to worry about lack of parking space. So, more people will go
to that area and hence it accelerate the economic status.
[6.11]IMPACTS
This commercial building not only brings benefits to the surrounding community or end user, it also
brings impacts. When more people go to the commercial building to dine, it means that more
vehicles will appear at that area. Vehicles will release carbon dioxide while moving. So, it will
cause air pollution and sound pollution. It is also contributing to climate change. Due to the
increasing of people at that area, it may also cause traffic congestion. There are no traffic lights to
control the movement of cars, so the cars will be out of control and cause traffic jam.
