Need for Greening small Buildings
 Myth: Green building concepts can be
implemented only in large, air conditioned
buildings & developments
 Fact: Many small buildings across the country,
specifically in Tier 2 & 3 cities and small towns,
are going green
 Footprint of small buildings is significant
 Need to encourage and facilitate implementation of
Green concepts

Need for Greening Service Buildings
 Large number of buildings and built environment
catering to public services
 Eg: Petro stations, Police stations, Sub stations,
Bus stations, Fire stations etc.
 Many of those buildings are resource intensive
 Occupants health and wellbeing need to be addressed

  • 17. © Confederation of Indian Industry Need for Greening small Buildings  Myth: Green building concepts can be implemented only in large, air conditioned buildings & developments  Fact: Many small buildings across the country, specifically in Tier 2 & 3 cities and small towns, are going green  Footprint of small buildings is significant  Need to encourage and facilitate implementation of Green concepts
  • 18. © Confederation of Indian Industry Need for Greening Service Buildings  Large number of buildings and built environment catering to public services  Eg: Petro stations, Police stations, Sub stations, Bus stations, Fire stations etc.  Many of those buildings are resource intensive  Occupants health and wellbeing need to be addressed  Existing IGBC rating systems are not applicable  For Example:  Waste water treatment & reuse  Commissioning of building equipment & systems  CO2 monitoring
  • 19. © Confederation of Indian Industry IGBC Green Service Buildings  A simplified tool to address both New & Existing service buildings  Applicable to both Naturally ventilated & Air-conditioned buildings  The rating system is applicable to buildings upto 3 or less habitable floors  Service Buildings < 2,500 sq.m  Small office buildings < 1,500 sq.m

  • 22. © Confederation of Indian Industry # 1) Green Procurement Policy  Commitment to purchase products or services with eco-labelling or lowest environmental impact  Policy and procurement guidelines shall address:  Higher recycled content  Greater energy efficiency  Eco-friendly refrigerants  Reduced water consumption  Material emitting fewer toxic substances (E.g. Low VOC materials)  Avoid single use plastic for regular operations  Alternate wood-based material

  • 24. © Confederation of Indian Industry # 3) Passive Architecture  Climate responsive passive design to minimise energy consumption  Compliance through simulation or prescriptive approach  Passive measures include, but not limited to:  Orientation & Internal zoning  Skylight  Courtyard  Shading corridors  Windows (Punched/ Bay)  Light shelves  Walls  Roof garden  Vertical landscaping  Cross ventilation  Passive Cooling / Heating Technologies
  • 25. © Confederation of Indian Industry # 4) Use of Alternative Construction Technologies & Materials  To reduce use of natural resources  Few examples of Alternative Technologies  Precast concrete construction  Panel building system  Filler slabs  Few examples of Alternative Materials  Fly ash based cement/ concrete/ blocks  Slag sand/ artificial sand  Compressed stabilized earth blocks
  • 26. © Confederation of Indian Industry # 5) Green Measures Cost Analysis  To analyse the incremental/ decremental cost and the return on investment in the project  Helps to identify short & long term benefits  Analysis shall include:  Green features  Conventional cost  Incremental/ decremental cost  Proposed benefits/ estimated savings  Return on investment
  • 27. © Confederation of Indian Industry IGBC Green Service Buildings Rating is primarily applicable to owner- occupied and mixed-use permanent buildings Precertification is not applicable Building typologies that would not be covered under this rating E.g. residential, schools, factory buildings, data centers, hospitals, metro & railway stations
