1. General Building Byelaws
Plinth of Building
May not less than 18 Inch above the
heights finished level of the adjoining Area.
inter-floor or Mezzanine
Minimum inter floor height may not less than 7 feet the room

the kitchen washroom etc.
Permit to Demolish Building
No demolish work without the permission of TMA.

 Around the Machinery
Excavation
Certify before excavation of site that the adjoining building structure are safe.
 Every excavation more than 4’ deep inspected by the site inspector every 7 day.
 With the sudden change of weather or another seismic site inspected again.
Damp Proof Course
standard specification use for Damp proof course which given by the
Administration.
Basement/Cellar/Vaults
For basement the owner furnishes NOC(s) from the owner adjoining
building properties.
 Construct basement 5’ far from the adjoining area building.
 Entrance and exit should be defined of any kind of emergency.
 Drainage passing under the basement is gas tight.
 Minimum height 7’. Minimum area 100sft.
 Basement line should be in property.
 Minimum ramp gradient 1:10 to 1:5.
 Ventilation and light must provide.
 All kind of precisions must be use in the time of construction and excavation.
Staircase
 Residential stair case not less than 3’-6” clear width.
 If the apartment up to 5 story, then not less than 4’ above 5 have 6’ clear width.
 if apartment have more than 6 unites at each floor have additional stair case.
 In residential apartment emergency staircase compulsory.
 In residential building the rise 7.5” and the tread not less than 10”.
 After every 15 steps a landing provide and landing not lest hen 3’-6”.
 Use non inflame able (Concrete) material for staircase.
Structural Safety and Stability
 Use sound material which have good quality and put together materiel properly
ensure the safety and stability of material and worker.

 During construction stresses shell be up to stander. structure designed with new and
old adjoining.
 Tie the walls with foundation and with roof for the single unit.
 No plan provides without recommendation of designer who shell be responsible for
the structure stander material.
 Arrangements shall make to ensure the safety of the labor and adjoining structure
during work.
Ventilation and Lighting
 Use of illumination and environmental comfort use the
natural elements such as opening and verandah.
 Bath room water closet urinal stall shall be provided
with natural ventilation opening not less than 2sqft.
 Use of chimney for the kitchen heat escape.
 Mechanical devices also use for to exhaust and
ventilation.
Sanitary and drainage provisions
 Sanitary facilities provide their use of occupancy.
 Single toilet and bath necessary for an
independent residential unit.
 One toilet for the area of 1500 sft. Of covered
area.
 Septic tank use for property before the sewage
put in sewerage.
 Rain water and waste water segregate and put
down from floor with cement pipe and pull down
with vertical pipe staking system.
Fire Resistance and precautions
 More than 3000sft. Of covered area use the following for emergency escape.
 Fire extinguishers.
 Firefighting buckets.
 Independent water supply system.

Safeguard against earthquake
 Qualified drawing use which build by the structural engineer for more than 2 stories or
basement.
 Use of light weight material and avoided of unnecessary masses.
 Avoid large tall heights and wide ratio.
 Determination procedure of design must be determining the structural system and
limitation and characteristic and heights according to the laws.
 Simple superstructure and anti-torsion forces void large height and width ratio.
 avoid long cantilevers and super structure have must have relative span.
 Strength compatible with strength of foundation soil.
 Huge storage tank which lies on top of structure divided in multiple section.
 If a location is more dangerous in according to seismic condition, then linter and sill or
R.C.C wall must be provided at every 3feet.
 All structure must be separated form adjoining for seismic separation.
2. Residential Building
Permitted Areas:
 Residential building construct area must be pre-described area by the town laws.
 Use of classification and follow the right zone of building with reference to its category.
 Over all height of building must less than 60’ and the height measure from the road to
building top.
No of stories:
 Expected residential building no building
should be more than 3 stories.
 Minimum height of each floor not less than
9’-6”.
 Residential building should be less than 5
stories expect basement.
 More than 4 or 5 story building must have
lifts.

 Prescribed area for the building by the authority.
 Plot commercialization as commercialization rules.
Space Standards
 Not more then 7/8th
area of each plot shall be covered on the ground floor including
arcade and not more than 3/4th
on the subsequent floors.
 The locational standards provided in the detail plan.
Height no of stories
 Height prescribed in the zone which defined by the authority. But not 90 feet subject
to bear capacity of and the characteristic of area.
 Maximum height of commercial area is 230’ from the nearest road area.
 Constructed area ration not exceeded 1:3 ratios.
 Arcade in front of shops throughout no obstruction of any kind shall be in allowed.
 Arcade and shopping floor difference may not exceed from 16”.
 Minimum height of arcade may not less than 10’.
 Minimum arcade width may not less than 6’.
Residential-Cum-Commercial
 Two story of building which use as commercial purpose for the circulation of car parking
the slandered provide in bye laws.
 Independent approach to the residential portion shall be provided.
CNG/Petrol Filling station
 On roads less than 60’.
 Within 100’ from road intersection.
 On plot less than 1.5 kannal having front less than 60’.
 Entry/exit points should be 45degree or less no encroachment, sign/logo shell be
allowed in the right of way minimum 10’ setback should be provided.
Communication towers/ Antennas
 Power of attorney form owner.
 Detail drawings of designed or purposed tower.
 NOC from Adjoin area.
 Affidavit from builder responsibility for damages in case of misshape during
construction.
 Structure stability report by the certify engineer.
 Structure stability certificate by the engineer who resisted by the PEC.

4. Industrial Building
Permitted Area
 Approved master plan and devolved scheme by the authority.
 Mark the negative areas and notified the GOVT. regarding to the industrial units within
the TMA limits shall be applicable.
 List of type of industry for the area notified by the industries department GOVT. of
Punjab.
Space Standards
Following standard follow for the minimum requirement s of industrial design space.

Construction in front rear and side spaces of building
 No building shell be allowed in front, Electric Installation public utility installation
landscaping gate keeper guard room and boundary wall not exceeded 10’.
The height of building
 Height of building measure from the top of Plinth to the top of parapet wall shall not be
exceed 60’ and it shell consist of not more than 6 stories.
 The minimum affective height of each story shell not be less than 9’-6”.
Waste and treatment plant
 The industries must insure management of effluent after require treatment as EPA and
FDA at their on cast.
 The liquid waste from industries will be so rendered so as to be equivalent to normal
domestic sewage. It shall be connected to the municipal sewer only after the quality and
quantity of effluent tested by the TMA.
 The soil waste disposable should be the responsibility of the owners with their own
means.

Staircase  Residential stair case not less than 3’-6” clear width.  If the apartment up to 5 story, then not less than 4’ above 5 have 6’ clear width.  if apartment have more than 6 unites at each floor have additional stair case.  In residential apartment emergency staircase compulsory.  In residential building the rise 7.5” and the tread not less than 10”.  After every 15 steps a landing provide and landing not lest hen 3’-6”.  Use non inflame able (Concrete) material for staircase. Structural Safety and Stability  Use sound material which have good quality and put together materiel properly ensure the safety and stability of material and worker.

BUILDING BYE-LAWS 11011505-119 B.ARCH 3  During construction stresses shell be up to stander. structure designed with new and old adjoining.  Tie the walls with foundation and with roof for the single unit.  No plan provides without recommendation of designer who shell be responsible for the structure stander material.  Arrangements shall make to ensure the safety of the labor and adjoining structure during work. Sanitary and drainage provisions  Sanitary facilities provide their use of occupancy.  Single toilet and bath necessary for an independent residential unit.  One toilet for the area of 1500 sft. Of covered area.  Septic tank use for property before the sewage put in sewerage.  Rain water and waste water segregate and put down from floor with cement pipe and pull down with vertical pipe staking system. Fire Resistance and precautions  More than 3000sft. Of covered area use the following for emergency escape.  Fire extinguishers.  Firefighting buckets.  Independent water supply system. BUILDING BYE-LAWS 11011505-119 B.ARCH 4  Staircase  Corridors  Passages Safeguard against earthquake  Qualified drawing use which build by the structural engineer for more than 2 stories or basement.  Use of light weight material and avoided of unnecessary masses.  Avoid large tall heights and wide ratio.  Determination procedure of design must be determining the structural system and limitation and characteristic and heights according to the laws.  Simple superstructure and anti-torsion forces void large height and width ratio.  avoid long cantilevers and super structure have must have relative span.  Strength compatible with strength of foundation soil.  Huge storage tank which lies on top of structure divided in multiple section.  If a location is more dangerous in according to seismic condition, then linter and sill or R.C.C wall must be provided at every 3feet.  All structure must be separated form adjoining for seismic separation. 2. Residential Building Permitted Areas:  Residential building construct area must be pre-described area by the town laws.  Use of classification and follow the right zone of building with reference to its category.  Over all height of building must less than 60’ and the height measure from the road to building top. No of stories:  Expected residential building no building should be more than 3 stories.  Minimum height of each floor not less than 9’-6”.  Residential building should be less than 5 stories expect basement.  More than 4 or 5 story building must have lifts.

Industrial Building Permitted Area  Approved master plan and devolved scheme by the authority.  Mark the negative areas and notified the GOVT. regarding to the industrial units within the TMA limits shall be applicable.  List of type of industry for the area notified by the industries department GOVT. of Punjab. The height of building  Height of building measure from the top of Plinth to the top of parapet wall shall not be exceed 60’ and it shell consist of not more than 6 stories.  The minimum affective height of each story shell not be less than 9’-6”. Waste and treatment plant  The industries must insure management of effluent after require treatment as EPA and FDA at their on cast.  The liquid waste from industries will be so rendered so as to be equivalent to normal domestic sewage. It shall be connected to the municipal sewer only after the quality and quantity of effluent tested by the TMA.  The soil waste disposable should be the responsibility of the owners with their own means.
