guides which “simplified hotel services design to reduce both

We place a lot of emphasis on value engineering by undertaking
functional analysis reviews, option appraisals and constructability.
We subsequently produce construction, installation and record detailing
drawings in a BIM environment, efficiently and in a coordinated cost
effective manner.
We convert drawings from 2D to 3D models with 2D coordinated sheets
output that are good for construction i.e. LOD 400 standard
We can similarly convert 3D design drawings to 3D installation Model with
Shop drawings extracted from these for offsite pre-fabrication.

BIM Level 2 -BIM Model and Data Creation – Design to Handover
ThinkBIM author LOD 300-500 Architectural, Structure, MEP models and
drawing sheets at Design, Design Detailing, Workshop, Prefabrication, FM
AIM stage.
To achieve level 2 BIM, or similar the client has to scope BIM and allocate
duties, responsibilities and BIM objectives.
These are captured in the (EIR) Employers Information Requirements, and
the BEP, the BIM Execution Plan. Operating and Maintenance Manuals
should be linked to a BIM Model(s)
Most people assume the Asset information and O&M information should
be stored within the model.
From a technical and logistic reason the information should be located
within a project O&M - FM database.
The model will be linked to the database the potential to migrate data to
the clients chosen CAFM system, with outputs to a future asset tagging
system.

Model Management -Coordination / Model Checking
3D coordination of the developing design by following the design
programme is a more efficient process than clash detecting a complete
model. Eradication of clashes can only be achieved through a managed
coordination strategy.
Primary coordination remains the responsibility of the authors of a
BIM Model.
Secondary coordination with adjacent disciplines is essential.
Tertiary coordination in a formal model management workshop
can be undertaken by the project allocated model manager
Model quality, reviewing issued and identifying change in models can be
complex. Change management is necessary, as in a BIM environment, all
