TEHRAN REAL ESTATE AGENTS
Lease Agreement
Code No: 0511of ISARGARAN
No.:777/10015
Date: Apr.20,1998
1-Lessor: Mr. , son of Seifollah, holder of ID card No: 8311, issued at Tehran, residing at Tehran.
2-Lessee: Mr. , son of Ebrahim, holder of ID card No: 815, issued at , residing at Tehran.
3-Object of lease: one shop located at 16-M. St., Tehran measuring of 30 m2 ., with the utilization
right of electricity, water, gas, telephone line, radiator heating system, parking, store-room and was
leased for Barbershop .
4- Rent period: one year beginning from Apr 21, 1998 to Apr 21, 1999.
Rent: Rls. 350,000 per month, totaling for Rls. 350,000 for the whole period to be paid against receipt.
Any delays in payment of each monthly rent exceeding from 10 days shall entitle the lessor to cancel the
lease agreement, and to take action for evacuation of the object of lease.
Note: Sum of Rls. 1,000, 000 was paid to the lessor as interest-free loan, to be returned to the lessee by
lessor at the time of expiration or cancellation of the lease agreement. It is stipulated between the parties
that the lessee shall not be entitled to ask for collection of the said sum unless he has evacuated and
delivered the object of the lease to the lessor.
6- Terms and conditions:
A: The entire tenement taxes and municipality charges are undertaken by the lessor and using protection
and cleanness of subject of rent are undertaken by the lessee.
B: the lessee is not permitted to transfer the object of lease to some one else. If commercial deed has is
not permitted changed work and using in other work.
C: the price of water, electricity, gas, consumed fuel and telephone must be paid by lessee at due time to
related organization and give the lessee at eviction.
D: lessee is obliged to submit the object of lease after period of rent in time of cancellation of object of
lease and settlement and receive spilt to lessee. Lessee is obliged to protect the property and all its
accessories and if any damages such as breaking of door and window , key and sachet handle occurred
the lessee is obliged to compensate.
H: the lessor is obliged to take act upon remit easement of interest- free loan at the time of final eviction
of object of lease
V: lessee is obliged to pay for common repairing and keeping of common shares if there are common
parts in place of object of lease.
Z: the cases which is not said in this contract is subject to lessee and lessor law .
Article No. 7: Lessee and lessor is obliged to pay remuneration of real state agency .
Remark: 1) the object of lessee is one shop measuring 30 m. for men barbershop and the lessee is not
permitted to transfer the object of lease to some one else and lessee is undertaking to use water and
electricity .If the parties are satisfied with each other this contract is extended ,other wise one
month sooner shall inform for eviction and cheque No. 272901 to 100,000,000 Rials. for eviction is
determined .
Article No. 8- This agreement is prepared in three script which will be submitted to the two parties and
real estate agency .

2. Remark:1- by virtue agreement on Apr 9, 1999 the subject of lessee was extended for 2 years increasing
from 1,000,000 Rls. to 1,200,000 Rls. 400,000 Rls. as per month.
The lease was extended for 2 years from May 2, 2001 to May 2, 2003 and amount of 1,000,000
Tomans . for prepayment and price of rent 1,000,000 Rls. as per month.
The lease was extended for 3 years on May 5, 2003 price of rent is 1500,000 Rls. as per month for 1st
year and 2,000,000 Rls. as per month for 2nd
two years .
