PM e-Stamp Certificate No.IN-DL98959108131766T dt.17th Jul. 2021 AND WHEREAS the demised premises is let out to the lessee by the Lessor on the followingterms and conditions mutually agreed between the parties NOWTHIS DEEDWITNESSETHAS UNDER 1. That in consideration of the lease rent hereinafter and all the covenants on the part of the lessee hereinafter contained, Lessor do hereby agree to let out the demise premises unto the lessee, the aforesaid demised premises, for a period of three years commencing from 08/07/2021 and ending after three years paying thereof to the Lessor an initial monthly rent of Rs.32,500/-(Rs. Thirty Two Thousand Five Hundred Only) per month for the period of first year i.e. upto 07/07/2022 and after the expiry of one year it shall be increased by 5% on existing rent i.e. Rs.34,125/-(Rs. Thirty Four Thousand One Hundred and Twenty Five Only) per month for the next period of second year i.e. upto 07/07/2023 and 5% increase again on the existing rent of second year and shall be Rs.35,832/-(Rs. Thirty Five Thousand Eight Hundred and Thirty Two Only) per month for the remaining period of third year as per lease agreement. 2. Thatthe Lessee also do hereby agree with the Lessor as follows That the tenancy has commenced from 08/07/2021 for the period of three i). years. i). That the lessee shall pay monthly rent of the said demised premises as stated above in advance to the Lessor by 15th day of each English calendar month after deducting the TDS, as applicable. ii). That the lessee shall pay for electricity, water and building maintenance charges of the demised premises during the tenancy period, according to the bills of the local authorities of NDPL/TPDDL and building maintenance agency and handover the receipt to the Lessor iv). That the lessee shall not remove any fixtures and fittings nor make any changes of basic structure, provided by the Lessor in the demised premises and undertake to compensate the Lessor for any damage thereto caused by any act or default on the part of the lessee. vi). That the lessee shall not assign, sublet or part with the possession of the demised premises or any part thereof under any arrangement. vi). That the lessee will allow the Lessor or her representative duly authorized in that behalf to enter the demised premises to view the conditions of the demised premises at reasonable hours. vii). That day to day minor repairs such as leakages, fuses of electricity and water, normal wear and tear of air conditioners etc. has to be done by the lessee at his own cost and expenses. ix). That the lessee shall properly maintain the fixtures and fittings and shall ix) restore the same in good working order at the time of vacating the demised premises. 3. That the minimum lock-in period for let out of the said demised premises has been fixed from the Lessee side as eleven months from 08/07/2021. If the lessee wants to vacate the said demised premises before the lock-in period then the lessee will pay remaining period of lock-in month rent to the Lessor along with building maintenance charges, registration charges, brokerage charges etc. if any. 4. That after the expiry of lock-in period of eleven months, if the lessee wants to vacate said premises before the expiry of tenancy period, then the lessee will serve one month notice to the Lessor or one month rent in lieu thereof. However, in case the Lessor wants to get vacate said premises before the expiry of tenancy period, then the lessor will serve one month prior notice to the Lessee. 5. That after the expiry of tenancy period the lessee will handover the peaceful vacant possession of the said demised premises to the Lessor. Kuman. That the lessee shall be liable to pay GST on rent, if applicable and all other taxes/charges whenever applicable and/or applied in future by Govt./concern department related to the use of demised premises for conducting business activities of the lessee. 8. That in case the lessee does not vacate the said demised premises on the expiry of the tenancy or on its earlier termination, the lessee shall be liable to pay three times rent hereinafter reserved till the Lessor is able to get the said demised premises vacated from the lessee. 9. If any lease rent shall be arrears for more than two months/dishonor of any cheque or if the lessee shall omit to perform or observe any covenant or conditions under any situation including lockdown etc., then in such cases, it shall be lawful for the Lessor to terminate this lease without prejudice to any claim, right or action or remedy and under such circumstances, the Lessor shall have full rights to take the possession of the premises by changing the main door lock and keep the keys and Lessor has the right to realize/recover all the agreement arrears alongwith maintenance and electricity charges from the Lessee and their belongings. 10.That the Lessor shall not be liable for any dues of any kind pertaining to any facility availed by the lessee from any Govt., Semi Govt., Financial stitution, MTNL, etc.etc. pertaining to demised premises during the period of tenancy. 11.That the Lessee will not do any illegal, unlawful, unsocial, unnatural and unjustified acts, deeds and things in the demised premises in any manner and if he does so, then he will solely be liable and responsible for the consequences. 12.That the Lessee shall not keep any inflammable and explosive things in the said demised premises and solely be liable and responsible for any mis For PREPAY PAYMENT SERVICES PVT.LTd DWrector/ AuthorisedSignatory
  7. e-Stamp Certificate No.IN-DL98959108131766T dt.17th Jul. 2021 deed, misbehavior, injury, riots, theft, fire and accident or any other mishappening whatsoever happened/occurred during the tenancy period. 13.That the Lessee has satisfied himself about the firmness and sound construction of the building and the LANDLORD shall not be responsible for any loss to the Lessee on unforeseeable circumstances such as rain floods, fire, tempest, riots, violence and natural calamity etc. in or around the premises. 14.That the lessee shall not create any type of nuisance in the said demised premises or any part thereof or in property nearby. 15.That the lessee shall observe all the rules and regulations of the MCD/DDA/Building Management Agency and other authorities as may be in force from time to time. 16.That the Lessor and broker shall not be responsible for any illegal or criminal acts of the lessee if any be committed by the lessee or his staff members. 17.That all the charges for the mis-use of the electricity or any other penalty in this regard shall be payable by the lessee. 18.That in case during the tenancy period, the Lessor wants to sell the above said demised premises to any person, the lessee will have no objection for the same and the lessee will be bound to pay the monthly rent on the same terms and conditions also to new owner. 19.That if any dispute may arise in regard to interpretation and/or implementation of terms and conditions of this Deed, the same may be defended subject to Delhi Courts Jurisdictions only. 20.That the Lessor has received a sum of Rs.65,000/-(Rs.
