1. AND WHEREAS at the request of the Lessee the Lessor as a sole owner has to let out the Ground Floor of
House No, 2/40 situated at Viram khand, Gomti Nagar, Lucknow consisting a portion of two bed, two
toilets, Drawing dining, kithen, veramdah as per the terms and conditions of the Lease Deed mentioned
below:-
NOW THIS DEED OF LEASE WITNESSESETH AS UNDER:
1.That in consideration of the rent of RS.9500/- per month (Rupees nine thousand five hundred only)
hereinafter reserved and convinants and conditions hereinafter contained to be observed and performed
by the Lessee, the Lessor hereby grant lease to the Lessee, the part of 2/40 Viram Khand, Gomti Nagar,
Lucknow consisting of two bedroom, drawing dinnig, two toilets, kitchan veramdah along with fixtures and
fittings for resident purposes.
2. That the Lessee agrees to have and hold the demised premises with its appurtenances to the limited
period dof 11 (Eleven) months commencing from feb 2013.
3. That the lessee shall pay to the Lessor for the partly demised premises Rs.9500/- (nine thousand five
hundred only) as rent per month excluding electricity charges and water charges.
4. That the Lessee will pay to the Lessor a sum of Rs.9500/- (Rupees nine thousand five hundred only) as
interest free security deposit which will be refunded to the Lessee by the Lessor at the time of vacatiion of
the said premises, after deducting dues, if any.
5.That on the expiry of the lease period the lessee shall vacate and hand over possession the said premises
to the Lessor without any hitche or hindrances whatsoever.
6. That the Lessee shall pay electricity charges (power and light) over and above the abvesaid monthly rent
according to the bills of the concerned authority. Rs.100/- (one hundred only) will be charges per month
for water.
7.That the saidpremises are complete in terms of sanitary, electrical, water and other fixtures and fittings
etc. are in good working conditions.
8. That the day to day repairs and maintenance in electricity water, sewage and drainage system and repair
and maintenance of fitting and fixtures etc. shall be responsibility of the lessee at his own cost, but major
repairs to the house such as leakage in roof, electricity wiring, bursting of water pipe lines or any other
major defect will be responsibility of lessor.
9.That the lessee shall maintain the house in good condition and shall always keep neat, clean and tenable
worthy and not damage the said premises or chage any portion there of any circumstances.
10. That the Lesee shall comply with all the rules and regulations of all the statutory authorities with regard
to the use of the premises and shall keep lessor indemnified in all respects.
11. That the lessee shall not make any additions and/or alterations to the demised premises without the
permission of the Lessor.
2. 12. That in the event of any unforeseen circumstances which necesiates termination of this lease, each party
shall give one month notice in writing to the other party and the house will be vacated.
13. That the Lessee shall not sub let the demised premises or any portion there of to any personor persons
in any circumstances.
14. That if the lessee wants to continue the tenancy period of this house for further more 11 months after
the completion of agreement then lessee will pay the rent to the lessor at the rate of 10% increased rent
to the lessor, of the aforesaid tenanted portion.
15.That the lessee shall use the said premises only for residential purposes and not for any other purposes.
16. That it is mutually agreed that the lessee at the time of vacating the premises shall handover the
demised premises with all fitting and fixtures in same condition as there were at the time of possession
excepting natural wear and tear of usage.
17. That if the Lessee fails to pay rent and other charges regularly as started in lease deed,the lessor, shall be
entitled to get the property vacated and recover the rentother charges from the Lessee through court of
law under the jurisdication of Lucknow at the cost of Lessee.
18. That the Lessor will be at the liberty to inspect the said premises at any reasonable time in the presence
of Lessee.
19. That the list of inventories and fixtures and fittings are enclosed with this Agreement.
IN WITNESS WHEREOF, the parties have signed this Deed of Lease on the day, month and year and place
given above after understanding its contents and further declaret that Lease Deed is binding upon both
parties in full force and virtue.
