We began servicing the Piramal Healthcare Group of companies in
February 2011. Being a fairly inexperienced company at the time,
SILA was handed a pilot project contract at one the group’s smaller
offices in HCC 247, Vikhroli. Our team successfully managed the
office, beating performance targets over the course of the year. Over
the past 3 years, we have been successful in taking over most of the
Piramal Group’s assets in Mumbai. Our sites include large Corporate
Offices and a Medical Diagnostic Center and Laboratory.
Services at Piramal Group
SILA provides Integrated Facility Management Services at the groups
offices and buildings across Mumbai. We currently service Piramal
Annex & Piramal Realty at Lower Parel; Piramal Healthcare at Vikhroli
West, and Piramal Real Estate at Thane.

focus on their core business, while SILA is taking care of their facility
related needs. SILA has also given client access to our online ERP

CASE STUDY - PIRAMAL GROUP, MUMBAI
13. Project Details
The Ruby is a premium 1.3 million sqft commercial building located in
Dadar, Mumbai. The Ruby has state of the art equipment to support
all functions at the property. The tower currently has the tallest glass
façade in the city of Mumbai, and also houses the Indian
headquarters of as Ernst and Young who occupy about 25% of the
multi tenanted building.

SILA was awarded the Facility and Transition management contract
for the Ruby in 2010. The contract was awarded to SILA in
partnership with Jason O’Connor of O’Connor & Associates. SILA’s
offerings at the site comprises of technical services, soft services such
as concierge, housekeeping, landscaping and help desk services.

SILA has continuously created value for the client by ensuring high
quality facility management services even though the site has been in
project stage since SILA took over. SILA has been able to reduce the
facility management costs with time by using efficient systems and
technology to service the facility, reducing the reliance on manpower
as much as possible. The technical team has taken several energy
saving initiatives, allowing them to optimize energy consumption to
the best of their ability.
CASE STUDY - THE RUBY TOWER, MUMBAI
14. CASE STUDY - MUMBAI INTERNATIONAL AIRPORT, TERMINAL 2
Project Details
The year 2006 witnessed a momentous change for the airports in India with
the privatization of Mumbai’s GVK Chhatrapati Shivaji International Airport
(GVK CSIA). In order to achieve a global standard, GVK CSIA has partnered
with well-known international experts for airport design and operations.
Terminal 2, referred to as T2, will be state-of-art 4 level integrated terminal
and it will be unique as our land, our heritage. The distinctly proud Indian
design of this new terminal will set new international standards, across
every aspect such as architecture, planning, technology, functionality and
service.
Services at GVK
SILA has been given the opportunity to work on a unique and prestigious
project at the Terminal 2 of International Airport starting 25th November,
2013. SILA is currently providing the cleaning and maintenance services on a
3-Km long wall, called ‘Jaya He’, which displays different kinds of artwork
such as ancient sculptures, statues, huge wind chimes, maps made of e-
waste and glass, wood & stone artifacts. SILA has deployed a team of
housekeeping janitors overlooked by Observers (Supervisors) & Project
Head.

SILA has specially partnered with German based company, the most popular
cleaning material supplier, to preserve the artworks displayed in an open
environment such as International Airport. SILA has made sure that the
team deployed has knowledge and experience of Museology &
Conservation of Art. SILA has been working in sync with conservationist and
various artists, whose art is displayed at the International Airport, to prepare
a SOPs for cleaning and maintaining of artwork.
15. CASE STUDY - ADLABS IMAGICA, MUMBAI
Project Details
Adlabs Imagica is a state-of-art theme park that opened in April 2013.
The park is owned and operated by the Adlabs group, headed by
Manmohan Shetty. Adlabs Imagica is India's "first" international
theme park, located off the Mumbai-Pune expressway, about 90 mins
southeast of Mumbai. The property is spread over 300 acres of land,
and the US $200 million theme park is expected to form the
centerpiece of Adlabs Entertainment’s US $305 million entertainment
district.
Services at Adlabs Imagica
SILA officially began its operations at Adlabs Imagica in April 2013,
however SILA’s team had been regularly engaging with the Adlabs
team on the property management operating plan at the park long
before the park was launched. Our team at Adlabs Imagica is headed
by a Site Executive, who manages his soft services team at the park.

To begin with, SILA was able to create value by guiding the owners of
the park on how to implement soft services operations at the theme
park. SILA has also ensured a consistent quality of housekeeping
services at the park since the park has gone live. We continue to
ensure that a high quality of service delivery is maintained, with the
focus being on training and re training of our team on ground.
16. CASE STUDY - THE JAMMU & KASHMIR BANK, MUMBAI
Project Details
J&K Bank incorporated in 1938, and is listed on the NSE and the BSE.
It functions as universal bank in Jammu & Kashmir and as a
specialized bank in the rest of the country. It is also the only private
sector bank designated as RBI’s agent for banking business, and
carries out the banking business of the Central Government, besides
collecting central taxes for CBDT. It operates on the principle of
‘socially empowering banking’ and seeks to deliver innovative
financial solutions for household, small and medium enterprises.
Services at The Jammu & Kashmir Bank
SILA was appointed by Jammu and Kashmir Bank to manage their
brand new office building in August, 2013. After a competitive
bidding process that involved the leading property management
service providers, SILA was awarded the contract to manage the
asset which is located at Bandra Kurla Complex, Mumbai. SILA
provides facility management services for the entire building
covering approximately 65,000 square feet.
Value Created
Jammu & Kashmir Bank handed over their site at the project stage
and SILA’s transition team was responsible for bringing the premises
in working condition. SILA was initially responsible to deep clean
(leftover debris, construction materials, etc) & pest control to reduce
the menace of rats, mosquitoes & other insects. SILA has continued
to maintain the site in a steady state since taking over.
17. CASE STUDY – NEELKANTH WOODS, THANE
Project Details
Neelkanth Woods is a luxury residential property located at
Manpada, Thane. The property is nestled in Yeoor Hills one of the
best locations in Thane District. The property currently comprises of
several residential villas, and three multi story residential towers are
currently being built in addition to the houses. Facilities include,
jogging tracks, a fully functional five star club house – with a fitness
center, a squash court, an indoor basketball court, badminton courts
and a large swimming pool.
Services at Neelkanth Woods
SILA took over the property management at Neelkanth Woods in
August 2012. Our team at Neelkanth Woods manages soft services,
security, and engineering services. Our scope includes the upkeep of
all public areas of the property. We constantly interact with the villa
owners to ensure that we are meeting their needs and expectations.

Along with the help of the developer and the villa owners, SILA has
been able to provide a noticeable change in the quality of
housekeeping and facility management services on site. SILA spent
the first 3 months, effectively ‘cleaning up’ the property to bring it up
to potential. SILA’s team and project vendors worked on the pool,
electrical and mechanical faults, the landscaping and plants, public
roads, and overall housekeeping at the premises. A helpdesk system
and security monitoring system has been put into place at the site in
order to set up a more efficient property management operation.
18. CASE STUDY - BILAKHIA HOUSE, VAPI
Project Details
Bilakhia House is a prestigious property of the Bilakhia Brothers
located in Vapi, Gujarat. It comprises of corporate office building
(with its subsidiary companies like Meril Life Science & Micro Ink),
guesthouse & club house. It has eco friendly environment with
water body and greenery around.
Services at Bilakhia House
SILA started servicing Bilakhia House in November, 2013. SILA
currently provides housekeeping common areas of a 4 storey
office building and 14 activity rooms and a club house.

Bilakhia house was initially maintained by their in house team
without professional supervision. Once SILA took over, its team
incorporated cleaning processes and systems that have organized
the cleaning process to ensure better cleaning standards at the
facility.
19. CASE STUDY - SMAAASH, MUMBAI
Project Details
SMAAASH is a new sports-centric immersive and interactive
entertainment hub in the heart of the City and spread over 40000
square feet, offering a mix of active and passive entertainment,
innovative games, interactive sports and socializing and eating areas.
SMAAASH has 8 cricket nets spread over 2 floors, an F1 simulator and
a soccer stadium to showcase the football skills, an outlet for
bowling, communicating and having parties held as well.

SILA started servicing SMAAASH at Kamala Mills in April 1, 2013 with
a team of 22 janitors headed by 2 supervisors and a team leader. SILA
replaced a leading global service provider at the site. SILA currently
provides facility management services at SMAAASH, with a focus on
soft services.

SILA has added value by providing well groomed & comprehensively
trained janitors along with experienced supervisors & team leader.
Our team has been able to manage the site efficiently without any
setbacks since we took over.
20. CASE STUDY - ALOK INDUSTRIES, MUMBAI & SILVASSA
Project Details
Alok Industries is one of the largest fully integrated textile companies in
the world with a dominant presence in the cotton and polyester segments.
Alok’s and has the largest textile manufacturing practice in India. Their
manufacturing facilities are spread across the country, focused in Gujarat
and Navi Mumbai.
Services At Alok Industries
SILA services their corporate offices in Mumbai and parts of its 550 Acre
manufacturing campus in Silvassa, Gujarat. The Silvassa campus includes
manufacturing plants, a school, and a residential township development
called Alok City.
SILA began providing soft services at Alok’s H&A (apparel brand) corporate
office in Ashford Towers, Mumbai, in 2011. In 2012, SILA took over the
management of the company’s corporate headquarters in Peninsula
Corporate Park, Mumbai. In May 2012, SILA was appointed to manage soft
services of premium manufacturing production facilities of the company
on their Silvassa campus. This was SILA’s first industrial project, the focus
being primarily on soft services and plant/machinery upkeep.

SILA was able create value at Alok’s corporate offices and at their
manufacturing facilities. At the corporate offices, SILA was able to bring
about a noticeable difference in the quality of housekeeping services. This
was done by ensuring that the client was provided with a well-trained
team that implemented efficient processes and procedures. At the
industrial facilities, the focus was to shift from the reliance on manpower
to using more machines. We reengineered the entire cleaning process at
the Alok’s manufacturing plants. This resulted in lower reliance on
manpower and an enormous improvement the quality of upkeep at the
plants.
21. CASE STUDY - AUTOBAHN ENTERPRISES, MUMBAI
Project Details
Autobahn Enterprises Pvt. Ltd. is one of the oldest network partners of the
Volkswagen Group (Skoda and Volkswagen) in India. Autobahn has exclusive
showrooms & service stations across Mumbai. As an authorized dealer for
SKODA Auto, Volkswagen and Nissan India today, Autobahn ranks high
amongst the dealers for customer satisfaction.
Services at GVK
SILA started servicing Autobahn in 2011, beginning with a new Skoda’s
service center in Kurla, Mumbai. The team ensured high quality service
delivery at Autobahn’s Skoda service center and was awarded service
contracts at all of Autobahn’s showrooms and service centers. Today SILA
services 8 showrooms for Skoda, Volkswagen, and Nissan along with 4 car
service centers located across Mumbai. SILA deployed very professional &
well trained team of 2 Supervisors, 33 janitors and 9 pantry boys among the
Autobahn’s locations.

sites in various locations across the city. SILA introduced new cleaning
processes and systems, which ensured that the housekeeping operations at
Autobahns showrooms and workshops efficient and cost effective.
