Overview
Sano-Rubin Construction Company is a privately owned corporation with its corporate and only
office in Albany, NY. Our focus has been constructing projects within a 100-mile radius of
Albany – from as far north as Keeseville, south to Newburgh, west to Utica and east to
Springfield, Massachusetts. We employ between 80 and 100 office and field personnel at any
time including 43 project managers and superintendents. Our total of managed projects for
2010 was approximately $321 million with between 15 and 25 jobsites under construction at
any one time.
For nearly half a century, we have worked under many different contracting formats, including Projects within
Construction Manager, both “at-risk” and “agency” type, Design-Build, and General Contractor 100-mile radius
as well as consulting for Program Management and estimating services. During this period,
our construction projects have ranged from commercial to educational to corporate office

History
Our company’s history dates back to 1912 when Louis Rubin began business as a carpenter
and general contractor on Elm Street in Albany. In 1934, he formed a partnership with the
Sano brothers, Angelo and Benjamin, and relocated the business to Myrtle Avenue. During
this time, the firm concentrated on small office buildings and storefronts, projects typical of
that era. After World War II, Rubin’s son, Donald, joined the company that was formally
incorporated in 1958 taking the name Sano-Rubin Construction Co., Inc. For over 50 years
the company’s headquarters have been located on its current parcel on Delaware Avenue in
Albany. Over the next two decades, the company grew taking on more challenging and varied
projects. During the 1970’s the Rubins became the sole owners of the firm. Continuing the
family tradition, Donald’s son, David joined the company in 1979 and is currently President
and CEO. David Hollander serves as Executive Vice President/Chief Operating Officer and
Secretary and Thomas Morton holds the position of Treasurer.

Safety begins with a Team commitment to provide a safe and healthy work environment. Our
safety program defines the responsibilities of the Team - from company management to
individual workers, subcontractors, suppliers, architects, owners and visitors. Sano-Rubin’s
superintendents prepare a Project Safety Plan to be implemented for their project. As part of
this plan, we conduct weekly safety meetings with our subcontractors and our own
tradespeople that outline the specific work to be accomplished during the week and address
safety and health issues. An AGC (Associated General Contractors of America) “Tool Box Talk”
and other safety sheets are distributed, discussed and signed by all attendees.
In addition to our superintendents’ daily presence, we participate in both internal and external Safety creates positive
safety programs coordinated by our safety officer, Tom Poole. We take a pro-active approach impact
to safety by using ECA (Eastern Contractors Association) and our safety officers to perform

and Development Authority (NYSERDA) financial incentives for our clients. The New

Sano-Rubin Construction Co., Inc. was the General Contractor for the New Medical Office Building and 2007
tenant fit-up for Northeast Orthopaedics. The new headquarters is located on Everett Road in Albany, NY,
not far from their former facility. The building is 40,000 square foot with 25,000 square feet dedicated to
Northeast Orthopaedics. The new office space includes a reception area, exam rooms, outpatient
surgery, MRI, x-ray rooms, offices and support staff areas.

Sano-Rubin was selected as general contractor to complete 13,000 sf of renovation on the 10 floor of
677 Broadway for Nixon Peabody LLP. What made this project challenging, was a computer room located
at the core of the space that was under contract with the former tenant. Demolition of the room could
not occur until the first week of April when the tenant's lease expired which created a compressed
schedule for mid-June 2008 occupancy.
The newly renovated space includes designer light fixtures and high-end architectural millwork at the
reception desk, conference rooms and secretarial stations.
The project received LEED Silver Certification which exceeded the original goal of Certified.

PROJECT OUTLINE
This new 9,500 sf imaging center is a fit up of retail tenant space in the East Greenbush Plaza. The
center provides MRI, CT Scan, X-Ray, Mammography, Bone Scan and Ultrasound services.
The MRI and CT Scan rooms include a unique fiber optic light cove that produces a wave of changing
color creating a tranquil atmosphere for patients undergoing testing. Decorative acrylic panels
suspended by cables are used throughout the space to provide privacy partitioning of waiting areas.
Additional finishes include hardwood wall panels and floor base, wood grain-sheet vinyl floors, full etched

Complete renovation of Albany's School 10 to accommodate a fully “wired” school for elementary
education. A new 23,000 s.f. addition, complimenting the original building design, provides additional
classrooms, library, gym, cafeteria and other support functions. The entire school is fully air conditioned
to allow for year-round use. This project was completed ahead of schedule and ready for the opening of
school on September 3, 2002.
CHALLENGES
Very tight site required continuous monitoring of deliveries, staging areas, vehicle and pedestrian
traffic.
Exterior masonry and cornice were restored to their original design.
Addition included an entry arch, masonry detailing, tower, and cornice work to compliment the
existing building and match existing construction.
Many areas of the existing structure had to be rebuilt to repair damage or previously removed
sections.
Masonry bearing walls required modifications for new doorways, utility paths and ductwork.
Installation of elevator for handicap access to all floors of the building.

Sano-Rubin was the Construction Manager for both the new Massry Residence and Memory
Enhancement Center on the Daughters of Sarah Campus. Additionally, we were retained to renovate the
nursing home following the completion of these projects.
The new Massry Residence is a 70,000 square foot building containing 56 Senior Assisted Living
Apartments. The building has four fireplace lounges, two full Kosher kitchens, formal dining room,
country store, on-site health spa. There are both 1 and 2 bedroom apartments with kitchenette and
various floor plans. The recreation room has a home theater system. Sano-Rubin was the Construction
Manager for this fast-track project and was responsible for managing over 50 subcontractor packages.
The Golub Family Memory Enhancement Center is a 25,000 square foot addition to the current facility
located on Washington Avenue Extension in Albany. At a cost of $3.7 million, this new residence
encompasses a 3-wing, 36-bed addition with large lounges and parlors, a kosher pantry and “wander
garden”. The Memory Enhancement Center compliments both the Daughters of Sarah Nursing Home
The Massry Residence.

the Albany Public Library. The John J. Bach branch is located on New Scotland Avenue and the Arbor Hill 2008
branch is located on Henry Johnson Boulevard in Albany. The project encompassed a total of over
20,000 square feet of new building space and each library branch contains:

The John J. Bach/New Scotland Branch is a single story building designed with sensitivity to the
surrounding neighborhood yet has a distinctive and contemporary feel. A "library garden" will be
located in the back corner of the site and can be viewed from anywhere in the building
The Arbor Hill/West Hill Branch Library is also a single story building featuring dramatic exposed bow-
trusses and includes a well-illuminated parking area. The design incorporates a "green wall" with
plantings which is part of both the adult reading area and the children’s library area. The buildings were
designed with the intent of attaining a LEED (Leadership in Energy and Environmental Design)
“Silver” rating.

Sano-Rubin was the general contractor for the Albany City School District’s renovation of the Hackett
Middle School Phase II, which began June 2006. The building was vacated during the renovations.
During the 2006-2007 and 2007-2008 school years, students attended classes at the former Philip
Schuyler Elementary School.
Phase II included extensive renovations to all five floors to accommodate up to 650 students in grades 6-
8 and divide those students into teams of 100-115 students each. Academic wings were organized
around core classes such as English, social studies, and math. Classrooms for technology, art, and music
are shared among the teams.
The building was designed so that sixth, seventh, and eighth graders are separated by floor or wing. In
addition, each wing includes administrative offices for student oversight and assistance. Boys and girls
restrooms were also added to each floor. Each wing has six classrooms, four for general instruction, one
for special education, and one for science. The renovations included: 28 general instruction
classrooms, 6 Special Education classrooms, 6 science rooms with prep space, family and consumer
science room, technology classroom, choral room with practice area, band room with practice area, 2
art rooms with kiln and storage, 2 new stair towers & new elevator.

PROJECT OUTLINE
Two additional stories, which included 40,000 square feet of added space, were constructed onto the
existing building built by Sano-Rubin in 1984. Unique exterior granite panels, designed by Woodward
Connor Gillies & Seleman Architects, were added to the new portion and existing building. The original
New York Teachers' Retirement building, located on Washington Avenue in Albany, was erected by Sano-
Rubin in 1956.
CHALLENGES
Exterior granite panels had numerous coordination issues that needed to be resolved during construction
(i.e., being plumb and level, flashing, caulking).
Working in an occupied facility while installing two additional floors. Strict attention was paid to dust,
noise, and pollution, vehicular and pedestrian traffic.
Difficult transition of new wing to existing building for windows, soffits, ceilings, flooring and elevations.
Substantial NYSERDA rebates on roof system, windows, electrical, heating and air conditioning systems.

The Hubbard Center is a new 14,268 sf, 20-bed rehabilitation residence that houses
twenty youngsters as they go through a contained recovery process. The project is funded
through the NYS Office of Alcoholism and Substance Abuse Services (OASAS).
The first floor includes a kitchen, dining area, recreation room, classroom, staff offices and a medical
office. The second floor includes 10 double occupancy bedrooms, consultation areas, counselor offices,
laundry, and bathroom facilities. At the time bids were received, the project was nearly a half a million
dollars over budget. Although Sano-Rubin was the lump-sum low bidder, we worked with the Owner and
Architect to bring the project inline with their budget.
The project broke ground on April 1, 2009 and was completed by mid-November.

PROJECT OUTLINE
This project, currently under construction, encompasses the renovation and alteration of 66 units of
affordable housing in seven different building in the neighborhood surrounding Harmony Mills, the
historic mill complex at Cohoes Falls. Five of the buildings are historic masonry structures. This project is
part of a larger community revitalization project and the Downtown Redevelopment Plan. Additionally, a
new LEED certified community building and site office will also be constructed on a vacant lot on Mohawk
Street.
Rehabilitation includes new heating, plumbing, electrical and finishes. High-efficiency HVAC systems will
be located in each unit. Additional high R-value insulation will be installed inside the existing brick walls,
and quality windows will result in energy savings. Also, each unit will be separately metered for gas and
electricity as an incentive for individual households to conserve.
The buildings are located in close proximity to each other and include the following addresses: 5-13
North Mohawk St., 29-49 Olmstead St., 1-4 Fountain Pl., 4 Vliet St., 58 White St., 51 Lancaster St., and
54-56 Willow St.
The project is currently slated for a Summer 2011 start.

The project encompassed 18,800 sf of new construction which included new Gallery space, collections
Valley
storage area, educational and office space as well as a new Great Hall space for large gatherings and May 2007
presentations. Renovation occurred in 7,000 sf of the existing 16,600 sf Library.
In addition to enhancing the visitor experience and showcasing the outstanding art collection under the
Foundation’s care, an appealing outdoor space for festivals and concerts was created. The Canajoharie
Library and Art Center was founded in 1924 both as the town’s public library and a museum of
American Art. The art gallery enjoys a reputation as one of the finest small galleries in the United States
and has a permanent collection of more than 350 paintings and works of sculpture highlighting the
development of American Art from colonial times through the mid-20th century. The collection includes
works by Winslow Homer, Andrew Wyeth, George Inness, Grandma Moses, Frederick Remington, John
Singer Sargent and Childe Hassaam.
Major sitework was done and landscaping installed to entice travelers on the New York State Thruway to
visit Canajoharie. A steel fence encloses the Memorial Garden with access from the Museum as part of
the visual experience. A town square area with a flowing water feature accents the main entrance. The
parking lot was expanded and additional site lighting was incorporated. The Gallery was closed from April
2005 through September 2007 to complete the work.
In June 2006, the Mohawk Valley experienced catastrophic flooding. At this time, the Museum was at
60% completion. The new basement flooded, damaging newly installed mechanical and elevator
equipment. Delays ensued due to remediation efforts and ordering of new equipment. Provisions were
incorporated into the project to protect the museum from future flooding.

PROJECT OUTLINE
As Construction Manager for this project, Sano-Rubin was responsible for the construction of the new
6,770 sf Athletic Wing to the original, historic 1880 Clubhouse. The addition includes a new foyer,
Group Fitness Studio, Massage Area, Lobby/Lounge, 2 International Squash Courts, Viewing Mezzanine,
Elevator and Stair. The work also included renovation of 5,720sf of the original wing. The renovation
converted the existing squash courts into a 1,800 sf, 2 -story Fitness Center and upgraded the lobby
space and swimming pool.
Additionally, improvements were made to the Tap Room. The dumbwaiter was removed and the opening
between the Tap Room and Dining Room was widened for improved interior traffic flow. The existing
building infrastructure was upgraded by replacing and upgrading the HVAC equipment in the mechanical
room, replacing thru-wall units in guest rooms, improving plumbing drainage, replacing outdated
electrical panels and feeders, upgrading and expanding the main electrical service. A new exterior
entrance terrace and relocation of the fire escape outside the Tap Room was completed Spring/Summer
2010.
Demolition of two adjacent buildings on Washington Avenue has recently been completed making way for
a new streetscape along Washington Avenue to be constructed Spring/Summer 2011. This work will
consist of new granite/limestone base, brick piers with limestone caps/decorative balls and wrought iron
fencing, expanded parking lot with widen entrance drive to 2 lanes, one lane in and one lane out.

PROJECT OUTLINE
This project consisted of a new 2-story, 6,000 square foot building and renovation of 3,000 square feet
of the existing adjacent historic building. Work included new brick masonry, exterior insulation finish
system (EIFS), aluminum storefront, architectural metal work and reframing within the existing building to
create the 2-story clearstory. The bookstore connects directly to Bruegger’s Bagel shop on the first floor
through a new set of double doors.
Fast-track construction with concurrent value engineering was used to meet the project budget and
compressed project schedule. Due to the nature of city site, there was limited construction and staging
areas. Excavation and foundation work was performed adjacent to historic buildings. There was
extensive coordination for the bookstore interior fit up and connection to adjacent retail store.
