MODE has over 30 years’ experience in master planning and
urban design. MODE’s success is due largely to their ability to
listen to what clients want, update their knowledge on future
technology and social changes and design to meet the needs
of communities around Australia and internationally, now and
in the future.
The multidisciplinary team at MODE develop master plans that
set realistic principles for a project. The design team researches
and consults with communities to unify the urban form,
environment, circulation of multi-modal transport and service
infrastructure. This gives MODE a sense of the individual to

Client: Gold Coast City Council
MODE partnered with renowned Dutch architects Mecanoo and Davis Langdon to devise a
conceptual response to the brief of Artscape, Living Arts and a new museum. The aim was to create
a haven for arts and culture that would be a sought after destination for residents and visitors alike.
The resulting design is a critical response to the design brief and a distinctive representation of the
Gold Coast’s unique ideologies, styles and experiences. It is a culturally-significant project, delivering
a revitalised program and cultural plexus.

Coffs Harbour Foreshore was commenced in 2001 by MODE and Terrain Landscape Architects.
Ongoing work has included the preparation of Development Master Plans for eight distinct precincts
along the foreshore to guide appropriate development for its future.

Client: Caloundra City Council
The redevelopment of this large local government landholding was the initiating element in the
urban renewal of the Caloundra area. Environmental considerations were critical in the establishment
of conceptual strategies and have been promoted throughout the development of the project.

This master plan incorporates 2300 hectares of waterfront land, which accommodates for 20,000
residences. Facilities within the project include a town centre, regional sports centre and recreation
facilities, 160 hectares of waterways, including a 2000m rowing course, a business village and a wide
range of housing choices.

Client: Maryborough Council
This urban design and master planning project was undertaken to provide development options and
strategies to manage growth and future requirements of the city centre. Current and future needs
were identified and developed as a ‘Civic Core’ to animate the inner precincts and connect back to
the natural amenity of the river and its parklands.

This large scale development was designed as an integrated residential resort, with associated
commercial and retail facilities. The five star 180 room hotel with all amenities is the focal point
of the development. An additional 450 villas and 1200 units are strategically located on the
site maximising water views.

The purpose of this project was to deliver a landmark international standard commercial
development. The approach created a powerful yet graceful vision. A place of both great scale
and awe, while still comprising of many varied spaces offering great intimacy and peace.

Client: Moreton Bay Regional Council
MODE were commissioned to aid in shaping Strathpine’s CBD by developing a set of architectural
concept graphics that would set a precedent and rationale to inform future developments within the
area. The collaborative partnership between the council and MODE workshopped creative ideas and
options, resulting in quality centre designs for the city. These set about revealing Strathpine’s true
potential as a satellite city to Brisbane that acts as a specialist commercial, retail and living hub, well
serviced by public transport, with increased amenity for its residents and users.

The Valley Heart on Brisbane’s northern fringe has a strong heritage and significant existing
infrastructure. Development capacity was tested in this model to ensure the existing character was
maintained, while maximised development opportunities were realised. The model enabled yielding
studies to be developed, modified and tested which determined the optimum development limits.

MODE’s proposal endeavoured to create Shenzhen Super city as a meaningful and proud symbol for
Shenzhen and China. Like most great cities which can be distinguished by the aspirational buildings
with a distinctive and authentic character at many levels of experience. They are recalled for the
unique and often heroic structures and places which give a complimentary resonance to the wider
urban form. They are both separate to and part of the wider character of the city. They are not what
is usually expected, they dare to be different, and they often follow no known typology.

The Cudgegong TOD Station Precinct allowed MODE and C Change Sustainable Solutions to
showcase best practice outcomes in a trans-disciplinary approach to master planning a TOD
Station Precinct on a new extension to a capital city metropolitan rail network. The approach taken
by MODE looked beyond the client site specific boundaries and encompassed the impacts of the
entire rail corridor to determine development impacts and economic gain for the TOD to unlock the
'Capital in Reserve' and realise multiple benefits in Economic, Social, Environmental and Education.

MODE HAYSOM were commissioned by VinaCapital to produce two master plans for the land south
of the World Heritage city of Hoi An. The first master plan (Hoi An South Quayside; 79ha) is to the
south of the Thu Bon River and comprises of casino, residential and commercial areas. The second
site (Hoi An Ocean; 180ha) is further south and the plan is consistent with the local governments aims
to provide a wide range of facilities on what normally would be a resort development. These facilities
include providing an operational rice farm, a cultural village, affordable housing, ancillary retail and
commercial plus villas of various quality points and two luxury resort hotels.

and hospitality venues is extensive. They have worked with a

This concept engages the combined retail and environmental experience to develop a ‘destination’
resort facility. The 36 hectare site is one of the last beach front sites of this size within 200 km of
Brisbane. Mixed use includes: retail shopping, cinemas, recreation facilities, taverns, community
facilities and high-density residential.

MODE HAYSOM design this master plan around a large lake, flanked on both sides by steeply rising
forested hills. At the centre of the site is a facility including restaurants, retail administrative offices and
a game centre. On the southern edge, retail and administrative buildings are grouped to allow them to
embrace the lakes edge where much of the activity will be focused. On the northern side, off the central
esplanade, the plan is for less formal recreation areas including a park that can also be used as an outdoor
music or performance space. The park connects to the lake to accommodate for water sport activities.

Client: Hanoi Sport  Entertainment Service Investment Joint Stock Co.
The project site is located 11 km south of the airport along the western side of the bay, part of the
Do Son peninsula, a 42 sq. km area with undulating topography and excellent sea views. The villas
zone is configured in a U-shape around the existing golf course, the public housing around the
periphery of the site features an upscale commercial district and several luxury amenities, creating
a full-service seaside retreat from Hai Phong, and the development around the lake adjacent to the
main road.

Masteri Village is a master planned community containing elements of residential, education, retail
and community facilities. The project concept is based around a central lake supporting the concept
of a local ecosystem.

University of Nevada Harry Reid Technology Park, Las Vegas, USA
Education
MODE’s design approach adapts to the changing trends of
education facilities, which means a move away from classroom
based discipline focused and learning by listening, to a new
model that involves active learning, is life and work focused and
practices learning-by–doing. Learning opportunities have evolved
beyond the confines of the physical environment; the prevalence
of digital technologies has created an environment that allows
the educational process to occur at any time in any place.
Moving beyond educational buildings, the needs of educators
and staff for more collaborative workspaces is distinct, and now
needs to be balanced against the individual-office-only model.
One has not superseded the other as there is still a need for
‘creative isolation’ for focused solitary academic work. Rather,
MODE find that diversity and variety are increasingly the rule –
spaces where people can congregate and share information and
social exchange, coupled with retreat spaces for solitary thinking
and writing.

Client: University of Nevada
The vision for this 115 acre precinct is to position itself as one of the premier university research
parks in the country and strengthen the University of Nevada's (UNLV) reputation as a nationally
recognised research university in the United States. MODE’s concept for the UNLV Harry Reid
Technology Park was to create a meaningful place which relates to its wider context in Las Vegas
and also create a real sense of identity through urban readability and activity.

Client: Canterbury College
The MODE design team commenced with a ‘first principles’ review of the ongoing requirements
for the school. Keeping front of mind the projected population increase from 600 pupils in 1997 to
2,000 in 2020. The review indicated all the required facilities could be accommodated within the
existing site, and MODE were able create a master plan that saved significant capital expenditure for
the school and created a compact, activated campus.

This new building at the Nambour Campus accommodates training facilities for all building trades.
The design uses distinctive thermal lanterns as passive environmental controls to guarantee cooling
breezes to the workshops areas; even on the stillest summer day.

Health
MODE has completed over one hundred health care projects and
is well equipped to provide high-quality, functional designs that
maximise the use of available funding, space, staff and resources.

Client: Mercy Health and Aged Care Central QLD Ltd.
The master plan was developed to allow for the expansion of this key regional private hospital.
The first stage of this site rejuvenation included a new building to accommodate an operating
theatre suite, wards, specialist consulting suites and associated allied health tenancies. MODE
provided integrated design services across the disciplines of architecture, interior design, landscape
architecture and graphic design.

This project was to produce a master plan to expand the existing private hospital facility to
accommodate an additional 200 in-patient beds, six operating theatres, expanded day surgery,
3000m² specialist consulting suites, multi-deck carpark and associated support facilities to ensure
the hospital could grow to its full potential over the next 20 years.

Client: Auckland Council Property
This precinct is envisioned to become an exemplary model for the delivery of affordable housing,
consisting of a mix of housing typologies to cater for a variety of tenants. The master plan responds
to the existing landscape and includes the creation of additional landscape focus. The public realm
transitions from the energy and intensity of Great North Road down through to the recreational
parks along the edge of the racecourse. In return, public green spaces extend through the
residential area allowing opportunities for pocket parks and neighbourhood recreation, as well as an
understanding and management of natural flows through the site.

Client: Aveo Retirement Living
The aim of this project was to explore and design better environments for older people that improve
their enjoyment and ultimately their quality of life. The project brief outlined by Aveo and the
Sanctuary Cove community’s requirements proposes a high quality Seniors Retirement development
including Seniors Housing dwellings, Community Centre, and 64 private bed Residential Aged Care
Facility. MODE proposed to couple this requirement with access to a high level of amenity to deliver
an outcome that is appealing and saleable. MODE believed this can be achieved by focusing the
master plan concept into several distinct priority outcomes.

This site is a previous school facility which was surplus to local community needs. The site master
plan for redevelopment provides for affordable housing, traditional housing and adaptive reuse of
an existing heritage listed school hall into community facilities.

MODE were commissioned to provide master planning management and design consultancy
services in relation to the potential medium and long term accommodation solutions. The master
plan took into consideration the depot operations vehicle access and circulation, pedestrian
movements, security, landscaping, future expansion possibilities, site topography and budgetary
concerns. It utilised a combination of existing and new buildings that allowed for the site to be
developed in stages, without compromising the overall operations of the depot.

This 200 unit development on the Sunshine Coast creates a waterfront focus for the central facilities
and a ‘coastal’ quality for housing styles. This project is targeted at early services with the provision

Client: Department of Justice  Community
As a joint venture with May + Russell Architects, this project consisted of the development of a new
prison to house both male and female inmates in separate remand and sentenced accommodation.
Outlined in the client’s brief was the requirement of cottage-style accommodation rather than cell
blocks for 60% of the inmate population. Residential clusters were dispersed by a major open-space
reserve, requiring only one internal separation fence and movement from living to activity areas
affords stimulation and variety in visual experience, reflecting the rhythms of every-day life.

This project consisted of the addition of 300 new cells in a 50 cell wing configuration and substantial
modifications to existing cell blocks to meet current practices and standards. Substantial additions and
modifications of the infrastructure was also required, including a new gatehouse, prisoner reception and
processing centre and walkway systems. In addition to these facilities, there was a requirement to add
a new external visitor processing building, dog squad facility and new visitor and staff parking areas to
achieve a higher level of separation and to provide a more logical and direct route for visitor entry.

MODE’s success is due largely to their ability to listen to what clients want, update their knowledge on future technology and social changes and design to meet the needs of communities around Australia and internationally, now and in the future. The multidisciplinary team at MODE develop master plans that set realistic principles for a project. The design team researches and consults with communities to unify the urban form, environment, circulation of multi-modal transport and service infrastructure. This gives MODE a sense of the individual to create site responsive designs that are tailored to the commercial outcomes of the clients and the policies of regulatory authorities. They then work through a consultative process that considers budgets, whole of life costs, function, appeal and marketability to conclusively achieve the projects intended outcome.   • 6. modedesigncorp.com Client: Gold Coast City Council MODE partnered with renowned Dutch architects Mecanoo and Davis Langdon to devise a conceptual response to the brief of Artscape, Living Arts and a new museum. The aim was to create a haven for arts and culture that would be a sought after destination for residents and visitors alike. Client: Moreton Bay Regional Council MODE were commissioned to aid in shaping Strathpine’s CBD by developing a set of architectural concept graphics that would set a precedent and rationale to inform future developments within the area. The collaborative partnership between the council and MODE workshopped creative ideas and options, resulting in quality centre designs for the city. These set about revealing Strathpine’s true potential as a satellite city to Brisbane that acts as a specialist commercial, retail and living hub, well serviced by public transport, with increased amenity for its residents and users. The first master plan (Hoi An South Quayside; 79ha) is to the south of the Thu Bon River and comprises of casino, residential and commercial areas. The second site (Hoi An Ocean; 180ha) is further south and the plan is consistent with the local governments aims to provide a wide range of facilities on what normally would be a resort development.   • 21. Client: Hanoi Sport Entertainment Service Investment Joint Stock Co. MODE HAYSOM design this master plan around a large lake, flanked on both sides by steeply rising forested hills. At the centre of the site is a facility including restaurants, retail administrative offices and a game centre. On the southern edge, retail and administrative buildings are grouped to allow them to embrace the lakes edge where much of the activity will be focused. On the northern side, off the central esplanade, the plan is for less formal recreation areas including a park that can also be used as an outdoor music or performance space. The project site is located 11 km south of the airport along the western side of the bay, part of the Do Son peninsula, a 42 sq. km area with undulating topography and excellent sea views. Keeping front of mind the projected population increase from 600 pupils in 1997 to 2,000 in 2020. The review indicated all the required facilities could be accommodated within the existing site, and MODE were able create a master plan that saved significant capital expenditure for the school and created a compact, activated campus. The master plan responds to the existing landscape and includes the creation of additional landscape focus. The public realm transitions from the energy and intensity of Great North Road down through to the recreational parks along the edge of the racecourse. In return, public green spaces extend through the residential area allowing opportunities for pocket parks and neighbourhood recreation, as well as an understanding and management of natural flows through the site. Outlined in the client’s brief was the requirement of cottage-style accommodation rather than cell blocks for 60% of the inmate population. Residential clusters were dispersed by a major open-space reserve, requiring only one internal separation fence and movement from living to activity areas affords stimulation and variety in visual experience, reflecting the rhythms of every-day life. Client: Queensland Corrective Services Project Services This project consisted of the addition of 300 new cells in a 50 cell wing configuration and substantial modifications to existing cell blocks to meet current practices and standards. Substantial additions and modifications of the infrastructure was also required, including a new gatehouse, prisoner reception and processing centre and walkway systems. In addition to these facilities, there was a requirement to add a new external visitor processing building, dog squad facility and new visitor and staff parking areas to achieve a higher level of separation and to provide a more logical and direct route for visitor entry.
