Due to the resignation of their Contract Manager, Giuricich Bros Construction approached me to take over the site management of their
project in Brits as a short term contract from September 2012 until 14th
December 2012. Having themselves constructed other MTN
Remote Hubs, and knowing the difficulties involved to complete such a project, they knew I would be capable of undertaking the fast-
track completion of the Granite Factory. The project involves the completing of offices, ablutions and stores, extensive reinforced
concrete surface beds, numerous drainage trenches, complicated heavily reinforced machine bases, loading platforms, roads, pits,
tanks and service channels both internally and externally.

PTA Contract Management Services Empangeni contract was terminated shortly into the 2012 year due to the owner not fulfilling
contractual payment obligations as well as not wishing to continue with the project due to personal reasons. The Client was however
very happy with the performance and on site management of the project and thus approached me to complete the work in my personal
capacity. My contracted ended on 31st
March. The contract was due to be terminated on the 29th
February, however I was requested to

stay on until end of March to oversee and manage the clients network, integration and commissioning process, complete additional
external works and then complete additional minor snagging. The builders work value to complete was approximately R5 000 000.

PTA CONTRACT MANAGEMENT SERVICES
Qinisa Construction, my previous employer, was removed from the Empangeni site due to not fulfilling contractual payment obligations
and non-performance. Pola Thursfield and Associates Contract Management Services was awarded the contract to complete this
project. I am based in Richards Bay and I am fulfilling the role of Contract Manager. The original project value was R155 million, the
location of the site is in Empangeni for one of the leading companies in the mobile phone industry. Although a commercial project, the
finishes required are of extremely high quality standards and accuracy. The building contains the installation of state of the art
mechanical and electrical equipment, combined with complicated computer integration.
The single story buildings are of structural concrete floor and roof slabs with columns and cavity brickwork. They have many
complicated trenches with structural steel elements, extensive cabling requirements, power floated floors, epoxy coatings to floors and
walls, intricate fire and cooling systems, backup power generation systems, and many other unusual, technical and difficult details and
finishes. The co-ordination and planning of the installations of the numerous sub-contractors being the key to the successful completion
of this project.

Whilst working on the MTN project I was asked to manage a small project in Stellenbosch. The scope of works included removing and
replacing existing asbestos roof and side wall sheeting, demolition of existing brick and concrete structures, earthworks and
compaction, casting of new surface beds including floor trenches, concrete retaining walls and beams, installation of a gantry crane,
structural steel elements and the creating of new double story offices, workshops and ablutions.

RCR INVESTMENTS
RCR is a small family owned Property Development Company involved in the construction of Up-Market housing Estates in both
Johannesburg and CapeTown. They have completed a number of Developments in the Exclusive Bedfordview Area.
I was approached by RCR Investments to take over the rectification and completion of 2 housing estates which were both behind
schedule and had major construction flaws caused by the lack of performance and quality control of the previous appointed contractor.
The seriousness of the construction problems both visible and hidden were so many and of so bad a nature that it was impossible to
achieve completion dates due to many walls having to be demolished and or extensively corrected, plumbing and electrical work re-
done or installed where it was left out or incorrect, foundations corrected or having to be underpinned due to structural imperfections,
just as an example.
As the owners are based in Cape Town, I was responsible for programming and planning, co-ordination of sub-contractors, progress
reporting, cost and quality control, problem solving, site supervision, health and safety, labour allocation and wages, ordering of
materials, and the day to day running of the projects. I fulfilled the rolls of Quantity surveyor, Quality controller, Estimator and Contract
Manager with only minor support of one aging foreman.
We were constructing 5 Exclusive Units with an approximate contract value of R25 million.

Tri-Star was founded in 1979 and at the time concentrated on repairs and renovations/restoration to existing buildings. The current
main shareholders purchased the company in 1997 and soon expanded it to include construction and building alterations. In 1999 the
Tri-Star Developments division, now Tri-Housing, was formed prompted by the acquisition of the full building portfolio of Parkcor
Property Developments. In 2000 the renovation arm of the company was transformed into Tri-Star Abakhi Abathathu, with the
empowerment of previously disadvantaged communities as its fundamental founding principal. The Tri-Star Group enjoyed massive
growth over the last number of years and was fast becoming one of the leading construction companies in its market sector. This

PARKCOR PROPERTY DEVELOPMENTS
Parkcor Property Developments was founded in 1992 and had become one of the most respected names in the exclusive, upper end of
the multi-unit home development market. Parkcor completed numerous landmark cluster home developments in Sunninghill, Bryanston,
Lonehill and Bedfordview.
Parkcor had a strong relationship with Tri-Star, a well respected construction company in the housing, painting and refurbishment, and
commercial sector. Tri-Star Projects being the appointed Principal Contractor to Parkcor’s developments.

While at Parkcor Property Developments I played the key role in guiding the clients through the building process and was instrumental
in the original costing and choice of finishes for the various developments. I facilitated the compilation and issuing of all necessary
information required by our appointed main contractor in order to build. I was involved from the point of plan design and costing right
through to official completion. I controlled the costing of variations, resolving of design or detail conflicts, quality control, collection,
compilation and issuing of finishes lists to contractors, liaison between Architects, Engineers, interior decorators, home audio etc as
well as the compilation, issuing and signing off of defects lists.

EATON CONSTRUCTION CC
Eaton construction operates predominantly in the domestic housing market doing
Both alterations and new building work. They are however geared up to handle almost any form of construction. Although they
specialize in bathroom alterations, they have the ability to manage projects up to R 4 million in value.
Operating within peoples homes while they are still occupying the premises requires a special construction team who can balance both
budget and productivity whilst still keeping the client happy. This is a service Eaton Construction is able to provide, as well as offering
expertise on design, and providing council approved plans.
Eaton Construction has been in operation for approximately 15 years and have provided very good service to many clients, some who
are very influential in the South African business sector. The numerous return jobs and referrals they obtain from such clients is proof of
their efforts to provide good service and quality.

I was responsible in many cases for the design work and submitting of quotations.
My responsibility was to plan and programme the awarded project, measure and order all materials required, appoint and co-ordinate
all sub-contractors, manage and co-ordinate my staff, liaison with professionals and client. In general I was responsible for the day to
day running of the projects from start to hand over and to manage all aspects including contractual, financial, construction , health and
safety, and quality.

GRID LINE CONSTRUCTION (PTY) LTD
Grid Line Construction was established in September 1988 and had steadily grown to a company with an annual turnover of
approximately R12 million at the time of my leaving. Our efforts were concentrated in the retail, commercial and industrial sectors, with
contract values of up to approximately R5 million.
The bulk of our turnover originated from invited tenders and negotiated contracts. Typically these types of projects were put together at
short notice, having tight deadlines, with the clients looking for both quality workmanship and professional service.
Many of the projects involved difficult access and working conditions, and working around clients who had to keep their business
operating. We received many compliments from both clients and professionals for the manner in which we carried out our contracts.
The advantage in having used Grid Line Construction was that one of the owners was directly involved in the organisation, supervision
and financial aspect of each contract. This meant that commitments to achieve certain time scales and quality were made from the top

and could always be relied upon. The client and professional team also had our proactive participation in identifying and resolving
problems on site.
Although I became a partner in the latter part of my time with Gridline, I predominantly fulfilled the roll of a site agent.
I was responsible for all contractual matters and claims, cost control, programming and planning, appointment and co-ordination of sub-
contractors, co-ordination of site staff, measurement and ordering of materials, health and safety, monthly valuations, settling of the
final account , client and professional liaison and the general day to day running of the site from start to completion.

Murray and Roberts: – Retrenched
Pro-Build : – poor salary and no real growth potential in this predominantly family owned business, original contract for which I was
actually hired was also terminated due to lack of sales
Grid-Line - poor economic climate resulted in lack of available work and default by a client left us in a bad financial position. I chose to
give up my partnership rather than lose my last savings
Eaton – I was working on a very low salary and the company was always struggling financially in the tough economic market. I was
working long hours and there was no decent remuneration for this in the way of bonuses. I was made an offer I could not refuse with
better prospects and a large improvement in income.
Parkcor – 2 of the 3 shareholders were looking to pull out of the company due to internal conflict and the lack of securing future
projects. I joined the building company Tri-Star that was owned by these two shareholders and who were the appointed contractors for
Parkcor Projects.

Tri-Star – I was made what looked like a good offer on a short term contract that would have enabled me to generate extra income as
my family and I were looking to immigrate.
RCR Inv – contract period was over and fees owed to me was not forthcoming
Qinisa – Contract was terminated by the client, Qinisa did not pay June salary and placed us on 3 months unpaid leave. Also funds
deducted for P.A.Y.E and Provident funds were not paid over
PTA - Contract was terminated by the client

Having themselves constructed other MTN Remote Hubs, and knowing the difficulties involved to complete such a project, they knew I would be capable of undertaking the fast- track completion of the Granite Factory. The project involves the completing of offices, ablutions and stores, extensive reinforced concrete surface beds, numerous drainage trenches, complicated heavily reinforced machine bases, loading platforms, roads, pits, tanks and service channels both internally and externally. Pola Thursfield and Associates Contract Management Services was awarded the contract to complete this project. I am based in Richards Bay and I am fulfilling the role of Contract Manager. The original project value was R155 million, the location of the site is in Empangeni for one of the leading companies in the mobile phone industry. Although a commercial project, the finishes required are of extremely high quality standards and accuracy. The building contains the installation of state of the art mechanical and electrical equipment, combined with complicated computer integration. The single story buildings are of structural concrete floor and roof slabs with columns and cavity brickwork. They have many complicated trenches with structural steel elements, extensive cabling requirements, power floated floors, epoxy coatings to floors and walls, intricate fire and cooling systems, backup power generation systems, and many other unusual, technical and difficult details and finishes. The co-ordination and planning of the installations of the numerous sub-contractors being the key to the successful completion of this project. The scope of works included removing and replacing existing asbestos roof and side wall sheeting, demolition of existing brick and concrete structures, earthworks and compaction, casting of new surface beds including floor trenches, concrete retaining walls and beams, installation of a gantry crane, structural steel elements and the creating of new double story offices, workshops and ablutions.   • 16. 16  FASCILITATING(WITH SITE QS), THE APPOINTMENT OF DOMESTIC CONTRACTORS AND PAYMENTS OF ALL SUPPLIERS AND CONTRACTORS RCR INVESTMENTS RCR is a small family owned Property Development Company involved in the construction of Up-Market housing Estates in both Johannesburg and CapeTown. They have completed a number of Developments in the Exclusive Bedfordview Area. I was approached by RCR Investments to take over the rectification and completion of 2 housing estates which were both behind schedule and had major construction flaws caused by the lack of performance and quality control of the previous appointed contractor. The seriousness of the construction problems both visible and hidden were so many and of so bad a nature that it was impossible to achieve completion dates due to many walls having to be demolished and or extensively corrected, plumbing and electrical work re- done or installed where it was left out or incorrect, foundations corrected or having to be underpinned due to structural imperfections, just as an example. As the owners are based in Cape Town, I was responsible for programming and planning, co-ordination of sub-contractors, progress reporting, cost and quality control, problem solving, site supervision, health and safety, labour allocation and wages, ordering of materials, and the day to day running of the projects. I fulfilled the rolls of Quantity surveyor, Quality controller, Estimator and Contract Manager with only minor support of one aging foreman. We were constructing 5 Exclusive Units with an approximate contract value of R25 million.   • 27. 27  FASCILITATING COUNCIL APPROVAL OF PlANS GRID LINE CONSTRUCTION (PTY) LTD Grid Line Construction was established in September 1988 and had steadily grown to a company with an annual turnover of approximately R12 million at the time of my leaving. Our efforts were concentrated in the retail, commercial and industrial sectors, with contract values of up to approximately R5 million. The bulk of our turnover originated from invited tenders and negotiated contracts. Typically these types of projects were put together at short notice, having tight deadlines, with the clients looking for both quality workmanship and professional service. Many of the projects involved difficult access and working conditions, and working around clients who had to keep their business operating. We received many compliments from both clients and professionals for the manner in which we carried out our contracts. The advantage in having used Grid Line Construction was that one of the owners was directly involved in the organisation, supervision and financial aspect of each contract. This meant that commitments to achieve certain time scales and quality were made from the top

  • 30. 30 REASONS FOR LEAVING: Herewith reasons for leaving: Murray and Roberts: – Retrenched Pro-Build : – poor salary and no real growth potential in this predominantly family owned business, original contract for which I was actually hired was also terminated due to lack of sales Grid-Line - poor economic climate resulted in lack of available work and default by a client left us in a bad financial position. I chose to give up my partnership rather than lose my last savings Eaton – I was working on a very low salary and the company was always struggling financially in the tough economic market. I was working long hours and there was no decent remuneration for this in the way of bonuses. I was made an offer I could not refuse with better prospects and a large improvement in income. Parkcor – 2 of the 3 shareholders were looking to pull out of the company due to internal conflict and the lack of securing future projects. I joined the building company Tri-Star that was owned by these two shareholders and who were the appointed contractors for Parkcor Projects.
