"Recent Ipsos survey results suggest that home buying activity in the GTA will remain strong moving forward. The year-over-year dip in home sales we have experienced over the last two months seem to be the result of would-be buyers putting their decision to purchase temporarily on hold while they monitor the impact of the Fair Housing Plan. On the supply side of the market, it certainly looks as though buyers will benefit from more choice in the second half of 2017 compared to the same period in 2016,"said Jason Mercer, TREB's Director of Market Analysis and Service Channels.

Carter Jonas New Homes Residential View - Winter 2016Lee Layton
What type of new homes are we building, where are we building them and are they the right type of property for their local market? These are three important questions that we
aim to answer in the latest edition of the Carter Jonas New Home Residential View.
Expectations and Considerations for 2024
To say that the high-end market has seen a dramatic growth over the last few years is probably an
understatement. The recognition of its impact and undeniable influence, through emerging trends
and architectural innovations, on the broader real estate landscape has been equally significant.
As we step into 2024, the luxury market now stands at another fascinating juncture.
This sector, known for its resilience and capacity to set trends, experienced a notable positive shift
towards the end of 2023. After a period of stagnation driven by economic uncertainties, the market
saw a resurgence in activity, marking a pivotal moment for affluent investors and luxury property
enthusiasts.
The initial three quarters of 2023 were characterized by a cautious approach from both buyers and
sellers, largely attributed to the unpredictable economic climate. Concerns over inflation, fluctuating
interest rates, and the overall economic outlook led to a slowdown in transactions.
However, the landscape began to shift in the last quarter of the year. As indicators of economic
stabilization became more apparent, confidence returned to the luxury real estate market. This
confidence was mirrored in increased inventory levels and a subsequent rise in sales, surpassing
figures from the same period in 2022.
A Market Still Evolving
Early statistics from January 2024, based on the 155 markets researched by The Institute, suggest
that this positive trend is not only continuing but has the potential to accelerate, particularly in
the single-family luxury market. Indicators point to a robust spring market that could potentially
outperform the previous year.
In the luxury single-family market not only are all the data parameters stronger compared to
January 2022, but there is also a trending upwards compared to December 2023. Both the overall
inventory level and new listings entering the market grew 15.9% and 25.4% respectively compared to
NORTH AMERICAN LUXURY REVIEW
January 2023. Compared to December 2023, inventory grew 2% but more importantly, new listings
by a staggering 88.9%. As a result, the single-family market saw an 18.4% increase in sales during
January 2024 compared to January 2023, and the median sold price increased by 1.6%.
The Institute for Luxury Home Marketing has analyzed a number of metrics — including sales
prices, sales volumes, number of sales, sales-price-to-list-price ratios, days on market and price-per-square-foot – to provide you a comprehensive North American Luxury Market report.
Additionally, we have further examined all of the individual luxury markets to provide both an overview and an in-depth analysis - including, where data is sufficient, a breakdown by luxury single-family homes and luxury attached homes. The Glimmer of Change Grows Brighter
Last month, we reported a glimmer of hope as the luxury market, for the first time in 2023,
witnessed an increase in the number of sold properties and new inventory entering the market
compared to the same month in 2022. This encouraging trend continues this month.
The Numbers are Up
Compared to November 2022, the number of sales last month rose 5.1% for single-family homes
and 13.7% for attached homes. This is not the only growth statistic that could show the start, albeit
a slow one, of a market comeback.
The number of new listings entering the market last month also increased compared to November
2022, by 21.1% for single-family homes and 29.3% for attached properties. The rise in new inventory
entering the market is equally significant as it shows a growing confidence by sellers compared to
last year.
Lack of new inventory has been one of the most significant challenges to the growth of sales during
most of 2023, as it created a roadblock for opportunity. This was especially significant in a market
where buyers had become highly specific in their property specification preferences.
Get Ready for 2024 the Right Way
During this unconventional market, we highly recommend working with a luxury property specialist to gain insights into what is truly happening in your local marketplace. The art of selling and buying in this market needs a critical and analytical approach. Understanding the realities and setting realistic expectations accordingly will ensure that your goals are achieved.

project in which an RICS new rules of measurement:

RICS have published an article on their website featuring Kath Fontana, Managing Director of BAM FM, talking about drivers for Building Information Modeling (BIM) adoption and how the world of facilities management should respond.
This guidance has been produced collaboratively, recognising
that the facilities management sector is populated by a wide

a more holistic approach to many issues affecting the sector.
In particular, the more integrated and collaborative approach to

helping aspiring facilities managers to pick the most appropriate

Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szet...Volition Properties
=== Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szeto) ===
Ever been curious about Real Estate Investing in the US?? At Volition, for the past 14 years, we have been focused on helping investors invest in over $250M of real estate and generate $100M of wealth in the Toronto market, but we are always open to learning more about other business models and learning from other investors.
The US has always been an intriguing market to invest in. But the US is a big place… if you’re interested in investing in the US, you probably have a lot of questions, like:
☑️ Specifically WHERE should you invest?
☑️ What are the best markets to invest in and why?
☑️ How much are property prices there?
☑️ What are the returns like?
☑️ What is cashflow like?
☑️ Compared to investing in Toronto or other cities in Ontario, what are the benefits / tradeoffs?
☑️ What ownership structure should I use?
☑️ What are the tax implications?
☑️ Can I get financing?
☑️ What are tenants like?
Enter Erwin Szeto, a longtime friend of Volition. Since 2005, Erwin Szeto and his team have navigated the challenging landscape of being landlords in Ontario. Now, they are shifting their focus and guiding their clients' investments toward the more landlord-friendly environment of the USA. This decision comes after assisting Canadian clients in transacting over $440,000,000 in income properties. Faced with issues like affordability constraints, tenant-friendly laws, rent control, and rental licensing in Canada, Erwin sees a clear opportunity in the U.S. Here, there is a significant influx of investments leading to the creation of high-paying manufacturing jobs. Erwin and his clients are poised to capitalize on these opportunities where landlord rights are stronger and there is no rent control.
To facilitate this transition, Erwin has partnered with and become a client of SHARE, a one-stop-shop U.S. Asset Manager. Founded by Canadians for Canadians, SHARE enables as passive an ownership experience as possible for landlords in the U.S., while still maintaining direct, 100% ownership.

Residential Market Survey January 2015
Scotland and Northern Ireland Continue to Outperform
• Sales edge up for the second consecutive month
• Rental market remains firm with supply conditions tight
• Balanced national picture hides regional disparities
The RICS Residential Market Survey for January shows a relatively stable picture at the national
level but with demand and supply conditions varying somewhat across different parts of the UK. The
headline price net balance came in at +7, showing a further moderation in the rate of growth with
London still the only area where more respondents are reporting falling rather than rising prices.
Indeed the London reading fell further into negative territory in January with a net balance of 49% of
surveyors seeing prices fall. In contrast, Northern Ireland witnessed the strongest price growth for the
fifth consecutive month with a balance of 47% of respondents reporting rising prices; Scotland
followed close behind with a net balance of 38%.
The RICS new buyer enquiries series recorded it’s seventh consecutive negative reading in January,
although at a value of -5, the contraction in demand appears minimal and the headline reading
continues to mask a very mixed picture across different parts of the UK. Anecdotal evidence from
respondents suggests that a multitude of factors are impacting different markets with political
uncertainty weighing to some extent on all parts, while the stamp duty reforms are already providing
a boost in areas such as the South West and Scotland. Meanwhile, on the supply side of the market
the situation looks broadly unchanged over the month with the headline new instructions balance
recording a value of +3. However, conditions are equally disparate across areas with the market
remaining tight in the North West and South East, while in the South West more properties have
come to market in recent months.
Reflecting the relatively more stable demand picture and undoubtedly helped by the greater
competition from lenders, which has seen mortgage rates fall in recent months, the RICS agreed
sales balance showed a modest increase in January with more areas now seeing some improvement
than at any time since mid-2014. Near-term sales expectations have moderated slightly with a net
balance of 10% of respondents now envisaging an increase over the coming three months, from 19%
previously. However, at the twelve month horizon respondents remain more optimistic that activity
levels will increase, with an unchanged balance of 48% of surveyors still expecting sales to rise.
The London market is the outlier in terms of pricing with the net balance recording its fifth
consecutive negative value and falling to a six year low in January. Near term price expectations for
the capital have also deteriorated with a balance of 24% now envisaging prices falling further over
the coming three months, while at the headline national level prices are expected to remain broadly
stable. However, at the twelve month horizon sentiment remains positive across all areas including
London with respondents, on average, expecting to see a rise of 1.8% over the year to come.
Meanwhile, over the course of the next five years, the average of surveyors forecasts indicates
annual growth in the region of 4% per annum.
In the lettings market, a net balance of 19% of respondents reported a further rise in demand during
the three months to January while supply conditions look to have tightened slightly once again. This
marks the sixth consecutive year of demand outpacing supply. This sustained growth in demand is
putting pressure on rental values and respondents, on average, now envisage rental growth
averaging around 4.6% per annum over the course of the next five years.

About:
• The RICS Residential Market Survey is a monthly sentiment survey of Chartered Surveyors who operate in the residential sales and lettings
markets.
Regions:
• The ‘headline’ national readings cover England and Wales.

West Midlands 6) East Anglia 7) South East 8) South West 9) Wales 10) London.
• The national data is regionally weighted.
• Data for Scotland and Northern Ireland is also collected, but does not feed into the ‘headline’ readings.
Questions asked:
1.Total sales over last 3 months i.e. post contract exchange (level)?
2.Total number of unsold houses on books (level)?
3.Total number of sales branches questions 1 & 2 relate to (level)?
4.How have average prices changed over the last 3 months? (down/ same/ up)
5.How have new buyer enquiries changed over the last month? (down/ same/ up)
6.How have new vendor instructions changed over the last month? (down/ same/ up)
7.How have agreed sales changed over the last month? (down/ same/ up)
8.How do you expect prices to change over the next 3 months? (down/ same/ up)
9.How do you expect prices to change over the next 12 months? (down/ same/ up)
10.How do you expect sales to change over the next 3 months? (down/ same/ up)
11.How do you expect sales to change over the next 12 months? (down/ same/ up)
12.How has tenant demand changed over the last 3 months? (down/ same/ up)
13.How have landlords instructions changed over the last 3 months? (down/ same/ up)
14.How do you expect rents to change over the next 3 months? (down/ same/ up)
15.How do you expect average house prices, in your area, to change over the next 12 months? (% band, range options)
16.What do you expect the average annual growth rate in house prices will be over the next 5 years in your area? (% band, range options)
17.How do you expect average rents, in your area, to change over the next 12 months? (% band, range options)
18.What do you expect the average annual growth rate in rents will be over the next 5 years in your area? (% band, range options)
19.What do you perceive to be average LTVs currently being offered in the market for first-time buyers? (% band, range options)
20.What do you perceive to be average LTVs currently being offered in the market for existing owners? (% band, range options)
21.What do you perceive to be average LTVs currently being offered in the market for buy-to-let landlords? (% band, range options)
• Questions 15-18 are broken down by bedroom number viz. 1-bed, 2-bed, 3-bed, 4-bed or more. Headline readings weighted according to CLG
English Housing Survey.
Net balance data:
• Net balance = Proportion of respondents reporting a rise in prices minus those reporting a fall (if 30% reported a rise and 5%
reported a fall, the net balance will be 25%).
• The net balance measures breadth (how widespread e.g. price falls or rises are on balance), rather than depth (the magnitude of e.g. price
falls or rises).
• Net balance data is opinion based; it does not quantify actual changes in an underlying variable.
• Net balance data can range from -100 to +100.
• A positive net balance implies that more respondents are seeing increases than decreases (in the underlying variable), a negative net balance
implies that more respondents are seeing decreases than increases and a zero net balance implies an equal number of respondents are
seeing increases and decreases.
• Therefore, a -100 reading implies that no respondents are seeing increases (or no change), and a +100 reading implies that no respondents
are seeing decreases (or no change).
• In the case of the RICS price balance, a reading of +10 should not be interpreted as RICS saying that house prices are going up by 10%, but
that 10% more surveyors reported increases rather than decreases in prices (over the last three months).
• A change from +30 to +60 does not mean that the variable grew by 30% in one period and by 60% in the next period, but it does indicate that
twice as many surveyors reported an increase compared to a decrease than in the previous period.
• Likewise, if we get a reading dropping from +90 to +5, this still means that more respondents are reporting increases than decreases overall,
but the breadth of those reporting increases has fallen dramatically; meanwhile, a shift in the reading from -90 to -5 still means that more
respondents are reporting decreases than increases overall, but the breadth of those reporting decreases has fallen dramatically.
Seasonal adjustments:
• The RICS Residential Market Survey data is seasonally adjusted using X-12.
Number of contributors to this month’s survey:
• 346 (corresponding to 598 branches)
Next embargo dates:

About RICS
RICS is the world’s leading qualification when it comes to professional standards in land, property and construction. In a world where more and
more people, governments, banks and commercial organisations demand greater certainty of professional standards and ethics, attaining RICS
status is the recognised mark of property professionalism.
Over 100 000 property professionals working in the major established and emerging economies of the world have already recognised the
importance of securing RICS status by becoming members.
RICS is an independent professional body originally established in the UK by Royal Charter. Since 1868, RICS has been committed to setting
and upholding the highest standards of excellence and integrity – providing impartial, authoritative advice on key issues affecting businesses
and society. RICS is a regulator of both its individual members and firms enabling it to maintain the highest standards and providing the basis for
unparalleled client confidence in the sector.
