The forthcoming Union Budget will be presented against the backdrop of heightened expecta- tions that the government would unravel reform-centric policies and action plan which would rejuvenate our growth drivers and transform the economy. In 2017, industry expects a reform- ist and visionary budget from the government. We would like to see a cut in corporate and personal income tax rates accompanied by higher public investments for which the resources will be made avail- able through various means such as disinvestment and asset recycling. The recent demonetisation of high value notes is expected to yield an increase in tax revenue as well as an increase in the tax base. Challenges such as slack domestic and global demand would need to be addressed, and urgent policy action is needed so that the economy can achieve a sustained and inclusive growth of around 8 per cent in the near future. On the domestic front, the contraction in industrial output in October 2016 is a matter of concern. How- ever, going forward, normal monsoons, which should improve rural demand, along with the lagged im- pact of interest rate reductions and 7th pay commission handouts are expected to cushion demand in the future and boost industrial activity. In a bright spot for the economy, both the inflation indices are ebbing down, providing relief to the policymakers. The softening of CPI and WPI inflation is attributed essentially to downward drift in the momentum of food prices assisted by favourable monsoon which has led to record food-grain output in the kharif season. The fall in prices could also be partly reflective of the demonetisation impact, which has led to lower demand in the economy due to a cash crunch. The moderate inflation scenario has rightly facilitated the RBI decision to retain the accommodative policy stance and will encourage RBI to further reduce rates. US Federal Reserve expectedly raised interest rate by 25 bps in first week of December 2016 — its first (and only) rate hike in 2016 and the second since the monetary policy normalization cycle began in December 2015. The Federal Open Market Committee (FOMC) judged that in light of realized and expected labour market conditions, as well as the progress on the inflation front, it was deemed ap- propriate to hike the Fed Funds rate. Given the resumption of the normalisation process, future policy moves are likely to be dependent on incoming data prints, which will remain critical. Any expansionary fiscal stimulus from the incoming regime at the White House may spur inflation, and cause a faster pace of rate hikes than anticipated.

The housing market remained strong in 1H 2017 as sales of new and existing homes reached their highest annual pace since 2007. A healthy economy, strong consumer confidence levels and low mortgage rates are driving buyer demand. While housing starts were up 3.9% in 1H 2017, the inventory of new and existing homes remained relatively unchanged from year end and both remain well below what is deemed a normal supply level of six months. The combination of low supply and strong buyer demand are pushing home prices to record highs. M&A activity continued at a brisk pace in 1H 2017; however, the number of transactions was down from 2H 2016, which recorded the highest level of M&A activity since the recession. Toronto Regional Real Estate Board President Lisa Patel announced that Greater Toronto Area REALTORS® reported 8,701 sales through TRREB’s MLS® System in June 2020. Philippine Real Estate Market Insight Report - 3rd Quarter 2017: To Build or ...Bryan Barredo
The real estate market has been blisteringly active in the past five years or so. Margins north of 30% were doable especially right after the Philippines was rated as "investment grade" by a number of international rating agencies. There are sufficient reasons that the market, together with the general economy, is backed by real demand, but real estate developers cannot wantonly build and expect brisk sales and returns. As usual, Pinnacle Real Estate Consulting Services, Inc. evaluates macroeconomic indicators that directly impact on the real estate as well as supply-and-demand dynamics to answer the question of to build or not to build.
Based on reports, Bangko Sentral ng Pilipinas (BSP) Deputy Governor Diwa Guinigundo stated that massive urban migration and strong consumer power generated by dollar-earners like the overseas Filipinos workers (OFWs) and the Business Process Outsourcing (BPO) companies support the bullish foundation. By 2017, revenues from BPOs will reach US$25 billion revenues and OFW remittances will reach US$28 billion, generating a total of US $53 billion. This dollar income will be chasing after consumer favorites like houses, cars, and appliances.
Added to this will be the relatively high 1.9% annual population growth rate characterized by a young, employable population sector (with, therefore, low dependency ratio). Essentially, the stability of the industry is underpinned by demand outstripping supply. At present, the residential housing backlog is five million units and independent foreign-based forecasters peg the same 5.0 million supply gap even up to the year 2030. The BSP Deputy Governor says it will take the construction of 2,600 residential units every day to catch up and erase the backlog. Some argue this may not necessarily be true for the office types currently centered in Makati, Ortigas and the Fort Bonifacio areas.
TRREB reported 4,581 home sales in January 2020 – up by 15.4 per cent compared to January 2019 and up by 4.8 per cent compared to December 2019.
“Steady population growth, low unemployment and low borrowing costs continued to underpin substantial competition between buyers in all major market segments,” said TRREB President Michael Collins.
The average selling price in January was up by 12.3 per cent, driven by the detached houses & condominium apartments.
