Provides housing in a mixed-use setting and serves the commercial needs of the community-at-large, including the industrial and business areas. Integration of commercial and residential use is emphasized; civic uses are an important component. Retail, professional/administrative offices, commercial recreation facilities, service businesses, and similar types of uses are allowed.
Improvements that will be constructed as part of the station include:
Bridge over Balboa Avenue with stairs and switchback ramps on the north and south side of Balboa Avenue
Reconfiguration of the southern Morena ramps and a newly signalized intersection at the station access
238 parking lot with kiss and ride, bicycle lockers and racks as well as a signalized intersection south of the Balboa Morena ramp intersection for buses
Dual right turn lanes at Balboa NB off ramp and a new signal in addition to frontage improvements along Morena Boulevard
