Frederick County Real Estate Market Snapshot November 2014

The real estate market in Frederick continues with a steady demand in November. Here is a snapshot of Frederick County real estate statistics:
Real Estate Statistics in Frederick Md
Average Home Sales Price: $287,700: up 1% from last November.
Average Single-Family Sales Price: $331,300
Average Attached Home Sales Price: $212,900
Median Home Sales Price: $256,500: up 1% since last November.
Average Days on Market (DOM): 73 days, higher than last year, still lower than the 5 year average.
Number of Homes Sold: 217, up 1% from last year.
Total Listings in Frederick Md: 1141, up 32% from 862 last November. The inventory seems to be leveling off, with a balanced market, with a 4 to 5 month inventory.
Newly Under Contract: 263, up 5% from last year.
Sellers got 94% of list price on average, compared to 95% last year. This number has been steady for the year.
What’s Notable:
Sales during the fall has been overall higher than last fall, and again, in November we had a higher number of homes go under contract than last year, sometimes “Pending” is a term you may see. The total waiting to close is 528.
The inventory has decreased, the usual for the season, but still higher than last year.
Cash deals were 14% of sales. As appreciation is expected, we’re seeing more Investors and flippers in Frederick. 51% of loans were with Conventional financing, 14% were FHA. 14% were VA.
Conventional loans are becoming more affordable. Many loan products are on the market requiring 10% and even 5% down, making them appealing.
The majority of home sales take place in the $200,000 to $300,000 price range. 35%.

Social enterprises have particular needs that are different from the typical startup venture. I reinterpreted the business model canvas for the social startup with a triple bottom line.
It is hard to teach someone how to sell. While I have done many talks to young startup entrepreneurs, telling them they have to sell is not enough. Learning how to sell can only be done by selling, by doing it every day and in every way and to everyone. If one is reflective and ask themselves and other questions maybe eventually they can gain the emotional and cultural intelligence to understand how to sell. I presented this list at the end of a talk at the Unicredit Startup Academy in Milan 2017.
This is a fast presentation that shows that one can sell anything in less than one minute. It includes all the points that one need to touch on when selling. This is a simple sale and these techniques are practiced worldwide by people selling on the street or someone selling a pet rock.

Creating new business value is a multi-dimensional problem that requires some structure to organize the effort so that each of the areas is addressed.
When trying to think of ideas to creative solve a problem it is easy to believe that whatever solution you came up with is so brilliant that someone else will do it before you. Unless your in the sciences and have a serious discovery that can be patented it is unlikely that whatever idea you came up with is unique. Understanding that ideas are a social construct that need to be shared is important for allowing them to be adopted into the solution to be created.

It is also at the source of new innovations that have some intentional research and development targeted to capture market share or maintain market leadership. Selling is skills that is common all parts of the world and it follows a distinctive pattern that is easy to recognize in countries where the prices are not fixed and people expect to be negotiating with you.
