In Jungian personality theory, people fall into a number of types. Firstly, individuals fall somewhere along the introversion-extroversion continuum, depending on whether they are primarily oriented to their own inner reality, or the outer world. In addition, everyone has a dominant function, one of: thinking; feeling; sensation or intuition.
But from a depth psychotherapy perspective, what is particularly important about Jungian personality theory is the orientation where the individual is weak. FOr it is those weak parts of the personality, that the person is seeking to develop and to come to wholeness or individualtion. So, we can learn a great deal about ourselves, if we can undersatnd our areas of inherent weakness, and where psyche is trying to work towards wholeness.

Tax Deductions for Frederick Homeowners 2014
There are tax advantages to home ownership. Tax deductions for homeowners have been in place for generations, because owning a home is generally considered to encourage better neighborhoods and good citizenship in many ways. Although the details change periodically, the basic tax deductions and benefits for homeowners who itemize deductions are typically these:
1. Mortgage Interest Deduction, or MID. The MID is the most well-known benefit of home ownership. The interest you pay on your mortgage is deductible (on a mortgage with a balance of up to $1 million). This includes your main home and a second home. [Did you know a boat can be considered a second home…if it has a kitchen, bedroom and head. You can deduct mortgage interest paid on it. The same is true for an RV.] Homeowners benefit the most in the first half of the life of their mortgage, when the bulk of the monthly payment is interest. (Consult the IRS website for the rules regarding MID)
Homeowners in the U.S. save around $100 million every year by deducting their MID, according to NAR (National Association of Realtors)
2. Private Mortgage Insurance (PMI). When the downpayment is less than 20%, there is usually Private Mortgage Insurance. This provision has been phased out for both single and married filing jointly with adjusted gross Interest Rates and Affordabilityincomes over $100,000. Currently, it has not been renewed for 2015, only for 2014. The provision allows homeowners to treat mortgage insurance premiums the same as interest. This deduction only applies to mortgages (not refinances) which began after 2006.
3. Points and Origination. If you purchased in the last year you can deduct any points or origination fees. (These fees appear on lines 801 and 802, of your HUD 1 settlement sheet, they now net out in line 803.) They ) are generally deductible for the purchaser/borrower, whether or not they are paid from the borrower’s funds or the seller’s funds at settlement, so long as they meet specific tests.
If you Refinanced: These items usually must be amortized over the period of the loan (for example, 1/360 for each month of a 30-year loan). However, if you sold or refied again in 2014, you can deduct whatever amount remained from your earlier refi if you refinanced with a different lender. Unfortunately, if you refinanced with the same lender, the points must continue to be deducted over the life of the loan.
4. Home Improvement Loan Interest. The interest on a home improvement loan may be tax deductible. Typically, interest on loans used for home improvements can be totally deducted up to $1 million of combined secured mortgage debt; used for anything other than home improvements, the deductible interest is limited to that on $100,000 of combined secured mortgage debt. I'm not an expert on Human Relationships, or anything like that. I'm just 54 and have been working since I was 16 years old....let's see...that would be 38 years. I'm just making an observation, that's all.
The housing market in Frederick Md has seen a great recovery since 2012-ish...and we expect to see a healthy market in 2015. We expect increased sales, as the economy strengthens, and we expect normal moderate price increases throughout the year. Overall, economic indicators in Frederick County are good.
Several sources report job growth. Frederick's proximity to Washington D.C. has always been a bit of a shelter from severe economic downturns, as a large number of people commute south for employment. Unemployment in Frederick is low.
Nationally, economic indicators like rising consumer confidence, and mild job creation are leading real estate prognosticators to favor a better market in 2015.
Rising rents are a predictor of more first time buyers getting into the market. rents have risen to a 7-year high, rising a huge 4.9% over 2014 alone. Many would-be homeowners will most likely decide it's cheaper for them to buy.
Pent-up Demand will probably be unleashed. With average home prices on the rise, more homeowners have been able to put their homes on the market, so the inventory has increased. Buyers will have more choices in 2015.
Mortgage rates are predicted to increase in the second half of the year. These predictions are always difficult, so...we'll see.
Fannie Mae just lowered the minimum down payment for first-time buyers to 3%, (from 3.5%) which is great news.
What Does Social Media Marketing Have to Do With Real Estate?
Social Media has been in existence for most of us for less than a decade. Remember 2004? That was pre-Facebook. Pre-Twitter. Infancy of LinkedIn. In a few years, social media sites have attracted so many users that they rival large nations.
It didn't take long for marketers to jump on board. Social Media Marketing is the buzzword for all types of businesses today, including real estate. Wherever you find a collection of human beings...marketers will be there too. social media marketing
Social Media Marketing was a $6.1 billion business in 2013, according to UnifiedSocial.com. Naturally, real estate marketing is going social.
But how does social media really fit into the real estate space? I'd like to explore some myths about real estate and social media marketing, as well as some of the truths as I see them.
Myths About Real Estate and Social Media Marketing That Sellers Should Know
Promises I've Heard from Real Estate Agents:
"I'll share your listing on all my social media platforms...Facebook, Twitter, LinkedIn..."
While sharing your listing to their social media contacts sounds like a good way to broadcast your home, let's stop and examine that for a minute.
Facebook: The average agent has 172 likes on their Facebook business page. Of those, only about 10% ever see the posts, due to Facebook's push toward monitization.
With advertising and sponsored posts, your listing can be seen by specific demographics who might be actually interested in your home. But the jury is out on whether people come to Facebook to look for real estate. While 92% of homebuyers are looking online, most are looking on real estate specific websites, like Zillow, Realtor.com and Trulia.
Many agents are friends with other agents, those who already see your listing on the Multiple List Service. It's also safe to say, as with most people on Facebook, high school friends and friends of friends from other parts of the country probably aren't interested in your listing.
By tweeting your listing on Twitter, again, the average agent will get your listing in front of 10% of their 200 contacts...for about 18 minutess. If they are savvy about using hashtags your listing will stand a better chance of being found by someone who is looking for #realestate in #yourcity, but that will most likely be another agent.
2. "I'll blog about your listing and get it in front of thousands."Blogging is an important part of the overall social media strategy of a real estate agent. Producing consistent, getting your home ready for the markethelpful content on a website will get that website found in local searches that homebuyers are conducting.
Historic Frederick Maryland. Frederick Maryland is a beautiful historic city in central Maryland. The name of the city either came from Frederick Calvert, 6th Lord Baltimore, who offered free land to those who would settle the Monocacy River Valley, or possibly it was named after Frederick the Great, of Prussia. The earliest settlers of the area in the 1600's were German, and the city was founded in 1745 by German settlers. The earliest known were the Schey's, one of many Pennsylvania Dutch families.
The earliest house in Frederick, which is still standing, is probably the Schifferstadt, built in 1756 by Joseph Brunner, now the Schefferstadt Architectural Museum.
Daniel Dulany, land speculator, laid out "Fredericktowne" in 1745. To control the crossroads that was Fredericktowne during the American Revolution, the British garrisoned troops at the Hession Barracks, which still stand and have been used several times since.
Fredericktowne was the "jumping off" point for Lewis and Clark, who used the Hession Barracks to accumulate provisions for their trip.
One famous Civil War event that is celebrated is the ransoming of the city, when Frederick was held for ransom by Confederate forces under General Jubal Early. The local banks raised $200,000 to pay the ransom, and of course, never were repaid.
Frederick is the home of the legendary "Barbara Fritchie" of John Greenleaf Whittier's famous poem.
Frederick also hosted several hospitals to nurse the wounded from the many Civil War battles fought around the area, as is related in the National Museum of Civil War Medicine on East Patrick Street.
Frederick has a rich history and it is kept very well in the Frederick Historic District. The Historic District has become a destination location for the region, where people come to shop in the unique shops and stores, eat in the fabulous restaurants and enjoy the Historic Architecture. Frederick has a growing Theater District, and an artist's community, with many unique Art Galleries. Frederick has been awarded many distinctions: One of the Beautiful Painted Cities, Top Ten Most Livable Cities, and one of the top Mainstreet Communities, as well as many others.

We’re seeing the real estate market in Frederick continue it's recovery this summer with a steady demand. Here is a snapshot of Frederick County real estate statistics August:
Frederick Real Estate Trends for August 2014
Average Home Sales Price: $302,400: up 4% from last August. Very close to July's average sales price.
Average Single-Family Sales Price: $338,250
Average Attached Home Sales Price: $223,700
Median Home Sales Price: $290,000: up 10% since last August. Up 5% since July.
Average Days on Market (DOM): 67 days, up 22% from last August, up 34% from the previous month of July.
Number of Homes Sold: 348, up 12% from last August (312), up 15% from July (303).
Total Listings in Frederick Md: 1311, up from 937 last August, 40%.
Newly Under Contract: 315, up 9% from last August.
Sellers got 96% of list price on average, compared to 96% last August.
What’s Notable:
We're seeing a healthy demand as people are back from "vacation mode". The inventory has increased as more people are able to see appreciation over last year.
Cash deals were 14% of sales. Investors and flippers are finding a good market in Frederick this summer. 49% of loans were with Conventional financing, 18% were FHA. (As FHA raises fees, they become more irrelevant in the market)
The majority of home sales take place in the $200,000 to $300,000 price range. 28%. A second highest, 26% of homes sold were in the $300,000 to $400,000 range.
