This episode is a crossover between The Simpsons and Futurama called "Simpsorama". The Planet Express crew from Futurama travel to Springfield in the present to stop the Simpsons from destroying the future. The episode follows a nonlinear narrative and exaggerates situations, which are postmodern traits common in comedy shows. It also features intertextual references, like a scene commenting on the visual similarities between Homer and Bender. The episode pokes fun at various social issues through the characters' comments, showing postmodern fragmentation and a decline in authoritative meta-narratives. If a message is found, it opposes corrupt authority figures that are often depicted in incompetent or criminal ways in the show.

As populations grow and diets change, more land is needed for agriculture, making farmland a scarce and valuable commodity. Additionally, farmland provides portfolio diversification and has historically outperformed other assets like stocks and bonds in terms of returns. While farm investments carry risks from weather and global policies, these risks can be mitigated with a properly structured investment. Most investors view farmland as a long-term hold of 5+ years to fully realize its appreciation potential.
This document discusses challenges facing the next generation of farmers and proposes two models to help address them. The first model involves community-financed shared farms, where an NGO would own and manage farmland divided into lease sections for new farmers. The second model involves a farmland futures equity fund that would buy farms and place easements on them, allowing retiring farmers to stay and new farmers to eventually purchase the land. Both aim to help transfer farmland to new farmers and support their startups through leasing and eventual ownership options.
The document outlines two case studies of land investments by PG Land Fund. The first case describes a 1,369 acre property in Tennessee that was acquired in 2004 and refinanced in 2013 by donating a conservation easement, generating a 16x return over 8 years. The second case describes a 1,075 acre property in Tennessee acquired in 2015 that could also be refinanced through a conservation easement donation, with the goal of generating returns for investors while preserving the environmental and community benefits of the land.

This presentation discusses using a home equity diversification plan to maximize net worth. It involves taking out a loan using home equity for investing purposes to unlock real estate equity for investment growth. Regular investing through dollar cost averaging in a diversified portfolio can potentially increase after-tax net worth over 25 years, though there are risks like amplified gains and losses from market fluctuations and variable interest rates that require tolerance. The strategy may be suitable for long-term investors with equity in their home willing to accept some variability.

Understanding User Needs and Satisfying ThemAggregage
https://www.productmanagementtoday.com/frs/26903918/understanding-user-needs-and-satisfying-them
We know we want to create products which our customers find to be valuable. Whether we label it as customer-centric or product-led depends on how long we've been doing product management. There are three challenges we face when doing this. The obvious challenge is figuring out what our users need; the non-obvious challenges are in creating a shared understanding of those needs and in sensing if what we're doing is meeting those needs.
In this webinar, we won't focus on the research methods for discovering user-needs. We will focus on synthesis of the needs we discover, communication and alignment tools, and how we operationalize addressing those needs.
Industry expert Scott Sehlhorst will:
• Introduce a taxonomy for user goals with real world examples
• Present the Onion Diagram, a tool for contextualizing task-level goals
• Illustrate how customer journey maps capture activity-level and task-level goals
• Demonstrate the best approach to selection and prioritization of user-goals to address
• Highlight the crucial benchmarks, observable changes, in ensuring fulfillment of customer needs

The APCO Geopolitical Radar - Q3 2024 The Global Operating Environment for Bu...APCO
The Radar reflects input from APCO’s teams located around the world. It distils a host of interconnected events and trends into insights to inform operational and strategic decisions. Issues covered in this edition include:
2. Disclosure
*Past market performance and historical data cannot guarantee future return on investments.
All statements and research in this presentation are the opinions of the owners. All
investments are at risk for loss and are not insured or guaranteed. All investments carry risk
that is the investor’s responsibility to research and assess if it is the right investment for their
financial situation.
4. Problem Statement
Corporate farms dominate the agriculture market making it harder for local farmers to acquire
land using loans. Loans thin the margin of the farmer making it more difficult to weather down
years in production. Land agriculture loans are one of the primary reasons farms default during
down years. Lowering the Loan to Value lowers the overall risk to the farmer and investors.
Corporate farms typically do not have as much long term investment in the land as a local
farmer. As a local farmer we invest for the long term gains for both production and the
environment. Without the pressure of thinning margins due to the pressures of being over
leveraged we can improve the land and make it better for future farmers.
5. Investor Benefits
Stock will be backed by average land assessed value.
Dividend profit sharing structure
Investment diversity; structured as inflation hedge not tied directly to stock market.
*1950-2015 year land price value increased 4.75% year-over-year.
Stock buyback plan; equity investment wind down structure after 10 years.
Investors have no liability or responsibility for land management; not accountable for taxes, regulations,
planning, financially (above investment).
Annual financial report including land value perspective, management plans, and market perspective.
6. Farmer Benefits
Lowers overall loan to value (LTV) of land by using higher ratio of investor equity.
Lower LTV reduces overall operational risks and liabilities.
Stock buyback plan equity investment wind down structure after 10 years.
Investors have no liability or responsibility for land management; not accountable for taxes,
regulations, management, financially (above investment).
Annual financial report including land value perspective, management plans, and market
perspective.
7. Business Model
To build a diversified portfolio for both agriculture land and operations. Hedge short term crop
and livestock commodities while capitalizing on long term land value holdings.
Increase the Market Value of the land portfolio by Investing in the land and infrastructure /
operations which in turn improves production, minimizes environmental impact, improves future
longevity and ultimately profitability.
Initiate multiple land backed equity investment rounds to minimize shareholder risks (risks
including: geographical, agriculture, livestock) while stabilizing revenue and profitability.
Long term vision to develop a model for other farmers who want to enter the market but can not
due to financial pressures from corporate farms.
8. Goals
2016 - Total Land Portfolio 200 Acres | $1.7MM Assessed Value | $127,500 Revenue
