commercial real estate markets (e.g., Chan, Hendershott, and Sanders, 1990, Ling and Naranjo,
1996, 1999, Ling, Naranjo, and Ryngaert, 2000, and Karolyi and Sanders, 1999).3 In an
international context, several studies have found that continental and country specific factors, such
as exchange rate risk, are additional sources of systematic risk (e.g., Eichholtz, et al., 1998, and Liu
and Mei, 1996). Therefore, to appropriately measure both domestic and international real estate
return performance, it is necessary to adequately control for country specific sources of systematic
risk. To form a base–line, we first examine the ex post return performance of each country's real
estate securities using a single–βeta asset pricing model. Our proxy for the world wealth portfolio
(i.e., systematic risk) is the total return on a broad–based index of international stocks. The
estimated (Jensen's) alphas from these regressions provide direct evidence of abnormal riskadjusted
return performance. In addition, the estimated βeta coefficients and coefficients of determination
provide evidence on the extent to which country specific real estate returns respond to a global
market risk factor. If returns on real estate securities in country i are heavily influenced by a world–
wide risk factor, this may suggest that investors already diversified internationally with stocks will
gain little additional

Real Estate Market Analysis
Ch.1. Real estate space and asset markets.
Space market ( the market for the usage of (or right to use) real property (land and built space); also
referred to as the real estate usage market or rental market. Demand side: individuals, households
and firms that want to use space for either consumption of production purposes. Supply side: real
estate owners who rent space to tenants. 1. Segmentation of space markets.
Both the demand and supply side are location and type specific. Therefore, real estate markets are
highly segmented ( Space markets are local rather than national, and specialized around building
usage categories.
Primary geographic units are metropolitan areas (or metropolitan statistical areas, MSAs) ✓ ... Show

– The southeast quadrant links the rate of construction to the total stock of built space available in
the usage market. The line relates the average rate of space construction per year to the total stock of
space that can be indefinitely maintained in the market.
On average over the long run, a certain amount of new construction per year is necessary just to
maintain a given stock of space available in the market.
The 4Q picture depicts a long–run steady–state equilibrium.
Property prices in the real estate asset markets, along with liquidity and volume of sales transactions
in that market, often appear to go through extended periods of rise and fall, related to the ups and
downs in the space market.
Chapter 6: Real Estate Market Analysis.
Objective:
The goal of market analysis is to characterize (both qualitative and quantitative) the supply and
demand of a specific space market.
6.1 General Features.
Practical market analysis needs to be simple and based upon realistic data so that it can be used
quickly and inexpensively. Also, this way it can be easily communicated and understood in business.
Thus, most analysis stems from direct and common sense procedures. There are different kinds of
analysis; whereas some market analysis focuses on specific micro–level decisions, others focus on a
broader and more general characterization of a broader market. The first type focuses mainly on

Impact of Dividend Policy on Companies’ Performance
IMPACT OF DIVIDEND POLICY ON COMPANIES' PERFORMANCE: EVIDENCE FROM
PUBLIC LISTED COMPANIES IN MALAYSIA
1.0
INTRODUCTION
Dividend policy is the regulations and guidelines that a company uses to decide to make dividend
payments to shareholders. Dividends are payments made to stockholders from a firm's earnings,
whether those earnings were generated in the current period or in previous periods. When a
company makes a profit, they must decide on what to do with those profits. They could continue to
retain the profits within the company, or they could pay out the profits to the owners of the firm in
the form of dividends. Once the company decides on whether to pay dividends, they may establish a
dividend structure, which may in turn impact ... Show more content on Helpwriting.net ...
In Malaysia, there is no standard policy or procedure governing dividend payments. But the
companies required complying with Companies Act, 1965 under Section 365 of the Act states that
"No dividend shall be payable to the shareholders of any company except out of profits or pursuant
to Section 60." As such, companies are free to decide when and how much to pay out in dividends
for a specific financial business year. In other words, 2
the Act requires that dividends of a company can only be distributed from the profits of the
company except pursuant to Section 60 of the Act.

VENUE MAPPING
+*Description+* As AXS, I want a mapping done for venues on Core and in Portal, so that events
created on Core can be created in Portal and published to the venue pages on AXS.com
+*Rationale+* There are venues within each context on Core as well as in Portal, and in the absence
of integration between both platforms, no venue association exists today. This requirement is to
create a venue mapping solution that would permit the bidirectional flow of event data between
platforms. This would improve the quality of event creation in Clubtool, and would motivate users
to use our app vs Back Office.

Pros And Disadvantages Of Privatization And Its Advantages...
Privatization may have advantages on some business, but it also brings out some problems in
another categories. Firstly, it actually reduces government revenue in long run. The government
originally owned some shopping centres and carparks before the privatization of them to The Link,
these shops actually make profit. Operating them require operation cost but the revenue generated
by selling the products to people and renting spaces for shop owners can cover the cost. Profit could
be made if they operate well. All revenues and expenditures will be taken charge by Link REIT after
the privatization. In short run, the cost and expenditure of running the shopping centres and carparks
are reduced so it can save government's money. But in long run, the government will lose the profit
generated by these shopping malls that could be originally earned by it if it does not privatize these
centres to The Link. ... Show more content on Helpwriting.net ...
As privatization shift the original state owner to a new owner who focus more on earning profits, the
working system may change so as to increase efficiency. Managers may want to hire new employees
who are more qualified with higher skills to increase the quality of work. Some old or low–skilled
workers may be fired or decrease their working hours. If the owner decided to change the working
system, employees may need to learn how to do the new work and their job nature will be changed.
And as there is a new system, employees may not keep on having their current employment welfare
like medical welfare, holidays, etc. (Lau, 2014). Privatization emphasis on the business performance
and is different from the government.(Parikh, 2013). As it focuses on employees' performance, this
will cause pressure to them. They may have worked for many years without such pressure, so they
may not adapt to such changes and will then end up resigning their jobs or receiving lower income
due to decreasing working hours or

Advantages And Disadvantages Of Privatization
Privatization refers to the transfer of business, property or ownership of the government to the
private sector. The government will not own the entity or the production anymore. By Kosar (2006),
it is a shift of the function from the state to the private sector. Privatization is often used to increase
the revenue of the government, it is a common economic tool. (Addams, 2006). According to Poon
(2004), privatization can be divided into four categories which is sales arrangement: meaning of
transferring ownership of the government to the private enterprises, contracting arrangement: it
involves transfer of service productions from the in–house government to the private contractors,
deregulation: reducing the state regulation by market entry restrictions to increase market
competition, user pay: it assumes people are rational and separate individuals who aim to earn profit
in everyday lives. These are some definitions ... Show more content on Helpwriting.net ...
The privatization of some government–owned monopolies often occur deregulation, meaning they
will use some policies that can allow more companies of business enter the industry and increase
market competition. (Pettinger, 2017). With increased market competition, shops tend to decrease
their prices so that they can fight for more customers. It also encourage more development on
products, so more new goods can be produced and consumers can have more product choices.
Owners also provide higher quality services in order to keep their old customers and attract more
new customers. (Lau, 2014). They will also increase their productivity under a more competitive
market, they can respond faster to market changes and make better and more flexible market
decisions. When developing the economy, it promotes the private enterprises, increases financial
flexibility and helps with the expansion of the private sector. (Li, 2012). This leads to an overall
better economic

Compare And Contrast The Traditional Model Of Public...
Over the recent decades, the public sectors of the countries have implemented considerable reforms
in response to the challenges of technological progress and global changes. These wide public sector
reforms represent a shift from the
Traditional model of Public Administration (TPA), to the New Public Management
(NPM). In other words, there have been numerous changes to replace the huge massive
bureaucracies based on hierarchical forms with market–based economic theories built on consumer–
driven managerialism. And power was centralized in TPA, while NPM decentralized power
distributes to the businesses. In the following, I will briefly examine the public administration and
new public management. Then compare the TPA and the NPM from various dimensions such as

There are differences between TPA and NPM. TPA put more focus on procedures, civil servants

these two models by examining their perceive roles, functions and modes of operation.
Before compare the two different models TPA and NPM, I will illustrate what is the public sector
management. Public sector management is the process of ensuring that the allocation and use of
resources available to the government are directed toward the achievement of lawful public policy
goals (Hill and Lynn, p.10).

Firstly, the perception of role the public sector. It can be depicted that government agencies act as an
administrator in the TPA model, but they act as a manager in the
NPM model. To start with, the administrators in the TPA advise policy–makers on development,
review and implement public policy and manage its own resources so that policy may be
implemented (Hughes, 2003). But conversely in NPM,

The Between Self Disclosure And Computer Mediated...
This article explores the difference between self–disclosure in Computer–Mediated Communication
(CMC) and Face to Face Communication (FTF). More specifically, this article focuses Joseph
Walther's Hyperpersonal Model from 1996, and presents an attributional extension on the model.
The article begins by discussing the presence of self–disclosure on the internet, stating that "self–
disclosure is rife in profiles for online dating" and that "the average Facebook user discloses
approximately 25% of the standard information that could be disclosed". The article states that while
there has been lots of research articles on the reasons that self–disclosure is so prevalent in CMC,
such as anonymity and selective–self presentation, they all seem to make the assumption that
increased self–disclosure in CMC directly results in increased intimacy. Hence, while research has
shown that people disclose more information in CMC relative to FTF, no one has empirically proven
the impact of self–disclosure on intimacy in CMC. The article continues by defining the concepts
and theories crucial to understanding the topic at hand. The disclosure–intimacy link is a theory
which states that self–disclosure is directly proven to "foster intimacy in a relationship"
(Sternberg,1988). The Hyperpersonal model sets out to explain the reason why "some online
relationships tend to be more intimate than FTF relationships" (Parks & Floyd, 1996). The
Hyperpersonal Model states that CMC can be Hyperpersonal

Lab 1: OPNET LAN Modeling Tutorial
Week 1 iLab Report
The first objective in the LAN Modeling tutorial is Setting Up the Scenario. The final step in setting
up your scenario appears below. 1. (30 points) Once your project is created (after Step 6 above),
your workspace will contain a map of the United States. Your project and scenario name can be seen
in ITGuru's top window border in the form of Project: Scenario: .
Capture a screenshot of your new project workspace that clearly shows your project and scenario
name, and paste it below.
2. (40 points) In college–level paragraph(s), describe how background traffic affects both e–mail

In order to assess this impact, it was necessary to add email and voice services to the Profile
Configuration and the server named FTP located in the Washington DC subnet. The graphs below
illustrate the impact of background load on point to point throughput––> and point to point
utilization for the back_load and no_back_load scenarios. The data in these charts is reflective of
using the predefined Email(heavy) application profile metric. Figure 3 – Email Point to Point
Throughput (bits/sec) Figure 4 – Email Pont to Point Utilization
It's clear that background load has a significant impact on link throughput and utilization. The
simulation without background loading remains steady and relatively flat with throughput at roughly
2Kbps and link utilization at under 5%. When background load is added, we see a marked upward
trend in utilization and throughput early in the simulation that keeps with our scheme of
incrementally ramping up background load from 19,200 to 32,000 during the first 8 minutes,
followed by a less pronounced continued upward trend over the remainder of the simulation. Link
throughput begins to stabilize at just over 30kbps late in the simulation, while link utilization
approaches 50%. Interestingly, we see a sharp drop in email download response time during the first
seconds of both scenarios even as background load is ramping up at the same time. However, both
scenarios flatten out to a more consistent level as the simulation

A Report On The Network
In this section, we will see the two networks constructed in Mininet and the flows running through
the network
Flows:
1. A total of 12 simulations were run through the network. Flows were generated between hosts
using the tool D–ITG.
2. Traffic generation:
D–ITG is used for generating traffic in the network. Random hosts and clients are selected for
sending traffic. To get sufficient delay in the network the link is used up to 100% in case of heavy
traffic, around 70% for medium traffic and 20% for low traffic. The receiver logs are registered for
each flow. Flows nature is UDP as UDP does not re–attempt to send a dropped packet. The packet
size is fixed to 1024 and number of packets send per second can be changed depending on the traffic
requirement.
The following tables give the details of each flow which were simulated for network 1.
The network was created in Mininet. It consists of 12 hosts and 8 OpenV switches. It uses the
external controller which is selected in Mininet python code.
Network 2 is constructed in Mininet. It is a partial tree structure with 11 switches and 12 hosts.
External Floodlight controller is connected to the Mininet network using python code. The
controller is set in a different Virtual machine.
Each KQI will be analyzed for all three algorithms on both the network.
1. Average Delay:
The best performing algorithm for high traffic flows is a latency based algorithm. It gives a
minimum delay of 1.845 sec which is 28% lower than the delay observed

Spamming Chat In The Game
/– Spamming Chat: This happens constantly, I see it from players for many reasons such as a
youtube channel or even just telling everyone to join their faction. Also there is the racial slurs that
get thrown around constantly, and the staff disrespect. In this case I would warn the little rascal, and
if he continues I would temp–mute him from 5–15 minutes depending on severity.
/– Suspicious Links / IP Loggers: This is one of the rarer cases, but if a link or ip unrelated to
OPCraft is posted in chat, I would temp–mute the player and take a screenshot and post it on the
support chat. I would do this because it is unsafe when loggers post suspicious links in chat because
they could lead to viruses, or inappropriate videos.
/– Links in ... Show more content on Helpwriting.net ...
Once a vote in the Hacker Chat is complete, the player will either get unbanned or perm–banned. I
will record as many fights as I can to make sure no one is hacking.
/– Advertisement: Very common on most servers, a player who advertises any address real or fake
will be permanently banned. Anything related to this will also result in the ban hammer.
/– Indirect Advertisement: Any non–OPCraft link posted will be deemed as Indirect Advertisement,
most of the time it is Youtube videos, and the punishment is perm–mute.
/– Mute Evasion: This is when a player finds a way to chat to others while muted. The most
common way people do this is by putting items into the auction that are named something that
relates to talking to someone else such as putting up bedrock in the auction that is named "Join my
faction ". This results in the manager temp–banning the player for 15 minutes. I would not be able to
do this as a helper, as I am not allowed.
/– Excessive Racism: Understanding OPCraft is an American based server, they believe in free
speech. However excessive racism is when someone spams a racial slur or quote and people are
offended. If you have an opinion of a certain group of people, players can say it if they would like
but they cannot promote racism on other people. This is excessive racism. The punishment begins
with a warn, but further excessive racism can result in temp–mutes

Comparative Social Policy
Hong Kong and England have an inseparable relationship with each other. Starting from 1842 to
1997, Hong Kong was one of the colonies under British Empire. The 156 years relationship ended
when United Kingdom transferred Hong Kong's sovereignty to the China government on 1st July
1997. In this period, British government controlled Hong Kong Education and Housing policies but
those policies are not as same as England. After the regime shifted to China, Hong Kong
government had changed from the old policies. In the project, I will mainly focus on the comparison
of the policies after 1997. In the first part, I will introduce the education policy in Hong Kong and
England. The following part is the introduction of the housing policy in Hong ... Show more content

education in 1971. All the primary students need to take the Primary Secondary School Entrance
Examination (SSEE) for he selection of candidates who admitted to the Government Secondary

governor Murray MacLehose expanded the free compulsory schooling to nine years those six years
in primary education and three years in secondary education. SSEE was suspended and Secondary
School Places Allocation (SSPA) was introduced. Primary school students need to take Academic

according to their abilities. There was a 2 years senior secondary school that leads to Hong Kong
Certificate of Education Examination (HKCEE). HKCEE was compulsory for the students who
want to have further study. There were seven grades from A to U for showing the result of HKCEE.
If the student got enough marks from HKCEE, they could study 2–year matriculation course and
take Hong Kong Advanced Level Examination (HKALE) or Hong Kong Higher Level Examination

Quantity And Portfolio Returns From Benchmark Index
Part B:
Both excess and portfolio returns were calculated in the previous section. Subtraction of the
portfolio returns from the ASX 200 benchmark returns yields the tracking error figures. Correlation
figure for portfolio against ASX 200 benchmark was 0.4568 or 45.68%.
The correlation coefficient interval is limited to integer values of both negative and positive one.
Assets can be perfectly correlated at both extremes, (Brailsford, Heaney & Bilson, 2011, p. 25). All
four asset class correlation figures (A–REITS, infrastructure funds, domestic and international
ETFs) measured against ASX 200 benchmark will be looked at in detail.
Three of the four asset classes measured against the ASX 200 benchmark had positive correlations.

Here, the correlation figure amounted to –0.2090 or –20.90%. Factors highlighting negative returns
include an appreciation of the Australian dollar, heavy losses sustained due to the Global Financial
Crisis between 2008 and 2009 and stagnated growth throughout the previous decade of –2.1%,
(Brailsford, Heaney & Bilson, 2011, p. 87). The loss of investment returns can be minimised by
undertaking due diligence and research into asset categories on the investors' behalf, (Brailsford,
Heaney & Bilson, 2011, p. 26). Part C:
PART TWO:
The Indonesian Stock Exchange oversees the Indonesian Stock Market. Establishment occurred in
1912 for trading with Dutch East Indies business entities. Macro–economic factors involving the
transition of government power from The Netherlands to Indonesia affected advancement of the
Indonesian stock market, (Sustainable Stock Exchanges Initiative, 2013). Progression stagnated due
to the absence of equity financing, minimal income growth and overexertion of financial institutions
throughout the nation. The stock exchange re–established in 1977 as the Jakarta Stock Exchange
comprising of 24 companies. Stock exchange listings declined due to the dominance of financial
institutions and profitability shortages. Listings occurred with the assistance of forced government
intervention, (Kung, Caverhill & McLeod, 2010, p. 330).

In contrast to most of the other people in this class, I had never done any net surfing. So to prepare
for this paper I explored the WWW for approximately seven hours. This helped to create an

problem with the William Gibson site is that the background does little to complement the site. The
background for the BR site however, not only complements the title but helps project the mood ...

stock the shelf and assist and help the customer's. Secondly, it is the cashier who works at the till

it is the stock keeper he is in charge of keeping track of the stock. Fourthly, it is the suppliers the

privatization of welfare services. The purpose of this paper is to review the worthiness of
privatization in the midst of conflicts of interests among different groups of people in Hong Kong.

It provided for an interest–free loan to assist eligible households to meet the down–payment on a
small to medium–sized domestic flat in the private sector (La Grange, 1997, p. 75–76). Sale of Flats
to Sitting Tenants Scheme (SFSTS) was introduced in 1991. The proposal states that about five–
year–old flats were to be considered for sale to overcome the two major barriers to home ownership:
the high price of private sector dwellings and the limited stock of HOS/PSPS flats relative to
demand (La Grange, 1997, p. 77). Tenants Purchase Scheme (TPS) was another scheme announced
in December 1997, offering tenants an opportunity to buy their units at deeply discounted prices,
reduced public housing tenants' bids for private homes. However, this adversely affected home
transactions. Moreover, the Housing Department started to contract out estate maintenance
management services to Property Management Agents in private sector from 1987. All these
schemes have successfully encouraged private sectors to participate in housing except SFSTS which
was proved to be a failure under such a harsh requirement and merely 3000–4000 five year old flats
were sold under the scheme in first year operation (La Grange, 1998, p. 512). BACKGROUND OF

Why Do Money Earn More Money For You?
Why manage Wealth? It's your hard earned money, why not manage it? Why shouldn't your money
earn more money for you? Well these questions would certainly seem obvious to you, but are these
not what are the questions that matter a lot as you grow old? Of course this is a materialistic world
where money has gained a whole lot of value and for one's sustenance and better livelihood one
desires for more and more wealth. For the purpose of generating huge wealth we need to manage
our money in an efficient way and that is where Portfolio Management comes into play. Portfolio
could be termed as a mixture of various outlays of investment done by you, or in short "Asset
Allocation". What is an ideal Portfolio? This is a very common question asked ... Show more

growing your wealth, managing your wealth and protecting your wealth. Growing your wealth is a
necessary step for affecting the other two aspects, for which it is required to follow a strict and
disciplined investment approach on the basis of your risk taking ability. First of all you need to
figure out what your needs are in accordance with time. This will help you invest in a better way to
fulfil these needs. Managing your wealth is as important as growing your wealth, otherwise growth
chart can take a reverse movement at any time. Thus, managing your wealth by the way of
evaluating your portfolio on a periodical basis is very important, along with studying about the
sectors in which you have made investment by the way of performance updates, report analysis.
Earning is not just for the sake of today, but also for tomorrow, for you and your family. This is
where the third aspect of Portfolio Management comes into play–protecting your wealth. Growing
and managing would give you enough of wealth but these are like waves, coming and going back, or
say ups and downs. Thus, to gain maximum out of it we need to protect it by the means of risk
management, diversification, hedging or insurance. All three, growing, managing and protecting
your wealth, when integrated and made a portfolio out of the same, will surely be a successful one,
tapping out huge earnings potential. As discussed Portfolio Management is "Asset Allocation" and

Analysis: Tritax Big Box
Smart logistics: Tritax Big Box REIT plc
Tritax Big Box REIT owns one of the largest logistics warehouses in the UK. Tritax bought the
900,000 sq. ft. asset (the size of two football stadiums) in December 2013 for £82.6 million at an
initial 5.1% yield, and has leased the facility to retailer Marks & Spencer for a 23–year term. The
retailer is continuing with a £250 million fit–out of the facility – this is 60 times the annual rent
M&S pays to Tritax. This demonstrates how sticky the tenant is and how unlikely it is that large
retailers would move sites within a sensible time frame. The almost fully automated facility at
Castle Donnington operates 24 hours a day with 1800 staff, up to two Lorries arrive per minute at
peak times, and there ... Show more content on Helpwriting.net ...
Prime quality Big Box warehouses are in high demand from occupiers requiring close access to the
densely populated London conurbation. This is one of the very few sites inside the M25 capable of
accommodating a facility of this size."
Why Big Boxes? The best of logistics
Big Box assets are very large and highly efficient distribution centers and logistics hubs. Their
primary function is to hold finished goods for distribution, either downstream to other parts of the
supply chain or directly to consumers. While Big Boxes are a sub–sector of logistics, they have
Characteristics not evident in the rest of the logistics sector. As a result, they believe Big Boxes
should be viewed very differently from smaller logistics buildings. Big Boxes as they know them
today did not exist in the UK before the early 1990s, when distribution buildings of more than
300,000 sq ft were extremely rare. Most high quality Big Boxes have been constructed over the past
15 years.
A Big Box typically has the following characteristics:
a large floor area, generally between 300,000 and 1,000,000 sq ft;
an eaves height of between ten and 25 meters, allowing for the installation of racking or mezzanine
floors to increase the useable

A Report On The Toms Website
In 2006 the founder of TOMS, Blake Mycoskie, stumbled upon an innovative idea while traveling in
Argentina. He noticed that many of the children lacked proper footwear and he wanted to make an
effort to fix this problem. Mycoskie devised a plan for a company that would involve giving shoes
to those who needed them with every purchase of TOMS shoes. Today, this business has expanded
by providing the things necessary for all human beings. There are many key details on the TOMS
website that emphasize the many aspects of the company. These include the product links and
descriptions that further inform the customer of the company's good works, the many heartfelt
pictures which appeal to the emotions and the links at the bottom of the page that ... Show more

The children's shoes that are showcased on the site prove to be slightly less expensive and fall
within the $25–$70 category. Taking a look at the other various products further illustrates the target
market with prices of eyewear ranging from $75–$200 and bags reaching prices in the three–
hundreds. The coffee roasts that are offered under the 'Shop' link all seem to have a general price of
about $13, however, the option of joining TOMS roasting club is given which includes the
opportunity to receive the roasts on a monthly basis with a set pay of either $12 for a 12–ounce bag
or up to $62 for a 5–pound bag. In order for someone to be able to participate in the TOMS roasting
club, they would have to be making sufficient funds a month that allow for them to pay such a hefty
cost for coffee that could be bought for a cheaper price at the local grocery store. Although these
prices appear somewhat extreme for the products they are advertised for, the customers that are
looking to purchase any TOMS products know that the price is worth it in exchange for the
happiness of others. The Marketplace link, for example, leads the customer to a wide variety of
products including clothing, accessories, jewelry, as well as products for the home and merchandise
to be bought as a gift for a friend. When a potential customer discovers something that they might
buy,

London Is The International Capital Of The World
It's safe to say that London is the international capital of the world, nestled perfectly in between the
west and the east, it has the ability to have an effect on the entire world culturally, politically, and
economically. It is for these reasons that London has emerged recently as the financial center of the
world. As regulation and immigration issues have slowed down New York, London has attracted
companies and investors that are looking for a save haven in turbulent times, London is seen as an
attractive location for foreign investment because it is seen as a very stable and secure city. Perhaps
the most attractive product that this international hub provides to foreign investors is real estate.
According to Financial Times, prime London housing prices have risen 73 percent from March 2009
to November 2014, this kind of substantial increase in property value is exactly what international
inventors are looking for (Norwood). Looking at Forbes study surveying where international
investors are putting their money proves this statement, 63% of investors increased their property
portfolios in the U.K. with London leading all European cities with 43% followed by Paris with
19% and Frankfurt with 14% (Rapoza). Chief Executive of the Association of Foreign Investors in
Real Estate said this about the attractiveness of London, "It's very easy to invest in London, there are
no restrictions, the tax regime is good for foreign investors. And it's an international city so it

Creative Self Efficacy
Creative self–efficacy, which refers to the employee's beliefs about his/her ability to perform the job
creatively, may relate to company image (Aragón–Correa et al., 2007, Wang and Lin, 2012, Gong et
al., 2009). For instance, Aragón–Correa et al. (2007) have investigated the relationship between
leadership and organisational learning's role on innovation and performance. They employed SEM
as the analysis tool with 408 useable questionnaires (response rate 45.33%). Aragón–Correa et al.
assert that firm innovation has a positive impact on organisational performance. Accordingly,
organisational learning's role on innovation may relate to creative self–efficacy which refers to
employee's ability to perform the job in innovative way. Whilst, one of organisational performance
indicator is company image. Hence, it may assume that creative efficacy may lead to company
image. Moreover, Wang and Lin (2012) have examined the antecedents of innovation performance.
They conducted their study in Taiwan by using 302 responses from 30 large IT companies (response
rate 67.11%). Wang and Lin reveal that innovation self–efficacy leads to innovation performance.
Innovation performance may relate to organisational performance. Whilst, one of organisational
performance indicators is company image. Arguably, creative efficacy may also have an impact on
company image. For example, when a company has a better employee's creative self–efficacy, its
employees will perform their job creatively and it

Summary: Commercial Real Estate Analysis and Investment

The cap rate is determined by capital investment supply & demand in the asset market and is based
on 3 major factors: 1. Opportunity cost of capital => increase demand, increase in the price investors
are willing to pay for the property, this results in a decrease of the cap rate. 2. Growth expectations
3. Risk
Asset market investors are seeking future cash flows – financial rather than physical assets. Real
estate asset markets are much more integrated than real estate space markets.
Ch.2 Real estate system.
The real estate development industry is the engine of entrepreneurial activity that assembles and
applies the financial and physical resources to construct new built space.
It is only the demand for new built space that supports the development industry.
Three major components of the real estate system: – The space market – The asset market – The
development industry
The real estate system (as depicted below) is, in principle, forward–looking to varying degrees in
several aspects of the system.

The above picture gives a visual overview of the Real Estate System and includes the major
elements and linkages among the three major components.

Therefore, to appropriately measure both domestic and international real estate return performance, it is necessary to adequately control for country specific sources of systematic risk. To form a base–line, we first examine the ex post return performance of each country's real estate securities using a single–βeta asset pricing model. Our proxy for the world wealth portfolio (i.e., systematic risk) is the total return on a broad–based index of international stocks. The estimated (Jensen's) alphas from these regressions provide direct evidence of abnormal riskadjusted return performance. In addition, the estimated βeta coefficients and coefficients of determination provide evidence on the extent to which country specific real estate returns respond to a global market risk factor. If returns on real estate securities in country i are heavily influenced by a world– wide risk factor, this may suggest that investors already diversified internationally with stocks will gain little additional ... • 13. Pros And Disadvantages Of Privatization And Its Advantages... Privatization may have advantages on some business, but it also brings out some problems in another categories. Firstly, it actually reduces government revenue in long run. The government originally owned some shopping centres and carparks before the privatization of them to The Link, these shops actually make profit. Operating them require operation cost but the revenue generated by selling the products to people and renting spaces for shop owners can cover the cost. Profit could be made if they operate well. All revenues and expenditures will be taken charge by Link REIT after the privatization. In short run, the cost and expenditure of running the shopping centres and carparks are reduced so it can save government's money. But in long run, the government will lose the profit generated by these shopping malls that could be originally earned by it if it does not privatize these centres to The Link. ... If the owner decided to change the working system, employees may need to learn how to do the new work and their job nature will be changed. And as there is a new system, employees may not keep on having their current employment welfare like medical welfare, holidays, etc. (Lau, 2014). Privatization emphasis on the business performance and is different from the government.(Parikh, 2013). As it focuses on employees' performance, this will cause pressure to them. Over the recent decades, the public sectors of the countries have implemented considerable reforms in response to the challenges of technological progress and global changes. These wide public sector reforms represent a shift from the Traditional model of Public Administration (TPA), to the New Public Management (NPM). In other words, there have been numerous changes to replace the huge massive bureaucracies based on hierarchical forms with market–based economic theories built on consumer– driven managerialism. • 27. The Between Self Disclosure And Computer Mediated... This article explores the difference between self–disclosure in Computer–Mediated Communication (CMC) and Face to Face Communication (FTF). More specifically, this article focuses Joseph Walther's Hyperpersonal Model from 1996, and presents an attributional extension on the model. The article begins by discussing the presence of self–disclosure on the internet, stating that "self– disclosure is rife in profiles for online dating" and that "the average Facebook user discloses approximately 25% of the standard information that could be disclosed". The article states that while there has been lots of research articles on the reasons that self–disclosure is so prevalent in CMC, such as anonymity and selective–self presentation, they all seem to make the assumption that increased self–disclosure in CMC directly results in increased intimacy. Hence, while research has shown that people disclose more information in CMC relative to FTF, no one has empirically proven the impact of self–disclosure on intimacy in CMC. The article continues by defining the concepts and theories crucial to understanding the topic at hand. The disclosure–intimacy link is a theory which states that self–disclosure is directly proven to "foster intimacy in a relationship" (Sternberg,1988). The Hyperpersonal model sets out to explain the reason why "some online relationships tend to be more intimate than FTF relationships" (Parks & Floyd, 1996). The Hyperpersonal Model states that CMC can be Hyperpersonal ... Get more on HelpWriting.net ...

A total of 12 simulations were run through the network. Flows were generated between hosts using the tool D–ITG. 2. Traffic generation: D–ITG is used for generating traffic in the network. Random hosts and clients are selected for sending traffic. To get sufficient delay in the network the link is used up to 100% in case of heavy traffic, around 70% for medium traffic and 20% for low traffic. The receiver logs are registered for each flow. Flows nature is UDP as UDP does not re–attempt to send a dropped packet. The packet size is fixed to 1024 and number of packets send per second can be changed depending on the traffic requirement. The following tables give the details of each flow which were simulated for network 1. The network was created in Mininet. It consists of 12 hosts and 8 OpenV switches. It uses the external controller which is selected in Mininet python code. Network 2 is constructed in Mininet. It is a partial tree structure with 11 switches and 12 hosts. External Floodlight controller is connected to the Mininet network using python code. The controller is set in a different Virtual machine. Each KQI will be analyzed for all three algorithms on both the network. 1. Average Delay: The best performing algorithm for high traffic flows is a latency based algorithm. Sale of Flats to Sitting Tenants Scheme (SFSTS) was introduced in 1991. The proposal states that about five– year–old flats were to be considered for sale to overcome the two major barriers to home ownership: the high price of private sector dwellings and the limited stock of HOS/PSPS flats relative to demand (La Grange, 1997, p. 77). Tenants Purchase Scheme (TPS) was another scheme announced in December 1997, offering tenants an opportunity to buy their units at deeply discounted prices, reduced public housing tenants' bids for private homes. However, this adversely affected home transactions. Moreover, the Housing Department started to contract out estate maintenance management services to Property Management Agents in private sector from 1987. All these schemes have successfully encouraged private sectors to participate in housing except SFSTS which was proved to be a failure under such a harsh requirement and merely 3000–4000 five year old flats were sold under the scheme in first year operation (La Grange, 1998, p. 512).
