Housing For All
Doshi has constantly addressed various
income groups and social structures through
design. India is the largest democracy in the
world with immense social diversity and the
design of this scheme made an equitable
distribution of spaces without compromising
on providing community spaces for 3
different income groups.
Form And Planning
● All the 3 income groups are
accommodated on 3 separate floors,
thus making the housing block
pyramidal shaped.
● It has reverse stacking which provides
the topmost situated unit with a
room and kitchen, a lavish terrace
and the lowest unit with a verandah.
● In addition to these, there is a shared
green space right at the center which
is accessible to all residents and offers
space for children to play.
● All the units are approached using an
exterior central staircase.
● This creates dynamic visual
compositions for the viewers and
people passing by the streets.
● Even in elevation, the building has a
graceful symmetry which reinforces
the idea of equitable design and
modernism of thought.
Area distribution:
● The ground floor units are about 1800 sq. ft which cost approximately 70-80 lakhs.
● The first-floor units are 1080 sq. ft. in area which cost approximately 50 lakhs.
● The second-floor units are 675 sq. ft. in area which again cost approximately 70-80 lakhs
Space Appropriation And
Ephemerality
● One of the most important things to
learn from India’s diverse community
is the transformation of spaces.
● A space that allows itself to
reappropriate based on all the
nuances of life. This ephemerality
ensured social interaction and not just
that, but gave room for incremental
growth.
● This phenomenally addressed
dimension of ‘time’ using design and
space planning.
● Spatial modifications are allowed to
occur internally, however, the
effective form remains untouched.
● Over time inhabitants have
accommodated their needs by adding
overhangs, roofs, windows and
certain rooms which have contributed
to their sense of belongingness and
dignity.

This project is based on the belief that users were capable of
generating their habitats. All they needed was a well-
designed template, which aided as an initial point for
incremental development. It is now a dense and diverse
settlement. The primary concept behind the dwelling units
gives the flexibility of changes, even having the same format.
Each unit, dwelling, floor, house, and element are unique in
their way. Each house is personalizing according to the
requirements and necessities of the user.

CASE STUDY 1
SUBLIME ORDINARINESS HOUSING PROJECT
The housing project is located about 60 km to the north east of
Mumbai which houses 54 families of staff working in the
industrial facility of a color coating plant for a large corporate
group. Family, relatives, and community play a critical role in
Indian society. The housing has been designed keeping these
socio-cultural realities in mind.

SITE PLAN ANDIDEOLOGIES
Using the Mumbai chawl as a
reference to organize the
spaces, we saw it as a
typology with the
tremendous possibility of
being a social catalyst. Four
apartments of 540 sq.ft. each
is strung along a corridor
space. At the end of which
sits the staircase.

so are ideal for Agile, user-story-
based planning.
In simple words, the incremental
design is to split
the design problem into small
problems and work on these
problems one by one, while
making improvements in the
solutions by getting feedback from
the customer. ... designers usually
look at the bigger picture of the
problem.
Shape grammar is one type of generative
grammars which deals with points, lines,
shapes and solids instead of characters. In
shape grammars, new shapes can be
created by an initial shape, shape
elements and production rules [3]. So
basically it focuses on the shapes and the
production rules with which the shapes
come together

• It is located at the South side of the site .
• It is an important landmark of Nerul, it has heavy traffic in peak
times(9am, 12 pm,4pm, 8pm)
• At times of events in cities also becomes an installation point.
MOVEMENT PATTERN
• The site is located at a prime junction.
• The site 4 roads:
• 2 roads are main roads connecting the mumbai-
pune highway.
• Other 2 roads are the peripheral roads.
• The road adjoining (access 1) to the site have
vehicular traffic during peak morning and
afternoon hours because of the school near the
site. But at the same point the road can be used for
major accessibility from the point of view of
security since the road is connected to the
mumbai-pune highway which makes it a busy road.
• Another adjoining road (access 2) also connects to
the mumbai-pune highway and palm beach road
and hence it can act as surveillance and security.
• The other access (access 3) is private so it can help
cut down the traffic coming from the main road.
• The road behind the site can be accessed (access 4)
but it can be used as a service road and can't be a
main access.

SURROUNDINGS
• Site is surrounded by educational
zone, industrial zone, recreational
spaces.
• The main impact on the site will be
traffic and noise since the site is
adjacent to a junction which has a
large number of user groups.
• Another impact can be the visual
impact because of height of the
buildings around the site.
USER GROUP
• The user group in the surrounding of the
site consists of students, workers,
markets, hospitals.
• Since the site has educational institutes
on one side our resident might be useful
for the students to stay in the resident.
• Considering educational complexes
there is a scope of providing retail areas
inside the site.
• The west side of the site consists of
residential areas which results in
security during night.
CITY FABRIC
• The surrounding residential buildings are either
unplanned settlements and government buildings.
• There is no parking provision which affects in
affected movements.
• The settlements are 2-3 storey structures provided
with projecting balconies.
• The government housing are g+3 structures with
small window openings.
• Use of light colors have been used for the buildings
which does not absorb heat during summers
resulting in keeping the building cool from inside.
ABOUT SITE
Nerul is a developed premium residential and
commercial node in Navi Mumbai.
Placed along Mumbai-Pune Highway, the locality
shares neighbourhood with Sanpada, Juinagar,
Kharghar, Seawoods and CBD Belapur.
It comprises a mix of horizontal and vertical
residential developments including low, mid and
high-rise apartments. Site is a flat land

People are now demanding terrace
gardens in apartments. Eg. Super-sized
terraces with large semi-open spaces that
can be used as sit-outs, private green
spaces or party areas are the latest fancy.
A typical green roof system comprises two
inches of sandy soil topped with the
pervious paver blocks, and overlain with a
uniform grass sod.

  • 2. Housing For All Doshi has constantly addressed various income groups and social structures through design. India is the largest democracy in the world with immense social diversity and the design of this scheme made an equitable distribution of spaces without compromising on providing community spaces for 3 different income groups. Form And Planning ● All the 3 income groups are accommodated on 3 separate floors, thus making the housing block pyramidal shaped. ● It has reverse stacking which provides the topmost situated unit with a room and kitchen, a lavish terrace and the lowest unit with a verandah. ● In addition to these, there is a shared green space right at the center which is accessible to all residents and offers space for children to play. ● All the units are approached using an exterior central staircase. ● This creates dynamic visual compositions for the viewers and people passing by the streets. ● Even in elevation, the building has a graceful symmetry which reinforces the idea of equitable design and modernism of thought. Area distribution: ● The ground floor units are about 1800 sq. ft which cost approximately 70-80 lakhs. ● The first-floor units are 1080 sq. ft. in area which cost approximately 50 lakhs. ● The second-floor units are 675 sq. ft. in area which again cost approximately 70-80 lakhs Space Appropriation And Ephemerality ● One of the most important things to learn from India’s diverse community is the transformation of spaces. ● A space that allows itself to reappropriate based on all the nuances of life. This ephemerality ensured social interaction and not just that, but gave room for incremental growth. ● This phenomenally addressed dimension of ‘time’ using design and space planning. ● Spatial modifications are allowed to occur internally, however, the effective form remains untouched. ● Over time inhabitants have accommodated their needs by adding overhangs, roofs, windows and certain rooms which have contributed to their sense of belongingness and dignity. PROJECT DETAILS: Location: Ahmedabad, Gujarat, India Project duration: 1973-1976 Area: 4 hectares No. of plots: 54 No. of units: 324 This project is based on the belief that users were capable of generating their habitats. All they needed was a well- designed template, which aided as an initial point for incremental development. It is now a dense and diverse settlement. The primary concept behind the dwelling units gives the flexibility of changes, even having the same format. Each unit, dwelling, floor, house, and element are unique in their way. SUBLIME ORDINARINESS HOUSING PROJECT The housing project is located about 60 km to the north east of Mumbai which houses 54 families of staff working in the industrial facility of a color coating plant for a large corporate group. Family, relatives, and community play a critical role in Indian society. The housing has been designed keeping these socio-cultural realities in mind. SHIVAJI CHOWK • It is located at the South side of the site . • It is an important landmark of Nerul, it has heavy traffic in peak times(9am, 12 pm,4pm, 8pm) • At times of events in cities also becomes an installation point. MOVEMENT PATTERN • The site is located at a prime junction. • The site 4 roads: • 2 roads are main roads connecting the mumbai- pune highway. • Other 2 roads are the peripheral roads. • The road adjoining (access 1) to the site have vehicular traffic during peak morning and afternoon hours because of the school near the site. But at the same point the road can be used for major accessibility from the point of view of security since the road is connected to the mumbai-pune highway which makes it a busy road. • Another adjoining road (access 2) also connects to the mumbai-pune highway and palm beach road and hence it can act as surveillance and security. • The other access (access 3) is private so it can help cut down the traffic coming from the main road. • The road behind the site can be accessed (access 4) but it can be used as a service road and can't be a main access. N SURROUNDINGS • Site is surrounded by educational zone, industrial zone, recreational spaces. • The main impact on the site will be traffic and noise since the site is adjacent to a junction which has a large number of user groups. • Another impact can be the visual impact because of height of the buildings around the site. USER GROUP • The user group in the surrounding of the site consists of students, workers, markets, hospitals. • Since the site has educational institutes on one side our resident might be useful for the students to stay in the resident. • Considering educational complexes there is a scope of providing retail areas inside the site. • The west side of the site consists of residential areas which results in security during night. CITY FABRIC • The surrounding residential buildings are either unplanned settlements and government buildings. • There is no parking provision which affects in affected movements. • The settlements are 2-3 storey structures provided with projecting balconies. • The government housing are g+3 structures with small window openings. • Use of light colors have been used for the buildings which does not absorb heat during summers resulting in keeping the building cool from inside. ABOUT SITE Nerul is a developed premium residential and commercial node in Navi Mumbai. Placed along Mumbai-Pune Highway, the locality shares neighbourhood with Sanpada, Juinagar, Kharghar, Seawoods and CBD Belapur. It comprises a mix of horizontal and vertical residential developments including low, mid and high-rise apartments.
