In order to have my city become the best it could be, while also being productive, I had to break my
city into three zones. These zones consisted of a commercial area, residential area, and a industrial
area. The first thing I did was build a residential area on the Eastern side of my city. I wanted my
residential area to be far enough away from where I intended to zone my industrial, however close
enough to commercial areas so businesses would get customers. With a major highway running
along the Northern border of my city, I decided to place my commercial zone near it. In doing so, I
hoped to get shoppers from other cities that were passing by. After both my residential and
commercial areas were zoned, I decided to focus on my industrial zone. I wanted my industrial zone
to be located farther away from my residential zone, where the wind would blow pollution away
from houses and shopping centers. My industrial zone was located in the far Southern portion of my
city, near a large body of water so freight could be shipped. The industrial zone is also where I put in

For years, the overriding hope for officials, business owners and many residents of the city of
Seminole was for Seminole Mall to be rebuilt and bring with it a vibrant shopping destination that
would usher in jobs and prosperity. That goal seems within grasp now that developers have

for a 12–screen movie complex, a fitness center, retail shops and restaurants (Lindberg, July 31,

eastern culture. The people are friendly, there are plenty of strangers on the streets, and plenty late
night business and as Jane Jacobs would describe it, successful (35). Therefore as a public space that
is suitable to the public it should be preserved. However, it is the target for many developers. In the
past there have been numerous attempts to develop the Chinatown district, all of which would have
compromised the integrity of Chinatown, which has been around since the late 1800s. The
Philadelphia Chinatown Development Corporation, or the PCDC, was founded because of these
threats to Chinatown and has constantly fought off development threats to Chinatown (Lechner).
However, the developments that were constructed including the Vine Street Expressway and several
urban renewal projects south of Chinatown have effectively stopped growth in those areas. Because

This National Historical Landmark is not only protected by the federal government, but also by the
indigenous tribal members. The tribal council has established strict rules and regulations in order to
maintain the sacredness of the land and tribal customs. For instance, the website provides visitors
with documented guidelines and etiquette, all of which are translated into English, Spanish, Italian,
German, plus Japanese. Moreover, the visitor etiquette policy enforces tight control over the use of

Central Delaware Riverfront District
Central Delaware Riverfront District is a place with rich history. This article is mainly about
comparing the master plans of this area issued in the late 20th Century and 2011.
As part of the background, I'd like to mention that the development of Central Riverfront District
could be traced back to 1967. The Philadelphia City Planning Commission made a plan to build the
I–95 Express Highway in that year. It was a postwar interstate highway happening with the
automobile growth, serving the purpose of development out. But it also isolated the riverfront
(which was mainly the industrial area at that time) with the center city, putting the future
development of the waterfront district into a negative position.

In the late 20th Century about 1980, there was a master plan for Central Delaware Riverfront issued
by Philadelphia City Planning Commission. It stated consideration for the whole planning from the
aspects of transportation, land use, development phasing, recreation & open space and so on, by
previously studying the existing condition and analyzing development potential of the site. The
background of the plan was that Philadelphia entered the post–industrial era because of industry
decline. Some of the piers were no longer in use and many factories were moved to other places.
The riverfront district needed to be redeveloped.
After 30 years, the Planning Commission approved another master plan for Central

Brickell City Center Case Study
The original proposal for the site was four skyscrapers and it was approved by the City of Miami,
however in 2008 with the recession the project was cancelled.
In 2011 the project was revived by Swire Properties and Brickell City Center was designed by
Arquitectonica and approved by the City of Miami under a SAP– Special Area Plan zoning permit.
The importance of this special zoning was that it allows developer to work hand to hand with the
city and allowed an integration of public infrastructure and improvements for the area. Thanks to the
SAP the Metromover Station was allowed into the BCC.

and preserve these historic properties.

During the recession in Miami some projects went into foreclosure and the Swire Properties
purchased 5.65 acres in Brickell. The company was able to invest without public subsidies and bank
loans, regardless of the risky investment, but they acquired the land at a 64% discount.
"We were in the worst recession the country had seen, but we believed in Miami" said Steve Owens,
president of Swire Properties.
Over a period of two years the developer was able to acquire sufficient real state to cross the
threshold needed to qualify for SAP– Special Area Planning Zoning. It allowed them more
flexibility on the open space requirements and density limits. Also, the special zoning allowed an
arrangement with the local government to integrate the Eighth Street Metromover Station into the
complex.
