Owners are left to themselves to review a general
contractor‟s bids and progression and trust they
are being told the truth. As the Russian proverb
says, “Trust, but verify.” We are your verification.
Bid Review

Purpose: Outcome:

Finding „green-friendly‟ materials is important and
so are finding materials that are „budget-friendly‟
as well. That is what we do without sacrificing
design!
Value Engineering

Purpose: Outcome:
Review material specifications from A detailed list of alternate specifications to
project architect and project designer to certain material and the cost differences
assess the financial impact to the project from the original specification. This list
as well as environmental implications. will include samples for

material, etc). product. Once again this is something to be
done on the front side of the project that
                                             needs time to mature.
3C

Time is money! And a very few minor errors in a
construction project can lead to a disastrous
cascade of delays and over-budget costs. 3C will
either prevent those errors or catch them early
enough to mitigate damages.
Project Schedule Review

Purpose: Outcome:
To review schedule flow, trade A detailed summary of the proposed
sequencing, confirm milestones, identify schedule that will include
segments of the schedule that are critical recommendations on areas that may need
in regards to materials that have to be attention, actual timeline versus reviewed
available at that time in order for the timeline and improper trade sequencing.
project to proceed (the most important Primarily focusing on the materials that will
part of any successful project), realistic be needed at certain times during the
time frame of project based upon project to prevent delays and areas where
schedule provided. an increase of manpower will be needed. If
one segment falls behind, all segments will
then fall behind. The key is to identify
these areas ahead of time to prevent failure.
And the most over-looked area is that of
                                             materials, because with out material
                                             nothing can be built.

Do you know with whom you are entrusting
millions of dollars? Get to know your general
contractor! We provide you a general contractor‟s
track record.
General Contractor Review

Purpose: Outcome:
To establish the track record of the After the evaluation, the owner shall be

prior projects and relationships within and weaknesses of the general contractors
those projects. This would include; that are to bid the project. This summary
project completion versus project will give the owner the opportunity to have
schedule, owner construction budget a successful project based upon what these
versus actual construction cost, change general contractors have done in their
order impact, lien impacts (if previous projects. Sometimes the lowest
any), competency of supervision, choice number is not the best number. Another
of subcontractor, quality of product and factor is the independent review. This is to
basic review of their overall performance. help eliminate behind the scenes
                                             shenanigans that can develop between
                                             owner's representative and general
                                             contractor which ultimately causes a
                                             financial impact to the project.
3C

You may be asking yourself…is 3C an auditor? Not
exactly. Unlike a traditional auditing after-the-
fact, we audit before, during and after the project.
Examples of project savings:
1. For Client A, 1.6 million dollars in material savings. This was in lighting
fixtures, bathroom tile and misc hardware. Material costs were initially set at 9
million, that was a savings of 18%

2. Also for Client A, savings of 850K in scope of work discrepancies found in the
agree upon general contractor bid that was to be written for contract. Contract
was to be written for 3.5 million dollars. That was a savings of 24%

3. For Client B, Review and proposed revision to project schedule, that was deemed
unattainable. This was found within the proposed critical path of the mechanical
scope that didn‟t allow for the relocation of riser shut off valves and the time
frame that was required. Taking into account the possibility of a snowball effect
in regards to lost revenue, trade downtime, etc. Approx savings 65K to priceless.
