SUBJECT: Case No. 893 F – 280 Retama Pl
Request of Brian Voges of Voges Design LLC, applicant, representing LADSA, LLC,
owner, for the significance review of the existing main structure located at 280 Retama
Pl in order to demolish 100% of the existing single-family residence and accessory
structure(s) under Demolition Review Ordinance No. 1860 (April 12, 2010).

BACKGROUND INFORMATION
The property is zoned SF-A and is located on the south side of Retama Pl at the intersection with
N New Braunfels.
POLICY ANALYSIS
Staff found no historical or architectural significance to the structure.
A replacement structure is not proposed at this time. Construction of a new single-family
residence would be subject to review by the ARB and approval by City Council. In addition, as
part of the plan review, the applicant would need to prove that the property and/or any
improvements are outside of the 100-yr flood area and/or complete a Floodplain Development
Permit.
2. The Architectural Review Board considered the request at their April 18, 2023 meeting. The
board declared the existing main structure as not significant and voted unanimously to
recommend approval of the demolition as requested.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.
