RESPA compliance review of mortgage files to ensure conformity to RESPA and HDMA guidelines.

Reviewing FHA, HUD, DOJ and Non GSE Trial Declines for accuracy, generated decline letters for those
not compliant or Opting Out and accurately determining that payments were not made timely prior to
formally requesting decline. Tracking Loans through permanent modification process,meeting SLA’s in
order to meet mailing deadlines.
Verified checklist which included Active Military and SCRA requirements, Approved for sale
status,warning codes,unpaid principal balance, paid to date, loan certification, payment review,
payoff/reinstatement funds,approved bids, pending sale postponement requests,pending holds,
issues,notes of modification documents sent/received from borrower to determine if property is
ready for sale.
FORECLOSURE REVIEW / BANKRUPTCY ANALYST
Evaluate pre-foreclosed loans during Claim Process to determine if all required loss mitigation
activities were handled and documented in accordance with requirements of FHA, HAMP, HAFA
and othermodification programs.
Performed verification review of Assignment of Mortgage required by statutory requirements and if
AOM was executed and/ or recorded.
Re-prepped foreclosure checklists prior to forwarding files to Underwriter including verifying Open
valid workouts with proper Foreclosure warning codes,SCRA active military status,verified
HAFA, FHA, HAMP solicitation letters (Approve or Decline), 30-15 day IIN expiration letters to
borrower to submit documents,Deed in Lieu, DOJ letters, short-sale – in progress/pending orif
borrower was approved for modification.
Verified proof of claim documentation for accuracy, completeness and compliance.
Analyzed, researched and reconciled bankruptcy conflicts, reports and processes pertaining to bankruptcy
filings.
Research include the review of detailed and comparison of pre-petition and post petition fees, payments,
escrow charges, and delinquent monies verses borrowers agreement of loan.

Audit and Reconciled default loan modifications that have been in Loss Mitigation, Foreclosure and
Bankruptcy status. Act as SPOC for customers in default or facing imminent default.
Verify Man codes,stops codes,message removal dates,and modifications to determine
reconcilement of the loan.
Reclassified, made adjustments and corrections to the Borrower Corporate Advance Balances and or
third party deficits for misapplied fees and cost not quoted per worksheet that would not be in
