required annual costs of over $798k using outside vendors and
programs.
Established and designed Excel macros to manage complex
spreadsheets and reporting associated with multi-million-dollar real
estate projects for stakeholders and other departments
Developed, designed Architectural Data Base for Building drawings
for the State of California, saving $200 k plus each year from

11. Major Project
This was an Operator Services
upgrade of nine-story office building
containing three levels of sub-terrain
parking. The project was phased,
remodeling one floor at a time to
keep the remaining operator’s
activities in operation. Café-News
Bar Break Rooms were added on all
nine floors. The work included but
not limited too; not only the floor by
floor remodeling process but the
replacing of the existing chilled water
HVAC system with two new
redundant cooling towers and chiller
plants. The existing four passenger
elevators were refurbished, a new
full building transfer 1750 kW
generator was installed with a roof
mounted remote radiator and a
6,000 gallon above grade fuel tank.
The building electrical power
distribution was upgraded and a
building UPS was installed.

This was for the installation of two
new redundant commercial power
services with new power distribution
at each mezzanine floor level and
replacing the existing DX HVAC
system with two redundant chilled
water systems comprised of two new
cooling towers and chiller plants.
Two new redundant package units
were added for cooling of the 5th
floor only. A second 2000 kW
generator was added with the
capability of load shedding to power
only the critical loads

13. MAJOR PROJECTS
This was emergency project for the
complete 240-volt to 480-volt
electrical service upgrade, because
the Edison transformer was
overloaded, stopping all
telephone/FiOS growth. This
included the electrical service
upgrade with all associated
equipment, installing a new full
building transfer 1500 kW generator,
sound attenuated enclosure and new
underground fuel tank. All asbestos
floor tiles for the 1st floor and
basement were removed. This was a
rush job, which I received a company
award.
