5. Meritorious Modifications Requested
The applicant is proposing the following modifications to the GS
General Suburban standards:
• A reduction in the minimum lot width from 50-feet to 40-feet,
• A maximum of 7-units per acre,
• An expansion in block length ranging from 1,200-ft to 2,250-ft,
and
• A reduction in the rear setback from 20-feet to 15-feet for lots
adjacent to Victoria Avenue.

Reduced densities adjacent to Wellborn Preserve Open properties;
Attached and/or detached two car garages required with each
detached single-family dwelling unit;
Affordable single-family homes;
Reduced density from 8-units per acre (as required for townhome
development in the current PDD) to 7-units per acre with GS
General Suburban detached single family development.
