Bradleys Land & New Homes is an independent
department of Bradleys Estate Agents,
headed up by group director Chris Baxter, dealing
with the sale of Land and New Homes throughout
Devon, Cornwall & Somerset.
As a specialist department we offer a well

7. Development Branding
Identification
The development proposal should have a
collective marketing name and we are
more than happy to provide a choice of
marketing names and logos, if required.
The site name should be reflected
uniformly in our advertising, brochures, on
site boards, internet site etc to provide a
consistent marketing approach to
the buying public.
Site Marketing Boards
A suitable marketing board for the entrance
to the site would be designed to create a
sense of arrival, and to give the relevant
information and contact numbers for when
a site presence is not available. Swing
boards and any necessary car parking and/
or directional signage will be produced
and would be ordered at the earliest
opportunity and delivered to site.
Computer Generated Images, Virtual
Walkthroughs and Artists Impressions
Our artists are very detailed and accurate
with their work, each with differing styles
to suit every type of development. We have
also commenced work with a company
who provide computer generated images
and virtual walkthroughs. This type of
development impression is an essential
tool to encourage sales off plan.
Whether a classic artists impression or CGI
is chosen it can be arranged for examples
to be sent to you to help you decide on the
style of impression that would most suit a
particular development. These are used
within the brochure and for all advertising
material, until we can replace with
photographs of the finished product.

Brochures
Bradleys have many years experience in
producing full colour brochures, which
would be produced as a result of close
consultation with yourselves and in
line with the current marketplace. It is
important that the brochure should be
of a high standard and used to achieve a
successful sales rate.
Due to the increased awareness of the
Property Misdescriptions Act, we would
advise on all aspects of due diligence to
ensure, you, the client were adequately
informed and in respect of this, we would
also require the final brochure product to
be signed off by yourselves in respect of
Property Misdescriptions prior to printing.
Launching Your Development

Each development is different so therefore

Local, Regional and National Advertising
A schedule will be forwarded to you
covering local and regional publications
in quarter and/or half page formats along
with advertising within the local office
newspapers. National and/or magazine
advertising would be discussed and a
package put together if it was felt these
extra publications were required. Additional
advertising will also be scheduled for any
events with regard to the development, e.g.
open days/weekends and incentives, etc.

allocated to them, are briefed thoroughly

are expected to promote the development
and contact the developer each week either
by phone or detailed report.

Bradleys Estate Agents are associated
with ‘movewithus’, an affinty group of
over 1000 independent estate agents

your development throughout the entire

17. Reservation Sales
Our Reservation Sales System
Bradleys would ensure that all purchasers
reserving plots would be financially
qualified as to their ability to proceed
prior to reservation, and the reservation
itself would be tracked to ensure that an
exchange of contracts takes place within
the desired period. The progress of each
reservee would be reported to you on a
periodic basis by liasing with the developer’s
and purchaser’s solicitors. Bradleys work
on a reservation system of 28 days, sale
to exchange basis with a non refundable
deposit scheme.
Progressing a Reservation to Exchange
There are two external elements that can
affect the success and timing of a sale
agreed home through to exchange of
contracts. These elements include the legal
conveyancing and financing of a house
purchased. Bradleys can fundamentally
influence these elements to both the
advantage of the buyer and you, the seller.
These include:
Financing
Bradleys can qualify all purchasers for your
site in order to ensure that they are a
mortgagable prospect and can raise
the finance. This helps to reduce the
cancellation rate on aborted sales.
Bradleys Conveyancing
This has already improved conveyancing
times by one week shorter than the local
average time scales and also leads to less
abortive sales as the Solicitor has a real
motive to conclude the sale. Bradleys
conveyancing works on a no sale no fee
basis with buyers being able to access their
legal progress file via the internet.
Communication
We would hope to meet you a minimum of
once a month throughout the progression
of the development to review marketing
and reservation activity and plan future
marketing ideas as and when required.

19. Other Services
Chain Breaking Package
Bradleys Estate Agents are able to offer
our development clients the ability to
buy in buyer’s homes at no risk to the
development company. This allows us to
advertise a chain breaking facility within
your development.
Because the company is a third party and
is therefore not connected with the site we
have the ability to purchase property in any
price range normally within 28 days of an
inital assessment. If you would like further
