Job growth catches up with national pace
After steadily lagging U.S. job growth for the past four years, St. Louis has
accelerated and is now on par with the nation. With the unemployment rate at 4.5
percent, the number of people employed in the region is at an all-time high. The
two largest office occupying sectors, financial activities and professional and
business services (PBS) posted annual gains of 4.2 percent and 3.3 percent,
respectively. Like the rest of the region, both sectors are at all-time high
employment. There has been some consequences to this. According to Federal
Reserve data, one-third of contacts in a recent survey “currently do not have
enough qualified candidates from which to choose.”
Single-digit vacancy the norm in certain submarkets
As we anticipated in the first quarter, leasing activity from the previous year has
brought further reduction in the vacancy rate. With several large lease
expansions commencing from Centene, Nestlé Purina, Clarkson Eye Care, and
Varsity Tutors, total vacancy is below 14.0 percent for the first time since 2008.
Centene has been a big contributor with approximately 300,000 square feet of
expansions across the market. The Class A market remains very tight, as the
Class A suburban market has hit single-digit vacancy—a lack of new supply is
restricting options for tenants.
Large blocks of space remain in short supply
As the market continues to increase occupancy, quality Class A blocks of space
remain in short supply. While some future vacancies are on the horizon
(Hardees, Brado, and ADP) options for tenants in the market for more than
50,000 square feet are limited. With just one building under construction (Delmar
Gardens III), it begs the question when another will break ground. Several
projects are proposed in Clayton, including Centene’s massive corporate
expansion, but that is several years off. The lack of space has contributed to
companies such as World Wide Technology and Bunge choosing build-to-suit
projects over existing product. Enterprise Holdings took things a step further,
purchasing two buildings in Maryland Heights to accommodate future growth.
One building was vacant, and the other is occupied by Monsanto.

Abstrakt | Marketing: expanding
In the first quarter of 2016, Abstrakt Marketing Group hired 38 employees, and the company plans to hire 50 more by end of 2016. Abstrakt also
gained 72 new clients in 1Q 2016. The marketing group is located downtown at 727 N 1st Street, Suite 500.
Centene | Healthcare: contracting
Centene Corp. (NYSE: CNC) has quietly let go 40 employees within the company’s subsidiary Envolve PeopleCare. It is unknown how many people
are affected in St. Louis locations, but all were offered severance and outplacement. Envolve has 2,000 employees working in family and health plan
operations in 10 states.
New Balance | Manufacturing: expanding
Shoe-manufacturer New Balance’s e-commerce fulfillment center is moving and expanding to 125,000 square feet in a NorthPoint Development
building at 13600 Shoreline Drive, from 40,000 square feet at 1537 Fencorp Court. The company’s Sunset Hills office employs 200.
Schnucks | Food: contracting
On May 18, Schnucks gave layoff notice to 234 union members of the Teamsters Local 688 working at the Bridgeton warehouse. Contract
employees from 3PL company XPO Logistics will be replacing them.
Target | Retail: contracting
The Target (NYSE: TGT) at Buzz Westfall Plaza on the Boulevard is closing. After the incidents in Ferguson, a police command center operated out
of the shopping center’s parking lot at 8007 West Florissant Avenue in Jennings.

With the unemployment rate at 4.5 percent, the number of people employed in the region is at an all-time high. The two largest office occupying sectors, financial activities and professional and business services (PBS) posted annual gains of 4.2 percent and 3.3 percent, respectively. Like the rest of the region, both sectors are at all-time high employment. There has been some consequences to this. According to Federal Reserve data, one-third of contacts in a recent survey “currently do not have enough qualified candidates from which to choose.” Single-digit vacancy the norm in certain submarkets As we anticipated in the first quarter, leasing activity from the previous year has brought further reduction in the vacancy rate. With several large lease expansions commencing from Centene, Nestlé Purina, Clarkson Eye Care, and Varsity Tutors, total vacancy is below 14.0 percent for the first time since 2008. Centene has been a big contributor with approximately 300,000 square feet of expansions across the market. The Class A market remains very tight, as the Class A suburban market has hit single-digit vacancy—a lack of new supply is restricting options for tenants. Large blocks of space remain in short supply As the market continues to increase occupancy, quality Class A blocks of space remain in short supply. While some future vacancies are on the horizon (Hardees, Brado, and ADP) options for tenants in the market for more than 50,000 square feet are limited. With just one building under construction (Delmar Gardens III), it begs the question when another will break ground. Several projects are proposed in Clayton, including Centene’s massive corporate expansion, but that is several years off. The lack of space has contributed to companies such as World Wide Technology and Bunge choosing build-to-suit projects over existing product. Enterprise Holdings took things a step further, purchasing two buildings in Maryland Heights to accommodate future growth.
