 In August 2016, the company Emperium
Realty Pvt Ltd was incorporated. With a
team of highly professional staff, today
Emperium Reality Pvt Ltd has a net worth of
over Rs. 150 crores. The company have

3. INTRODUCTION TO PROJECT
 The project is to construct high rise residential buildings.
 The project is managed by the Project Manager Mr.
Anurag Bargoti.
 Construction includes 7 different towers and a water tank
also.
 Contractors – Eminent Colonizers Pvt. Ltd. (Tower
no. 3,4 & 5) & VD Concrette Flooring Pvt. Ltd. (Tower
no. 7)

7. STARTER OF THE COLUMN
 Starter is used to make
all the column in
straight line as given in
grid column layout.
 Any lack of attention in
this process causes
change in dimension of
the room size also
cause the vertical
alignment problem in
columns.

8. SHUTTERING & FORMWORK
 A temporary mould in which
concrete is poured.
 Materials used – Timber, Steel,
Aluminium and plywood.

9. REINFORCEMENT
 Reinforcement use is CTD or TMT bars.
 Yield strength is greater than 500N/mm².
 Minimum elongation 14.5%.
 Size of Bars available – 6mm, 8mm, 10mm, 12mm,
16mm, 20mm, 25mm, 32mm.
 Standard length – 12m.

 BBS is comprehensive list that describe the location,
mark, type, size, length , number and bending details of
each bar in a r/f drawing of a structure.

18. CHECKING OF REINFORCEMENT
 Check for numbers of the bars.
 Their diameters should be check.
 Check for stirrups and their shapes as per drawing.
 Check the spacing.
 Check that rings are properly tied.
 Check for overlapping.

been used for construction of walls.

22. TESTS PERFORMED
 Silt Test –
 Performed to check the quality
of coarse sand.
 It is denoted as percentage.
 Silt content shouldn’t be more
than 8%.

 Slump Test –
 This test is performed
to check workabilty.
 Its value varies from
25-140mm.
 Sample fails if its value
exceeds 140mm.

24. SAFETY MEASURES
 All workers must know the safety measures.
 Site should be restricted for trespassers.
 Safe work method assessment.
 Use clear signage throughout the site.
 There should be availability of first aid.
 All the workers should wear safety gears i.e. halmet,
safety belt, boots, necessary pads, etc.

25. CLIENT, CONTRACTOR AND CONSULTANTS
 Client-
The client refers to the entity that has the need that defines the project
objectives, schedule, and dedicated budget. The client is in-charge
of the basic idea of the project.
 Consultants –
The consultants role is to evaluate a client’s needs and provide expert
advice and opinion on what needs to be done. It provide
professional advice regarding information in its field of knowledge.
 Contractors –
Contractor is hired by client to carry out work, under the terms and
subject to the deadlines, and the quality and cost provisions. If the
contractor doesn’t have the necessary resources, it may use one or
more external companies, known as Sub-Contractors

27. RERA
 RERA stands for Real Estate Regulatory Authority. It is an act for
regulations and promotion of the real estate sector to ensure the sale
of apartment, plot or building in an efficient and transparent manner.
 Enacted by parliament in 2016 and came into force in 1 may 2017
across India.
 Key provisions-
 Buyer will pay only for carpet area.
 Any defect in the building will be responsibility of the builder for the
period of 5 years.
 Developers have to disclose the project detail on the website and
should regularly update the construction progress.
 Project with plot size of minimum 500mm² or 8 apartments need to
be registered with RERA.
 The project of Imperium Realty is RERA Certified.
