Soneri Bank limited Sept 2009 – Till to date
Branch Development Department as Premises Engineer
Soneri Bank is one of the well growing bank in Pakistan having a branch network of 250+ branches
country wide. Being a Premises Engineer of Branch Development Department, my core responsibility is
to take care of vast expansion plan of establishing new branches on pan Pakistan basis through
construction of new branches / offices as well as complete processing of acquiring of places for branches
/ offices.
As a Premises Engineer mainly involved in acquiring of premises and construction / planning and
engineering supervision contracts of Pan Pakistan Branches / Projects, alongside, my responsibilities
include search and acquired site for new branches, monitoring the consultancy supervision contracts of
the Architects/Engineers & maintenance contracts involved in designing supervising the technical and
contractual details of the construction of projects and maintenance of branches as well regional offices
varying from Infrastructure to building construction and amenities related administrative matters of all
regional offices including Civil, Electrical, HVAC along with interior-Finishes works as well as design &
arrange power infrastructure with backup support (Generator) and monitoring & solving day by day
problems for smooth running of operation also coordinate with IT for their infrastructure. I have been
assigned with key responsibilities for managing the execution of works preparation of budget (CAPEX &
OPEX) for in context with the requirements of various infrastructural projects.
In addition, I have also been proactively engage in preparing the Budget for annual renovation /
maintenance of projects, purchasing of assets with the coordination of finance and monitor the utilization
of approved budget, transfer & disposal of Bank’s assets, pre-qualification procedures for consultants,
contractors& vendors, comprehensive reporting protocols as per Soneri Bank standards of issuing
cumulative CVI projects progress and monthly management reports, review and preparation of technical
evaluations, recommendations for award of various infrastructure and building contracts, preparing
necessary documentations and approvals to transfer completed units to Property Handover and
Facilitation Department and after that support them for smooth running of business.
Achievements
• Successfully completion of Soneri Bank’s Central Office Karachi of 25,000 sft at 9th
& 10th
Floor of
PNSC and 30,000sft of different floors of Al – Rahim Tower.
• Successfully completion of construction & renovation of 200 new & existing Branches / Offices
of Soneri Bank Limited in Pan Pakistan including 16,500 sft of Main Branch Lahore & 13,300 sft
of Main Branch Karachi
• Standardization of Soneri Bank Theme Pan Pakistan
• Creating of one window support unit
Engineering Portfolio
• Project Management from Bank's side over Renovation/ Construction of all major/small
branches and offices.
• Preparation / checking of Layout plans & BOQs/estimates for renovation & construction
projects in coordination with the consultants / Architects & Engineers/Quantity surveyors as
per Bank's requirement.
• Responsible for costing, estimating and Project planning.
• Responsible for ensuring best value is obtained for the project including supplier base, use of
external resource.
• Preparation of Proposals for Management approval having comprehensive financial details
regarding execution of Project.
• Preparation & checking of Annual Budgeting for annual expansion branches & for renovation of
existing projects planned.
• Responsible for monitoring and utilization of allocated budget for renovation projects.
• Site visits of branches / projects under renovation / construction for ensuring the quality of
works & material and implementation as per Bank's approved BOQ and Layouts. Submission of
visit reports to Line control.
• Organizing and facilitating Project Steering / Operating Committees meetings.
• Carrying out bidding process transparently, issuance of work orders & all related
documentations as per Bank’s approve policy.
• Coordination with other concerned departments of the Bank for necessary up gradation /
alteration in existing infrastructure and layouts of branches / offices.
• Maintaining weekly MIS of renovation status of Branches / projects for submission to Line
control.
• Coordination with Contractors, vendors and the Architects during entire course of project for
timely and planned implementation of project as per Management's approval.
• Processing of Bills of Architects and contractors.
• Responsible for closing of projects and preparation of details for capitalization of Projects in
coordination with the Finance Group.

Property Acquiring, Documentation & processing for acquiring of Owned and Rental Premises:
• Responsible as a custodian of Bank's all Original Property Documents like all Property
Ownership documents, Tenancy agreements and Management's approval in centralized &
secure /safe environment.
• Complete all processing of Management's approval and execution of Sale deeds / Tenancy
Agreements etc. including stamping & Registry of documents for acquiring of new places for
branches / offices & offsite ATMs & renewals of existing Branches / offices.
• Coordination with internal or external Lawyers during documentation stages like legal
vetting/opinion and preparation of agreements / lease deeds.
• Maintaining monthly MIS of all branches & offices / offsite ATMs Rental details including
advance rental details & expiry of Agreements.
• Identifying sites for new branches negotiating for purchase/lease of premises.
• Documentation for purchase or tenancy agreement.

Transportation Department as Junior Engineer
Responsible for client progress meetings on and off site, cost control, invoicing, variation claims, invoice
payment resolution and conditions of contract. Also worked closely with other departmental managers to
