This month we were lucky enough to meet with two of our valued franchise owners in the CA
region and learn more about their businesses and hopes for the future. OpenWorks is proud to
have both Ezequiel and Juan as franchise owners and look forward to watching them both
continue to grow their businesses and reach their dreams of financial stability and freedom! Thanks to

Juan Mercado
Juan Mercado from Los Angeles, CA has been a
member of the OpenWorks Franchise family since 1991!!
Juan originally purchased a franchise because he want-
ed to move out of the traditional job market and pursue
financial stability and independence. Juan wanted to
“be his own boss”! Juan is most proud of his retention of
ENKI Medical Facilities which he has been servicing al-
most since the beginning, starting in 1995 through to
this day. It is Juan’s attention to detail, dedication and
loyalty that the customer is most impressed by. Juan
is excited to continue to grow his customer base and will
work hard to retain his current accounts while gaining
more.
Ezequiel Alvarado
Ezequiel Alvarado from Santa Ana,CA has been an
OpenWorks franchise owner since August of 2001. He
first decided to purchase a business because he wanted
to gain work and financial independence. His biggest
success has been servicing the Aldersgate Preschool
since November of 2006. The longevity of the account
proves that Ezequiel provides superior service and the
customer is impressed by his hard work and dedication.
Ezequiel looks forward most to continuing to grow his
business, gaining new accounts and eventually having
the ability to hire supervisors to check on the accounts
so that he has more freedom to pursue his other inter-
ests and hobbies.

BETTER BUSINESS PRACTICE
Offer training and educational opportunities – find training sessions
and seminars for your employees, or create your own. Look for training not only
on cleaning, but in management and business areas as well. Waxie Sanitary
Supply is great training resource and offers a variety of free training opportunities.
Also, feel free to bring your employees to the franchise business meetings and
trainings offered at the OpenWorks regional offices.
Offer competitive wages – As your business grows, you want to be sure
that you have dependable and well trained employees to handle the workload.
Develop a plan early on for compensating your employees and decide how you
will move the most motivated employees up on your pay scale.
Retaining employees is a challenge in any business, but it can be
even more difficult in the janitorial industry. You can increase
your chances of keeping your best employees by remembering
the above tips. Most importantly, however, make your employees
feel like they are an integral part of your cleaning business and
they will be more likely to stay and help your business grow.
Develop Talent – pay attention to your employees and look
for the ones that have leadership qualities and show that they are
creative thinkers and problem solvers. These are the employees
you want to train to become supervisors. Give them added
responsibilities and when the time is right promote them into
positions where they can supervise others.
Communicate frequently – never take your employees for
granted. Ask them for their ideas or suggestions for improving the
way tasks are performed. Talk to your employees and show an
interest in their lives – ask them about their families and their
hobbies – it shows that you care about them not only as an
employee, but as a person.
Show your appreciation – thank your employees for their
hard work and let them know that you appreciate their dedication.
Everyone likes a pat on the back once in a while. Create employee
certificates that you can award to the best employee on a monthly
basis. Create some competitions and contests that can provide a
fun, learning environment and buy some $5 coffee cards as prizes.
Write a personal thank you note to each of your employees to let
them know just how much you really appreciate their work.
Learn to delegate – you can test key staff members by giving
them more authority and responsibility. This will also help you
identify which members of your staff have the qualities of a good
supervisor.
Provide direction as well as feedback –
make sure that each employee knows your
expectations. Let your employees know
how you’ll evaluate their performance.
When you evaluate your employees
provide feedback that will help them
improve their job performance.
A few months ago we discussed how to find good janitorial employees. So, this month let’s focus on how you keep these
awesome employees once you finally find them! Due to the nature of the janitorial industry it can be hard to retain good
workers. Some of your best may be lured away by competitors, leave for a“regular”8 to 5 job, or leave to take a job in another
field that pays more. Following are some tips that can help you keep those good employees on board:
