understand the company's target market.

can be things, such as social media, blogs, publications and business fairs. You are want to describe
the social, business and technology trends impacting the market.
Example answer
"As the customer base at this coffee shop is mainly coming from the nearby university, I think the
best strategy is to continue providing value for money. I think I would emphasise social media in
finding out more and staying on top of the trends. It would also be a good idea to work closely with
the student union. I think the challenge is to offer addition bonus to just the coffee, as student

A Solution To the Foreclosure Crisis Essay
The foreclosure crisis has reached new heights since the all–time high deficit in the economy. U.S.
foreclosure rates went up more than 81% and 861,664 families lost their homes to foreclosure in
2008 (Les Christie). Also, 54 households received a foreclosure notice last year (Les Christie). So
what is the solution?
Bold action is needed to address this serious issue. I suggest a "real estate pause" for a temporary
amount of time, similar to what Roosevelt did with the "bank holiday" during the Great Depression.
The root of the foreclosure problem is that people who should be living in homes valued at $200,000
or lower are living in over $500,000 homes with "house poor" mortgages. Many Americans like to
live above their ... Show more content on Helpwriting.net ...
New homeowners should even be required to look at foreclosure properties when looking into
buying a new home. The new home buyers need to be looking into the foreclosure properties so that
these properties can be released from the bank's control and the banks can do their jobs. All of these
changes need to be implemented by the federal government because it will cause changes to make a
bigger impact and lower the foreclosures at a faster rate. I understand that completely shutting down
the real estate market all over the nation would be difficult and a little unrealistic because of its size
but somehow there needs to be a "pause button" so that the houses can try and get back their original
values.
The steps that need to be taken to achieve a "real estate pause" can be a shorter process than one
might imagine. The federal government would have to declare the "real estate pause" and close
down the interactions between real estate and the banks. I do not think that it has to be long;
Roosevelt's "bank holiday" lasted only 6 days. It needs to be long enough for the American people to
relax and start to trust the system again and short enough that they do not start to get uneasy about it.
I would suggest a week. The idea is to slow down the market a little bit so that it can regulate out
again and start getting back to normal to avoid future

A Report On Sales Tracking Software
Sales Tracking Software
The purpose of this document is to describe the change that is going to take place that will consist of
implementation of software to track sales. This change will have a major impact on the sales
associate team, hence why it should be thought out very deliberately and outlined clearly. This
change implementation plan will describe the following: the type of change, the change process, and
what should be done in case there is resistance to the change.
Type of Change
Beginning January 1, 2016 the sales associate team will no longer be tracking sales manually on
paper; rather XYZ Software will be utilized to track the company sales. The sales team will be
required to enter all pending and finalized sales within the ... Show more content on Helpwriting.net

Expectations for the leadership team beginning January 1, 2017: the leadership team will be
expected to audit all entered sales within XYZ Software in order to track the success and
opportunities of the sales team. Leadership personnel are to review pending and finalized sales with
sales staff at all team and one on one meetings. Sales statistics generated from the automated system
are to be reviewed at all leadership team meeting to help prepare for future sales decisions and
strategies.
Change Process
Climate of Change
First step within the change process is to create a climate of change for the employees. Not just for
the sales associates or for the leadership staff that it affects, but for the entire organization. It is
essential that the entire organization is aware of the impeding change, even if they are not directly
affected by it. By creating a climate of change for the entire organization it aids in producing a
climate of understanding for any delays or frustration caused by the change.
Promoting a climate of change. In order to promote a climate of change the first step is to
communicate the change from the top to all employees. The first step of communication will consist
of an employee advisory coming from leadership at the very genesis of the software being built. The
advisory will consist of high–level information that will include the vision and strategy of the
change.

Advantages And Disadvantages Of Short Sale
Short sale Short sale is a sale of securities in which investors does not own the securities, they
simply borrow the securities, usually from the broker in expectation that the securities price will
decline and allow them to make profit by buy back the securities at a lower price. Short selling often
used by investors to either hedge or speculate and can be classified as speculative activity. The
benefit of short sale is that it allows investors to add value to their portfolio even when there's a bear
market since it can be difficult to make profit in a bear market without short sale and if investors use
short sale to hedge, they can minimize their portfolio risk. The downfall of short sale is that the loss

Keeping My Sales Manager's Offer Changed Everything, For A...
Refusing my sales manager's offer changed everything, for a short time anyway. Until then, I'd been
working hard to implement the principles that my father had taught me, believing that it was only
through a strong relationship with my customers that my own sales would grow. But after taking my
stand against an early dismissal from the race, I picked up my pace considerably. I worked longer
hours, getting to work long before anyone else did. I did more cold calling, enough to keep my sales
manager from breathing down my neck. But mostly I spent more time getting to better know my
customers. Following my father's advice, I started building a profile on each of them. How much
business we did together. Their likes and dislikes. Family names ... Show more content on

My dad attributed much of his success to this ritual. Now I followed his lead, doing the same thing
with my own customers, though I opted for using my laptop computer instead of a spiral–bound
notebook.
Unfortunately, none of this hard work coincided with any new orders. After the big sale from Nick
Mathus, I kept flooding my territory with more proposals, but not one came back with a 'yes'
attached. For weeks, while I reveled in getting to know more about my customers than ever before,
the prospect of reaching my quota did not change much at all. Even with the Mathus order, the
dream of saving my job was still so very far away.
It was no wonder, then, that the feelings of remorse slowly crept into my head, arriving under cover
of night, and sprang upon me as I woke on the Monday morning that marked the start of the final
three weeks of the contest. Lying in bed, eyes fixed to the ceiling, I was frozen with questions and
doubts for which I suddenly had no answers. Why had I said 'no' to my sales manager's offer? Why
had I turned down an offer to start finding another job while still being able to draw a paycheck?
What had I been thinking? Finding the inner strength to stick out the contest to the end was certainly
noble. But when I was out of work, answering help wanted ads and cutting up my credit cards,
nobility sure wasn't going to help cash my checks at the bank. What in the hell had I gotten

Case Study Of Dobbs Wholesale Antique
Under the terms of FOB shipping point, Dobbs Wholesale Antiques should record the sale when the
merchandise leaves their warehouse. And, if Dobbs Wholesale Antiques usually ships approximately
one week after receiving the order, they should continue to do this no matter what the "profits" look
like for the period. I worked for a corporation that would do this on a monthly basis depending on
their numbers because they didn't want to report to much of a profit for the month and, of course,
did not want their numbers to be short. If Dobbs Wholesale Antiques wants to boost their profits,
they can ship earlier than usual and likely not attract any attention by doing so. But, I believe that if
you do not stick to a normal schedule for shipping,

Foreclosure Crisis Essay
The foreclosure crisis that devastated our economy several years ago not only impacted the middle
class wealth but also the upper class wealth. The upper class families who were not prepared for this
crisishad to downsize their primary homes or utilize their investments and savings to keep their
properties. The middle class families were hit the hardest during this crisis with losing there homes,
depleting their life savings and investments. The middle class families who were forced to foreclose
on their homes due to their loss of income and financial security moved into rental apartments or
moved to a family members home to regroup from this crisis. Areas that may have added to
foreclosures or short sales were the lost of many jobs due to a corporation downsizing of their
employees, or the over appraising of a property if the property was appraised higher than the true
value or what a buyer was willing to pay for the property. Homeowners were forced to sale their
property at a lower price if the homeowner was in the process of a divorce, relocating for a job or
foreclosing because they had fallen behind on their mortgage payments.I have seen circumstances
where certain peoplelived above their means by spending more for a home or nonessential items like
luxury vehicles they couldnot actually afford to pay.
As the saying goes " Time heals all wounds" withcareful planning before a buyer is ready to jump
back into the homeowners market, they should apply for an apartment right

Dixie Land Homes Case
The main issue presented in the case is that Meyer Mobile Homes Corporation has experienced a
steady decrease in sales at one of their retail locations, Dixie Land Homes. To improve the
performance of the organization, this issue must be addressed.
Alternatives Generation
One alternative is to maintain the status quo. In other words, the firm may decide to make slight
modifications to their sales and operational strategies for the Dixie Land Homes lot. An additional
alternative is to liquidate Dixie Land Homes' inventory and dissolve the lot. Another alternative is to
relocate the lot to a location east of the main Meyer Mobile Homes location. Lastly, another
alternative is to add to the lots' selection in hopes that an increase product ... Show more content on

In other words, sales growth, particularly the sales growth of the company as a whole, should be
used to evaluate the alternative. Another evaluative criterion is tied to the company's image. For
example, will the company's image be tarnished, improved, or stay the same. Lastly, feasibility is
another criterion to be used to evaluate the alternative.
Evaluation of the Alternatives
The first alternative is to maintain the status quo. The current status quo is a steady decrease in sales.
Therefore, this alternative does not satisfy the first evaluative criteria of increasing sales. Secondly,
maintaining the status quo will, at best, maintain the company's image. Due to the fact that there are
no major changes occurring in the first alternative, it is impossible for the company's image to
improve. Yet, maintaining the status quo is feasible. However, as sales at Dixie Land Homes
decrease, the feasibility will decrease as well.
The second alternative is to liquidate the inventory and dissolve the operation at Dixie Land Homes.
This alternative will lead to an immediate short–term increase in sales, but there will be no sales
after the inventory is liquidated. Also, this will likely tarnish the company's image, because it makes
the company appear unsuccessful. However, the second alternative is feasible and easily

Radio Shack: A Career As A Sales Representative
Challenge:
During my college years, I worked at Radio Shack as a sales representative. I soon learned the
business and developed a broad based of product knowledge and sales techniques. As a result, I was
promoted to assistant manager. Because of my successful record on the sales floor, the store
manager asked me to lead the sales team to improve profitability of the store. The store's sales at the
time of my promotion were 10% to 15% less than the previous year's sales.
Action:
I worked with five sales representatives and trained them in how the sales could be improved by
focusing in the customer needs first and then selling additional products. Also, I contacted suppliers
to arrange team training sessions to increase knowledge on the most profitable store products.
Further, I decided to share the last day sales report with the team and set individual sales goals for
the day to help the team to visualize a short objective. In addition, I promoted team collaboration by
assisting team mates during sales transactions. Also, I talked to the store manager to reward the
week's top sales representative with two hours of paid time off. As a result, the team was committed

Nike Pricing Strategy
B (5) NIKE'S PRICING
Pricing is company selling a product or service. The product price can set to a highest profit for
every single product sold in the market or from the market. The price can be control by the
organization to benefit their consumer needs and wants depending consumer behavior and the
market. (THEECONIMICTIMES, 2013)
In NIKE Company there is two pricing strategy and the first strategy will be everyday low price
(EDLP) and high–low (HI–LO). The definition of EDLP, the NIKE Company will cut down their
company expenses from advertising and some operation expenses. Besides that, NIKE Company
will ensure every consumer is affordable to purchase his or her product by giving up lowest price.
Because of this strategy, it will give the organization having a better supply chain management. For
example, NIKE Company will not occur out of stock because in the price strategy it will make sure

Columbia lacks a strategic management plan linking its resources to its market opportunities.
It lacks thorough understanding of its target market (the needs of the present and future customers).
It lacks continuous improvement in its production process in order to reduce production costs.

Market development: Columbia can develop new markets to sell its current products. (for example,
expansion to California, Mid–Western states and international markets)
Product development: Using the plastic moulding skills, it can develop new or improved products
that will appeal to the customers (for example, improved skylights to reduce heat loss).

Short Sale Is The Sale Of A Stock
According to the provisions of the US Securities and Exchange Commission, A short sale is the sale
of a stock that an investor does not own or a sale which is consummated by the delivery of a stock
borrowed by, or for the account of, the investor. It is usually performed to profit from an expected
decline in the price of a financial instrument. Typically, the short–seller will borrow the securities to
be sold, and later repurchase identical securities for return to the lender. Short selling can be divided
into two types: "covered" short selling where the seller has made arrangements to borrow the
securities before the sale and "naked" short selling where the seller has not borrowed the securities
when the short sale occurs. Although ... Show more content on Helpwriting.net ...
The lack of information on short positions also means that regulators cannot properly monitor short
selling transactions for possible market abuse, so there may have possibility of abusive behaviour
not being detected or sanctioned.
As outlined above, which can be seen as reasons why many countries have already taken national
actions on restrictions on short sale. After 2008 financial crisis, most countries introduced in
emergency measures of intervention in the short selling. Among these measures, information
disclosure system, price regulation and prohibition of naked short selling are relatively significant
and have more attention by the public.
For example, UK has taken actions with regard to short selling restrictions and disclosure
requirements. Since there is a difference in and changes in national rules on short selling, so

that Ohmeda should keep some dealers to operate in the low technology suction market. This is a
$24M market and we have a 60% market share. This $14.3M in sales represents 15% of our 1985
medical equipment sales. We project this to grow 3.27% per year. This market appears to be a cash
cow segment where having dealer intensity is important. Over the past few years, a competing
company focused on price has made some in–roads in this market and Ohmeda fears that
terminating the dealers will harm this segment. Given that this is a price sensitive, low technology
market we think the dealer network will be able to help fend off the competitor. History has proven
this to be the case.

Marketing Analysis : Drayton Manor Use Advertising
Promotion
From my research I found that Drayton Manor use a range of promotional offers to increase their
revenue for example, I found that Drayton Manor use advertising, advertising is defined as any
"paid–for method of promotion". Advertising is the main form of "above the line promotion".
Advertising presents or promotes the product to the target audience through a variety of media such
as TV, radio, cinema, online, social media and magazines to encourage them to buy. The problem
with advertising is that consumers are bombarded with advertising messages every day. One method
the business uses is chat magazine, this is because females are their main target audience, and this is
effective because it means Drayton Manor will be able to attract more customers, which gains them
more sales revenue. I found they spent £4000 per year on this strategy this shows that it was
effective because they spent a reasonable amount of money to reach out far to their new customers
to gain even more profit back which would overlap the price which they paid for the magazine,
therefore the strategy was very effective. It also impacted their competitiveness because it means
that more people know about the park and allows them to overtake their competitors as people
would rather go to Drayton Manor. I think this was an effective strategy to Drayton Manor and one
which I think adds to their long term growth. Another example of advertising that the park uses is
bus and rail advertising, and this is

Sales Manager Memo
The reason I am writing a memorandum today is to discuss the much needed new position of a Tri–
State Promotional Manager. The explanation for this new position will be outlined specifically and
clearly to highlight how this position will help grow the new product line beyond original
calculations of sales. In recent months our new sporting line Witlow Sporting Gear has increased in
sales in a very steady and reasonable expected growth. However, due to the steady growth the
Witlow products will flat line its profits within 8 months, according to sales data that my marketing
team has prepared. My team of marketing analysts and sales strategist recommends that Thomas

He has been instrumental in collecting the quantitative analysis data and sales projections for the
Witlow brand line. Reginald Mimms has been with our organizations for 10 years of service; he has
exceeded all sales projections that he has been in charge of. He knows Thomas Sporting Goods, Inc.
inside and out; he has always had the company's best interest as top priority. As the regional
Assistant Sales Manager he has proven to be an asset that we can't lose, his promotion would benefit
the company greatly. Therefore, I would suggest his promotion to the new position of Tri–State
Promotional Manager. This promotion would initially be a five year contract, with an option to
renew after the five years is up. This will not put the company into a financial debt. Mr. Mimms has
chosen to take a very modest salary increase to step into this new role. After the initial five years has
expired and if Thomas Sporting God, Inc. would like to retain Mr. Mimms for a longer period of
time, then we will renegotiate his salary based on the new sales and profit gains that the company
has experienced under his new title. In short, this is a win–win situation for all involved. Please take
this Memorandum into extreme

Each year the number of leasing agreements continues to grow. There are several advantages of
leasing property instead of owning. The company is protected against obsolescence and can receive

The biggest notable difference is the handling of each on the financial statements. An operating
lease is similar to a rental agreement so there is no long–term liability on the balance sheet. It allows
the lessee to engage in off–balance sheet financing. This provides several benefits for the company
to maintain a good financial position. When a company enters a capital lease the asset is reported on
the balance sheet. This results in the debt to total equity increasing and the rate of return on total
assets to decrease. The ratios can negatively affect financing opportunities, the corporate bond
covenants, and management compensation incentives (Schroeder, Clark, & Cathey, 2011). In
addition, the depreciation required on the asset in a capital lease will result in a deferred tax. The
funds from operations on the cash flow statement will be higher by the deferred tax when a capital
lease is used (Ingberman, Ronen, & Sorter, 1979). The cash from the operations section on the
cash flow must be reconciled to remove noncash items during the period (Kieso, Weygandt, &
Warfield, 2007). The company will receive benefits from both types of leases; the right option for
the company will depend on their needs and strategy.

The recommendation for XYZ Trucking Inc. is to sign a short–term operating lease with a renewal
option. The uncertainty by XYZ

Mortgage. The word stems from the old French phrase "mort gaige," which loosely translates into
"dead pledge." Truth in title, it precisely sums up its bearing on modern homeowners. In order to
fully grasp the weight and severity of the former statement, a thorough definition must be produced.
A mortgage is a debt and/or pledge, which cannot be expunged under ordinary circumstances. Its
demise depends upon one of two occurrences, the first being its payoff. The other option is payment
failure otherwise known as foreclosure. The latter seems to be an unsettling staple of society in
America and abroad, thus fulfilling its namely obligation. More and more homes are going into

To fully rectify this issue, we must root out the cause and begin the rehabilitation of its very
foundations, foundations being the operative word. The foundations are basically every participant
in the world of mortgage and real estate, but the most prominent characters are appraisers, realtors,
banks and surprisingly homeowners. This scenario was the product of a greedy, corruption filled
industry sponsoring a trickle down effect. Greed and corruption play obvious key roles in this
particular transpiration. They are counterparts for all parties involved. For example, homeowners
know that wealth equals power, as professed by the materialistic culture created by ourselves. In
order to (please pardon the colloquialism) "keep up with the Joneses," one "must" have a big house,
a big car and so on and so forth. However, big houses cost big money, which a lot of people don't
have. So prospective homeowners tend to lie on loan applications, in order to live beyond their
means, and purchase homes that are far too expensive for their actual financial situation. Appraisers
and realtors had a hand in determining the price of these homes, often doing so in an unorthodox
fashion. Appraisers used false advertisement or rather false estimation in calculating the value of
these homes, resulting in gross inaccuracies. Realtors upheld their friends by listing these homes at

"Oh, great! You've got boobs!" She exclaimed, as she stabbed her pointy index finger into my left

I did not see that coming and the gesture took me aback. I was not sure whether to feel violated at

paused momentarily to gather myself together before saying anything.
"So, is that a good thing or a bad thing?" I asked, my voice wavering slightly, still being in the

"Oh, that's great, honey," Sheila, the manager chirped, trying to poke my other breast as well. I did a

"Ma'am?" I said again, waving my hands in her line of sight. Nothing budged! She was elderly,
difficult to make out her age behind all that heavy makeup. She had jet black hair that fell over her
shoulder. She wore an expensive looking long knee length black gown and wore long woolen
gloves. But what got me all boiling was the animal skin she had draped over her shoulders.
"So, how many animals had to die for that?" I thought aloud.
"Say what?" the woman replied.
"Oh, nothing," I replied, smiling. Finally! "I was just saying 'hello'!"
"Oh, hello," she said, trying to put on a smile. Terrible wrinkles formed at the corner of her lips and
eyes! She smiled as though her skin was getting stretched to the hilt. It was hideous and I cringed.
"I'm Katherine!"
"Hello, Katherine," I said, not bothering to hide my anger at her brazen display of animal cruelty.
"How can I help you?"
"Well, I'm looking for a bra. Not too fancy, yet beautiful," she said.

The Miami Vice Fad
Regardless of when this question has been posed to me, without giving much thought I quickly
revert to the late eighties, and the Miami Vice fad. It is unfortunate that I cannot say with certainty,
just how widespread, the fad was, or now that I review, whether, the fad was a fad or a trend,
because, I don't know exactly how long the popularity of this style began. Per Bruce Cohen (2013) a
fad is something that spikes and wanes, where a trend sort of simmers and gradually becomes
popular.
I recall receiving a shipment of suits, regardless of the owner's intent for the suit, I immediately
envisioned the Miami Vice look, which included a variation of Stacy Adams footwear, and short–
sleeve tee shirts. My first sale of the ensemble interrupted my completing the actual display; and the
sales continued. I can literally say that repeat sales were made from that purchase as one told a
friend, and so, on, and so on. I was impressed, excited and amazed at the demand.

What is a short sale
What is a short sale? You have probably heard this term used frequently lately and have no idea
what it means. A short sale is a type of real estate investment that flourishes in a down market. Right
now, most of the United States is in what is known as a buyer's market. This means that there are
more homes on the market for sale than there are buyers. When supply exceeds demand, the prices
drop.
This is not the case in all areas of the United States. In some still coveted areas, the supply of home
has not exceeded the demand and the housing values have stayed the same or even appreciated. For
the most part, however, the residential real estate market has crashed. States such as Florida,

sale.
Chapter 2 – What Is A Short Sale?
What is a short sale? The short sale normally occurs when a home owner is about to go into
foreclosure. They may be desperate to sell their homes and are doing everything that they can do to
get rid of the home. They actually owe more money on the house than the house is worth and are
anticipating having to bring a check to the closing. This is not something that they want to do, but
nor do they want to go through the trauma of foreclosure.
A foreclosure occurs when a mortgage company comes in and takes a house back from a borrower
who has defaulted on his or her mortgage. The default is usually the case of them not paying their
mortgage payment. Generally, mortgage company will begin foreclosure proceedings after a
borrower has not paid their mortgage for two months.
Prior to the foreclosure, the homeowner has a chance to stave off the proceedings. They can, and
usually do, try to work things out with the mortgage.

I believe the women in sex slavery and those who are placed in brothels have the worst situation
because you are used and abused for the rest of your life. Some of the owners provide drugs for the
women and then seduce them seduce so the women do not know what is going on. These owners
also do not care about the women because the owners can go out and just purchase another slave.
The women are used and abused then when the owners do not want them anymore they get rid of
the women. Then the owners go out and get another female and the vicious cycle continues over and
over again until the owners are satisfied. As horrible as this life sounds, I believe the children in this
trade have it the worst.
Children trafficking is the most sickening and cruel trafficking of them all. How could a person take
an innocent child and sell him/her to someone who is just going to hurt them? This is the part that I
cannot wrap my mind around. Yes, some children are annoying but, no child deserves to be taken
away and sold. Children are people they should not be treated as items or things that can be easily
replaced. Some children have done things that are wrong and some children have done nothing.
Even if a child has done something wrong, that child does not deserve to be sold into trafficking.
How could someone take a five–year–old child and take him away from his family. How would you
feel if that was your own child? I would have the biggest hurt throughout my body because of my

7) The significance of the shift from transaction–based marketing to relationship marketing is that
firms realize that just attracting customers to buy their products is not quite as important as

8) The two exchange functions of marketing are buying and selling. They are important to the
overall marketing program for the following reasons. Buying is important because marketers must
figure out how and why consumers buy certain goods and services. Retailers and other
intermediaries must seek out products that will appeal to their customers. Selling is important
because it involves advertising, personal selling, and sales promotion in an attempt to match the
firm's goods and services to customer needs.

Tax evasion/avoidance
Mondelez in Pakistan are now buying commercials for Cadbury, Tang and Eclairs from Mondelez

Essay about How to Solve the Foreclosure Crisis
Foreclosed homes have become a menacing commonality in nearly every neighborhood in the
United States. These foreclosed properties problems range from unkempt yards, broken doors and
windows, as well as becoming dangerous havens for drugs and violent acts of vandalism. In
addition, empty foreclosed homes drive down property values of surrounding homes and
neighborhoods.
Many of these homes became foreclosures because the buyers could not afford the payments. This
inadvertently ruins not only their credit scores, but also ruins the chance of owning a home in the
future. This results in crushing families hopes of achieving the American dream of home ownership.
The flip side of this crisis is the affect that these foreclosures are ... Show more content on

This essay will describe these components in detail to show how they can be the key to solving the
foreclosure crisis in America.
Component One
The first component of the solution is addressing the banks' "toxic assets" that were created by the
mortgage banks lending on overvalued property and lending to consumers that could not afford the
payments. Underwriters should have prevented more of this; however that was not the case. In the
future, banks and lenders will need to be more effective in the approval process that qualifies home
buyers. The banks will have the option to participate in this program or not. They will also have the
chance to pick and choose which properties will be included, if any.
As a result, the banks will need to take a marginal loss initially so they can recover most of the
invested capital. All "toxic assets" will need to be reappraised at the bank's expense so that the true
value of the property can be reestablished. Once they have been reappraised these properties are
unloaded by the banks for seventy percent of their current value which will recoup an acceptable
amount of capital return to the banks. Taking advantage of this program would allow the banks to
recapitalize themselves rather than receiving Troubled Asset Relief Program (TARP) loans that need
to be repaid. (H.R. 1424, 2008) This also frees them of the "toxic assets" and improves their overall
profitability and bottom line. Once these assets

Sales Associates; Debby Bub, Lush June, and Lashaunda Miavers are all part of the sales team. The
sales associates process transactions, take orders, restock retail space, and interact with customers.
Processing transactions is the chief duty of each sales associate, this includes operating a cash
register, processing returns, and signing customers up for the company newsletter. The associates
will also take orders over the phone from business clients, these orders will be processed directly
from their computer to the sales directors who will then send to the production officer upon

Motivation by Commission Based Pay
Introduction:
In today's competitive environment, companies are constantly striving to survive and grow by
pushing their sales department to grow sales and in turn their bottom line. As a great motivational
tool, most companies that rely stronly on their sales force will use incentives contracting such as
commission based pay.
According to Washington (2009) , commisions are "a form of variable pay by which staff earn a cut
of the income they create for their employer". As a result, the company directly links its perfomance
to those of its sales staff so that their income is dependent on the company's sucess.
According to Interest and Octaviani (2009), a selling agent has two direct tasks: (1) prospecting for
customers and (2) ... Show more content on Helpwriting.net ...
The author continues to argue that commissions are a great way to " inject sales motivation into the
workforce"( Meyer, 2010) but too many companies fear that it will detract from customer service
and customer relationship. In fact, when a customer accepts a product or service that is offered
through aggresive selling, the customer satisfaction level actually improves because the firm was
able to offer a product or service, the customer did not know he/she needed it ( Meyer, 2010).
Anticpating customer wants and needs before they themselves are aware of it is the true key way in
building an effective sales force.
Caruth (2006) argues that by having a commission based pay, a company is able to motivate their
sales staff to exert more effort for every customer they try to service. That may not necerssrily mean
it will result in a closed sale as over aggresiveness can lead the customer to get frusrated and see the
whole experience in a negative way.
Nevertheless, it also benefits the company by improving their human resources prcatices in
recruitment. An organization that uses commission based pay is likely to attract results–oriented
sales personnel "who value a high earnings potential and the freedom of action that may come with
it" ( Caruth, 2006). As a result an organization can have a competotive advantage by using
commission based pay in recruiting top talent. Straight commission plans tend to quickly eliminate
incompetent sales

Garage Sales Short Story
Yesterday, my grandma and I went around on a nice spring day to go to garage sales. The first
garage sale we went to was a small little brick house with beautiful rose bushes out front. Inside the
garage I saw a nice vase with beautiful swirly blue, yellow, and green patterns, and a cork in it to
cover the top. I thought that it would look beautiful on my bookshelf, so I bought it for $3.50. After
we went to the rest of the garage sales I was very anxious to see was inside of the vase, but my
grandma wanted to go to lunch downtown first. Even though the scenery was beautiful with lots of
blooming trees and bushes, I really wanted to go home and open that vase. When we finally got
done with lunch my grandma said, " you should come to my house to open that vase because, I
would like ... Show more content on Helpwriting.net ...
We both just stood there shell shocked for probably 5 minutes, when I said, " We have to go return
this!" 1 As we were driving back to the first garage sale that sold us that urn, we hit every red light
on the way there, went through lots of traffic, and we even passed by a car crash, when we finally got
to the small brick house the garage sale was over, and nobody was home! The next day we drove
back again and still nobody was home at the small brick house. After standing around looking
clueless for a while, the lady next door, in an all blue dress came out and said, "they just left to go on
vacation all week to Hawaii." "So, we have to wait another 7 days to give this urn back?" I said.
When they finally came back from vacation a week later, we went to their small brick house to
return the

  • 10. A Solution To the Foreclosure Crisis Essay The foreclosure crisis has reached new heights since the all–time high deficit in the economy. U.S. foreclosure rates went up more than 81% and 861,664 families lost their homes to foreclosure in 2008 (Les Christie). Also, 54 households received a foreclosure notice last year (Les Christie). So what is the solution? Bold action is needed to address this serious issue. I suggest a "real estate pause" for a temporary amount of time, similar to what Roosevelt did with the "bank holiday" during the Great Depression. The root of the foreclosure problem is that people who should be living in homes valued at $200,000 or lower are living in over $500,000 homes with "house poor" mortgages. Many Americans like to live above their ... Show more content on Helpwriting.net ... New homeowners should even be required to look at foreclosure properties when looking into buying a new home. The new home buyers need to be looking into the foreclosure properties so that these properties can be released from the bank's control and the banks can do their jobs. All of these changes need to be implemented by the federal government because it will cause changes to make a bigger impact and lower the foreclosures at a faster rate. I understand that completely shutting down the real estate market all over the nation would be difficult and a little unrealistic because of its size but somehow there needs to be a "pause button" so that the houses can try and get back their original values. The steps that need to be taken to achieve a "real estate pause" can be a shorter process than one might imagine. The federal government would have to declare the "real estate pause" and close down the interactions between real estate and the banks. I do not think that it has to be long; Roosevelt's "bank holiday" lasted only 6 days. It needs to be long enough for the American people to relax and start to trust the system again and short enough that they do not start to get uneasy about it. I would suggest a week. The idea is to slow down the market a little bit so that it can regulate out again and start getting back to normal to avoid future ... Get more on HelpWriting.net ...

Until then, I'd been working hard to implement the principles that my father had taught me, believing that it was only through a strong relationship with my customers that my own sales would grow. But after taking my stand against an early dismissal from the race, I picked up my pace considerably. I worked longer hours, getting to work long before anyone else did. I did more cold calling, enough to keep my sales manager from breathing down my neck. But mostly I spent more time getting to better know my customers. After the big sale from Nick Mathus, I kept flooding my territory with more proposals, but not one came back with a 'yes' attached. For weeks, while I reveled in getting to know more about my customers than ever before, the prospect of reaching my quota did not change much at all. Even with the Mathus order, the dream of saving my job was still so very far away. It was no wonder, then, that the feelings of remorse slowly crept into my head, arriving under cover of night, and sprang upon me as I woke on the Monday morning that marked the start of the final three weeks of the contest. Lying in bed, eyes fixed to the ceiling, I was frozen with questions and doubts for which I suddenly had no answers. Why had I said 'no' to my sales manager's offer? Why had I turned down an offer to start finding another job while still being able to draw a paycheck? What had I been thinking? Finding the inner strength to stick out the contest to the end was certainly noble. The middle class families were hit the hardest during this crisis with losing there homes, depleting their life savings and investments. The middle class families who were forced to foreclose on their homes due to their loss of income and financial security moved into rental apartments or moved to a family members home to regroup from this crisis. Areas that may have added to foreclosures or short sales were the lost of many jobs due to a corporation downsizing of their employees, or the over appraising of a property if the property was appraised higher than the true value or what a buyer was willing to pay for the property. Homeowners were forced to sale their property at a lower price if the homeowner was in the process of a divorce, relocating for a job or foreclosing because they had fallen behind on their mortgage payments.I have seen circumstances where certain peoplelived above their means by spending more for a home or nonessential items like luxury vehicles they couldnot actually afford to pay. In other words, sales growth, particularly the sales growth of the company as a whole, should be used to evaluate the alternative. Another evaluative criterion is tied to the company's image. For example, will the company's image be tarnished, improved, or stay the same. Lastly, feasibility is another criterion to be used to evaluate the alternative. Evaluation of the Alternatives The first alternative is to maintain the status quo. The current status quo is a steady decrease in sales. Therefore, this alternative does not satisfy the first evaluative criteria of increasing sales. Secondly, maintaining the status quo will, at best, maintain the company's image. Due to the fact that there are no major changes occurring in the first alternative, it is impossible for the company's image to improve. Yet, maintaining the status quo is feasible. However, as sales at Dixie Land Homes decrease, the feasibility will decrease as well. The second alternative is to liquidate the inventory and dissolve the operation at Dixie Land Homes. This alternative will lead to an immediate short–term increase in sales, but there will be no sales after the inventory is liquidated. Also, this will likely tarnish the company's image, because it makes the company appear unsuccessful. However, the second alternative is feasible and easily ... Get more on HelpWriting.net ...

Advertising is the main form of "above the line promotion". Advertising presents or promotes the product to the target audience through a variety of media such as TV, radio, cinema, online, social media and magazines to encourage them to buy. The problem with advertising is that consumers are bombarded with advertising messages every day. One method the business uses is chat magazine, this is because females are their main target audience, and this is effective because it means Drayton Manor will be able to attract more customers, which gains them more sales revenue. I found they spent £4000 per year on this strategy this shows that it was effective because they spent a reasonable amount of money to reach out far to their new customers to gain even more profit back which would overlap the price which they paid for the magazine, therefore the strategy was very effective. It also impacted their competitiveness because it means that more people know about the park and allows them to overtake their competitors as people would rather go to Drayton Manor. The explanation for this new position will be outlined specifically and clearly to highlight how this position will help grow the new product line beyond original calculations of sales. In recent months our new sporting line Witlow Sporting Gear has increased in sales in a very steady and reasonable expected growth. However, due to the steady growth the Witlow products will flat line its profits within 8 months, according to sales data that my marketing team has prepared. My team of marketing analysts and sales strategist recommends that Thomas Sporting Goods, Inc. create a new approach for promotions for the Witlow ... Show more content on Helpwriting.net ... He has been instrumental in collecting the quantitative analysis data and sales projections for the Witlow brand line. Reginald Mimms has been with our organizations for 10 years of service; he has exceeded all sales projections that he has been in charge of. He knows Thomas Sporting Goods, Inc. inside and out; he has always had the company's best interest as top priority. As the regional Assistant Sales Manager he has proven to be an asset that we can't lose, his promotion would benefit the company greatly. Therefore, I would suggest his promotion to the new position of Tri–State Promotional Manager. This promotion would initially be a five year contract, with an option to renew after the five years is up. This will not put the company into a financial debt. Mr. Mimms has chosen to take a very modest salary increase to step into this new role. After the initial five years has expired and if Thomas Sporting God, Inc. would like to retain Mr. Mimms for a longer period of time, then we will renegotiate his salary based on the new sales and profit gains that the company has experienced under his new title. In short, this is a win–win situation for all involved. Please take this Memorandum into extreme ... Get more on HelpWriting.net ...

An operating lease is similar to a rental agreement so there is no long–term liability on the balance sheet. It allows the lessee to engage in off–balance sheet financing. This provides several benefits for the company to maintain a good financial position. When a company enters a capital lease the asset is reported on the balance sheet. This results in the debt to total equity increasing and the rate of return on total assets to decrease. The ratios can negatively affect financing opportunities, the corporate bond covenants, and management compensation incentives (Schroeder, Clark, & Cathey, 2011). In addition, the depreciation required on the asset in a capital lease will result in a deferred tax. The funds from operations on the cash flow statement will be higher by the deferred tax when a capital lease is used (Ingberman, Ronen, & Sorter, 1979). The cash from the operations section on the cash flow must be reconciled to remove noncash items during the period (Kieso, Weygandt, & Warfield, 2007). Truth in title, it precisely sums up its bearing on modern homeowners. In order to fully grasp the weight and severity of the former statement, a thorough definition must be produced. A mortgage is a debt and/or pledge, which cannot be expunged under ordinary circumstances. Its demise depends upon one of two occurrences, the first being its payoff. The other option is payment failure otherwise known as foreclosure. The latter seems to be an unsettling staple of society in America and abroad, thus fulfilling its namely obligation. More and more homes are going into foreclosure, leaving an equal amount of homeowners to face the ... Show more content on Helpwriting.net ... To fully rectify this issue, we must root out the cause and begin the rehabilitation of its very foundations, foundations being the operative word. The foundations are basically every participant in the world of mortgage and real estate, but the most prominent characters are appraisers, realtors, banks and surprisingly homeowners. This scenario was the product of a greedy, corruption filled industry sponsoring a trickle down effect. Greed and corruption play obvious key roles in this particular transpiration. They are counterparts for all parties involved. For example, homeowners know that wealth equals power, as professed by the materialistic culture created by ourselves. In order to (please pardon the colloquialism) "keep up with the Joneses," one "must" have a big house, a big car and so on and so forth. However, big houses cost big money, which a lot of people don't have. So prospective homeowners tend to lie on loan applications, in order to live beyond their means, and purchase homes that are far too expensive for their actual financial situation. Appraisers and realtors had a hand in determining the price of these homes, often doing so in an unorthodox fashion. Appraisers used false advertisement or rather false estimation in calculating the value of these homes, resulting in gross inaccuracies. Realtors upheld their friends by listing these homes at their ... Get more on HelpWriting.net ...

This means that there are more homes on the market for sale than there are buyers. When supply exceeds demand, the prices drop. This is not the case in all areas of the United States. In some still coveted areas, the supply of home has not exceeded the demand and the housing values have stayed the same or even appreciated. Chapter 2 – What Is A Short Sale? What is a short sale? The short sale normally occurs when a home owner is about to go into foreclosure. They may be desperate to sell their homes and are doing everything that they can do to get rid of the home. They actually owe more money on the house than the house is worth and are anticipating having to bring a check to the closing. This is not something that they want to do, but nor do they want to go through the trauma of foreclosure. A foreclosure occurs when a mortgage company comes in and takes a house back from a borrower who has defaulted on his or her mortgage. The default is usually the case of them not paying their mortgage payment. Generally, mortgage company will begin foreclosure proceedings after a borrower has not paid their mortgage for two months. Prior to the foreclosure, the homeowner has a chance to stave off the proceedings. They can, and usually do, try to work things out with the mortgage. ... Get more on HelpWriting.net ...

These foreclosed properties problems range from unkempt yards, broken doors and windows, as well as becoming dangerous havens for drugs and violent acts of vandalism. In addition, empty foreclosed homes drive down property values of surrounding homes and neighborhoods. Many of these homes became foreclosures because the buyers could not afford the payments. This results in crushing families hopes of achieving the American dream of home ownership. The flip side of this crisis is the affect that these foreclosures are ... Show more content on Helpwriting.net ... This essay will describe these components in detail to show how they can be the key to solving the foreclosure crisis in America. Component One The first component of the solution is addressing the banks' "toxic assets" that were created by the mortgage banks lending on overvalued property and lending to consumers that could not afford the payments. Underwriters should have prevented more of this; however that was not the case. In the future, banks and lenders will need to be more effective in the approval process that qualifies home buyers. The banks will have the option to participate in this program or not. They will also have the chance to pick and choose which properties will be included, if any. As a result, the banks will need to take a marginal loss initially so they can recover most of the invested capital. All "toxic assets" will need to be reappraised at the bank's expense so that the true value of the property can be reestablished. Once they have been reappraised these properties are unloaded by the banks for seventy percent of their current value which will recoup an acceptable amount of capital return to the banks. Taking advantage of this program would allow the banks to recapitalize themselves rather than receiving Troubled Asset Relief Program (TARP) loans that need to be repaid. (H.R. 1424, 2008) This also frees them of the "toxic assets" and improves their overall profitability and bottom line. Once these assets ... Get more on HelpWriting.net ...

Motivation by Commission Based Pay Introduction: In today's competitive environment, companies are constantly striving to survive and grow by pushing their sales department to grow sales and in turn their bottom line. As a great motivational tool, most companies that rely stronly on their sales force will use incentives contracting such as commission based pay. According to Washington (2009) , commisions are "a form of variable pay by which staff earn a cut of the income they create for their employer". As a result, the company directly links its perfomance to those of its sales staff so that their income is dependent on the company's sucess. According to Interest and Octaviani (2009), a selling agent has two direct tasks: (1) prospecting for customers and (2) ... Show more content on Helpwriting.net ... The author continues to argue that commissions are a great way to " inject sales motivation into the workforce"( Meyer, 2010) but too many companies fear that it will detract from customer service and customer relationship. In fact, when a customer accepts a product or service that is offered through aggresive selling, the customer satisfaction level actually improves because the firm was able to offer a product or service, the customer did not know he/she needed it ( Meyer, 2010). Anticpating customer wants and needs before they themselves are aware of it is the true key way in building an effective sales force. Caruth (2006) argues that by having a commission based pay, a company is able to motivate their sales staff to exert more effort for every customer they try to service. That may not necerssrily mean it will result in a closed sale as over aggresiveness can lead the customer to get frusrated and see the whole experience in a negative way. Nevertheless, it also benefits the company by improving their human resources prcatices in recruitment. An organization that uses commission based pay is likely to attract results–oriented sales personnel "who value a high earnings potential and the freedom of action that may come with it" ( Caruth, 2006).
