Introduction To Industrial Construction
In this project, we had to propose a certain type of project
relating it to the clients and community. This project had to be a
specific land of 30m x 30m within campus. In groups in two, and
with a given topic, we were to produce a report. Our group was
given the topic to propose a commercial area, and we had
proposed ideas that convenient the community. The report should
be included with site analysis, suggestion, rationale, benefits, ideas
and concept, and much more.
The objectives of this project is to enable students to develop an
understanding of the building team , its organization , duties and
inter-relations within which they will seek employment, career
progression or further study . We are required to deliver a proposal
about the site analysis, benefits and more for commercial area.
CONCEPT
Our concept for this project is to build up an event hall and a café
shop within the land size given 30m x 30m. Our proposal for the
event hall is a multipurpose hall approximately 13.5m x 19.5m. It’s
suitable for a party purpose use, fine dining and also consist 3
badminton court. Our aim for the coffee and tea shop, we provides
a small library for students and also food and beverage. We
provides a space with a good environment where student can study
and revision, or even discussion. In the whole development, it
consist 10 toilets and a kitchen, event hall and a food and beverage
shop.

SITE ANALYSIS
In this project, we are required to choose a 30x30 meter site
within the campus. The site we had chosen is located at the
zone () car park, right next to the basketball, futsal, and also
tennis court. Our site is approximately 30m x 25m. Based on
our analysis, there are lack of resting place for student to
rest after having their sports time and increase types of
activities which going to be adding an event hall for event
and badminton court. Therefore students will get to enjoy
more sport and having their sweet time in the café.

INSPIRATION
BEAN BAG CAFE
Based on our observation, the bean bag which serves as
sitting tools is extremely popular and is soft to provide
comfortable sitting position for the customers. Besides, due
to it alternative fresh concept in the cafe, it definitely have
sufficient excuse to attract curiosity of the customers to
come for enjoy. Therefore all these concept were
implanted into our café to be one of our selling points to
create our café beside the basketball court which places
surrounded by all the youngsters.
EVENT HALL
Besides that, we would have an event hall in our sites. All
the design will not be usual as what we had seen the
normal event hall. Our outlook will be a bullet shape,
because we need curtain height to achieve condition of
mixing a badminton with event hall which going to be
multipurpose. Therefore, without any event booking the
hall will also have other income to support the maintenance
itself. Instead of having an empty hall which not going to
make any profit to anyone people said “kill two bird with
one stone”. Last but not least, this idea were implemented
in the event hall not to be selling point, is to part of our
profit strategy.
RATIONALE & BENEFITS
There are few rationale and benefits for the development
located at selected site.
 It’s a strategic location that located at the car park
provided more parking space for the customer.
 It right next to the basketball, futsal, tennis court.
 None of any tall building to block any view from it.
 Based on the site is very near to the lakeside which
going to provide us nature feel and the fabulous lake
view to attract customers.
 The site was not consist of any sliding cost, therefor
none of demolish cost was needed.
 Less building cost was needed compare to the high
land.
 Better air condition compare with the location where
full of high-rise.
 Able to provided good sky view based on the location
with any high-rise.
 Centre point of the school and the new residential area
nearby the campus.

There are all listed with different size of boxes which
represent the size of the places and categorize with
different type of colour and verbs which make people to get
understand the planning easily.

EVENT HALL
For the event hall, it can be fit more than 20 tables, 100 chairs. It
has a stage for performing, and also other uses. The event which
going to contain 3 badminton court as well. The line structure of
badminton would be cover during the event time and which the
carpet the event hall going to be a badminton hall as well. This is
part of urban spacing concept from nowadays, multipurpose would
be the rite aim for the event hall. The hall management will hand
over Taylor’s once the construction work is done. The event hall are
added with sound prove facilities to prevent sound leaking during
event time and having good lighting to create different type of
environment. The hall will totally comfortable to all the user
because all the interior construction were following by human
psychology structure and advice as the building concepts and
foundation. Since, this hall were located nearby the school and
almost the youngsters and none of a building criteria were built
from all these concept. Based on all the user were human so this is
a good point for us to invent human psychology structure.

C&F Espresso
C&F probably has the best seating of any downtown restaurant or
café. So simple, yet so often overlooked; the bean bag chair. C&F is
a new Coffee or Tea house in Taylor’s University perfectly suited for
marathon study sessions. It was designed with students in mind,
with both high bar seating and low communal tables with bean
bags waiting for recipients at either side. White walls and pale
wood carry the brightness from the front window along the length
of the space, creating an open, airy atmosphere with lots of room
to stretch out. This design concept were promoting the earth, all
the colours would base on the earth toning. It will stop open once
there no activities nearby the basketball or function in the hall to
prevent safety problems. Based on our research, we figure out
there are no less work during night and some safety problems
might have it. Therefore we decided to not have 24/7 section for
this café. Activities there suits to have in the café would be,
studying, resting, talking, discussing, having some board games,
reading, enjoying meal and etc. This café is a very potential to
provide all the students need.
MATERIALS OF THE CONSTRUCTION PROJECT
C&F
First of all, bean bag would be the selling point for the cafe
.Nowadays people rated bean bag as a chair was getting a
good respond from public. Based on the bean bag can be
easily customize the most suitable sitting position for the
customer. However it is not solid as the original chairs but it
can be forming any type of sitting position within few
second. Therefore, bean bag would be a best choice for us
to place it in our café.
C&F
The table we used were following by the suitable
height for the bean bag. The special part of the table
would be the pale wood take part as the surface of
the table. Pale wood contain a special smell itself.
Therefore, the surrounding area of the table would
change as the times longer, the strong smell will get.
EVENT HALL
The event hall will be using the different tables and chairs
based on different function will be going on and the places
as well. The event hall have to be formal, therefore the
chairs and tables have to be formal and solid to attend all
types of function. The purpose of event hall is connect with
people from your friends list and participate together in
little events. As I mention earlier these hall will be
multipurpose. The other side, during the time without any
function all these thing will be stored in the back stage for
student to proceed badminton game in the hall. The floor
will have the measurement of the court during event
management will cover it with a layer of carpet and the
transformation from a badminton court to an event hall will
be completed. None of extra cost, not much labour need to
be take part, space save, convenient and achieve urban
spacing concepts.

RENOVATING LANDED PROPERTY
1. The renovation form - obtained free of charge from MPSJ
2. Approval from both sides neighbours
3. Latest receipt for MPSJ Assessment rates or local council
rates paid
4. Land title in your name or if not yet your property, the
signed and stamped SPA
5. Architectural drawings - you will need to engage an
architect or a draughtsman for this and if there are
structural changes to the house, an Engineer's
endorsement is required (normally the architect can
arrange this)
6. The original or latest Certificate of Fitness (CF) or now
known as CCC
The architect normally charge about RM2,000 to RM2,500 for the
drawings, depending on the extent of the renovations and
obtaining engineer's endorsement.
RM1, 000 deposit from Alam Flora for rubbish and debris disposal
(RM500 for each floor you want to renovate).
It is best to get your contractor to dispose the debris so that you
will only incur a onetime RM270 rubbish dump cost. If not, that will
be RM270 for each time Alam Flora collects a full dump. This will be
deducted from the deposit. Then there are the "renovation plan
processing fees" which include for example:
 Ground Floor – RM70
 First Floor – RM60
 Storage of Construction Material at Your Site – RM180
 Sanitary Fitting RM5 for each bath/toilet.
 A sticker to put on your gate RM10
 For the “Government fees”, RM375

CONCLUSION
In conclusion, we have learnt about the progress of building
a building. From the approval given by the MBPJ until
ending of the construction we have known all the
procedure. Furthermore, it was a very good lesson to have
this assignment for our final project. Our knowledge was
getting increase, we would not be newbie as the August
intake. However, we were still not the master yet just a
little bit better than people who don’t have any basic and in
a way of architecture journey we are in the rite path. Other
than that, I have learnt about teamwork and
communication skills between group mate which included
Ray Tan Wing Hoe. With the hard work we have done
together and our report we only completed in a good
quality based on our survey and research from the internet,
construction check list and books we manage to have a high
accuracy report compare as the report people nowadays
used for their construction work. Therefore, thank you to
Taylor’s Universities for giving us an opportunity to get
involved in this assignment our tankful cannot be describe
with even million words of thank you. Besides that, me and
my partner Ray, Tan Wing Hoe will end this report with the
last sentence.

  • 3. Introduction To Industrial Construction In this project, we had to propose a certain type of project relating it to the clients and community. This project had to be a specific land of 30m x 30m within campus. In groups in two, and with a given topic, we were to produce a report. Our group was given the topic to propose a commercial area, and we had proposed ideas that convenient the community. The report should be included with site analysis, suggestion, rationale, benefits, ideas and concept, and much more. The objectives of this project is to enable students to develop an understanding of the building team , its organization , duties and inter-relations within which they will seek employment, career progression or further study . We are required to deliver a proposal about the site analysis, benefits and more for commercial area.
  • 4. CONCEPT Our concept for this project is to build up an event hall and a café shop within the land size given 30m x 30m. Our proposal for the event hall is a multipurpose hall approximately 13.5m x 19.5m. It’s suitable for a party purpose use, fine dining and also consist 3 badminton court. Our aim for the coffee and tea shop, we provides a small library for students and also food and beverage. We provides a space with a good environment where student can study and revision, or even discussion. In the whole development, it consist 10 toilets and a kitchen, event hall and a food and beverage shop. EVENT HALL CAFÉ SHOP[
  • 5. SITE ANALYSIS In this project, we are required to choose a 30x30 meter site within the campus. The site we had chosen is located at the zone () car park, right next to the basketball, futsal, and also tennis court. Our site is approximately 30m x 25m. Based on our analysis, there are lack of resting place for student to rest after having their sports time and increase types of activities which going to be adding an event hall for event and badminton court. Therefore students will get to enjoy more sport and having their sweet time in the café. View from block E building. View from the road side.

  • 7. INSPIRATION BEAN BAG CAFE Based on our observation, the bean bag which serves as sitting tools is extremely popular and is soft to provide comfortable sitting position for the customers. Besides, due to it alternative fresh concept in the cafe, it definitely have sufficient excuse to attract curiosity of the customers to come for enjoy. Therefore all these concept were implanted into our café to be one of our selling points to create our café beside the basketball court which places surrounded by all the youngsters.
  • 8. EVENT HALL Besides that, we would have an event hall in our sites. All the design will not be usual as what we had seen the normal event hall. Our outlook will be a bullet shape, because we need curtain height to achieve condition of mixing a badminton with event hall which going to be multipurpose. Therefore, without any event booking the hall will also have other income to support the maintenance itself. Instead of having an empty hall which not going to make any profit to anyone people said “kill two bird with one stone”. Last but not least, this idea were implemented in the event hall not to be selling point, is to part of our profit strategy.
  • 9. RATIONALE & BENEFITS There are few rationale and benefits for the development located at selected site.  It’s a strategic location that located at the car park provided more parking space for the customer.  It right next to the basketball, futsal, tennis court.  None of any tall building to block any view from it.  Based on the site is very near to the lakeside which going to provide us nature feel and the fabulous lake view to attract customers.  The site was not consist of any sliding cost, therefor none of demolish cost was needed.  Less building cost was needed compare to the high land.  Better air condition compare with the location where full of high-rise.  Able to provided good sky view based on the location with any high-rise.  Centre point of the school and the new residential area nearby the campus.
  • 11. ZONING OF SITE There are all listed with different size of boxes which represent the size of the places and categorize with different type of colour and verbs which make people to get understand the planning easily.

  • 14. EVENT HALL For the event hall, it can be fit more than 20 tables, 100 chairs. It has a stage for performing, and also other uses. The event which going to contain 3 badminton court as well. The line structure of badminton would be cover during the event time and which the carpet the event hall going to be a badminton hall as well. This is part of urban spacing concept from nowadays, multipurpose would be the rite aim for the event hall. The hall management will hand over Taylor’s once the construction work is done. The event hall are added with sound prove facilities to prevent sound leaking during event time and having good lighting to create different type of environment. The hall will totally comfortable to all the user because all the interior construction were following by human psychology structure and advice as the building concepts and foundation. Since, this hall were located nearby the school and almost the youngsters and none of a building criteria were built from all these concept. Based on all the user were human so this is a good point for us to invent human psychology structure. BADMINTON COURT EVENT HALL
  • 15. C&F Espresso C&F probably has the best seating of any downtown restaurant or café. So simple, yet so often overlooked; the bean bag chair. C&F is a new Coffee or Tea house in Taylor’s University perfectly suited for marathon study sessions. It was designed with students in mind, with both high bar seating and low communal tables with bean bags waiting for recipients at either side. White walls and pale wood carry the brightness from the front window along the length of the space, creating an open, airy atmosphere with lots of room to stretch out. This design concept were promoting the earth, all the colours would base on the earth toning. It will stop open once there no activities nearby the basketball or function in the hall to prevent safety problems. Based on our research, we figure out there are no less work during night and some safety problems might have it. Therefore we decided to not have 24/7 section for this café. Activities there suits to have in the café would be, studying, resting, talking, discussing, having some board games, reading, enjoying meal and etc. This café is a very potential to provide all the students need.
  • 16. MATERIALS OF THE CONSTRUCTION PROJECT C&F First of all, bean bag would be the selling point for the cafe .Nowadays people rated bean bag as a chair was getting a good respond from public. Based on the bean bag can be easily customize the most suitable sitting position for the customer. However it is not solid as the original chairs but it can be forming any type of sitting position within few second. Therefore, bean bag would be a best choice for us to place it in our café.
  • 17. C&F The table we used were following by the suitable height for the bean bag. The special part of the table would be the pale wood take part as the surface of the table. Pale wood contain a special smell itself. Therefore, the surrounding area of the table would change as the times longer, the strong smell will get.
  • 18. EVENT HALL The event hall will be using the different tables and chairs based on different function will be going on and the places as well. The event hall have to be formal, therefore the chairs and tables have to be formal and solid to attend all types of function. The purpose of event hall is connect with people from your friends list and participate together in little events. As I mention earlier these hall will be multipurpose. The other side, during the time without any function all these thing will be stored in the back stage for student to proceed badminton game in the hall. The floor will have the measurement of the court during event management will cover it with a layer of carpet and the transformation from a badminton court to an event hall will be completed. None of extra cost, not much labour need to be take part, space save, convenient and achieve urban spacing concepts.

  • 20. RENOVATING LANDED PROPERTY 1. The renovation form - obtained free of charge from MPSJ 2. Approval from both sides neighbours 3. Latest receipt for MPSJ Assessment rates or local council rates paid 4. Land title in your name or if not yet your property, the signed and stamped SPA 5. Architectural drawings - you will need to engage an architect or a draughtsman for this and if there are structural changes to the house, an Engineer's endorsement is required (normally the architect can arrange this) 6. The original or latest Certificate of Fitness (CF) or now known as CCC The architect normally charge about RM2,000 to RM2,500 for the drawings, depending on the extent of the renovations and obtaining engineer's endorsement. RM1, 000 deposit from Alam Flora for rubbish and debris disposal (RM500 for each floor you want to renovate). It is best to get your contractor to dispose the debris so that you will only incur a onetime RM270 rubbish dump cost. If not, that will be RM270 for each time Alam Flora collects a full dump. This will be deducted from the deposit. Then there are the "renovation plan processing fees" which include for example:  Ground Floor – RM70  First Floor – RM60  Storage of Construction Material at Your Site – RM180  Sanitary Fitting RM5 for each bath/toilet.  A sticker to put on your gate RM10  For the “Government fees”, RM375

  • 22. CONCLUSION In conclusion, we have learnt about the progress of building a building. From the approval given by the MBPJ until ending of the construction we have known all the procedure. Furthermore, it was a very good lesson to have this assignment for our final project. Our knowledge was getting increase, we would not be newbie as the August intake. However, we were still not the master yet just a little bit better than people who don’t have any basic and in a way of architecture journey we are in the rite path. Other than that, I have learnt about teamwork and communication skills between group mate which included Ray Tan Wing Hoe. With the hard work we have done together and our report we only completed in a good quality based on our survey and research from the internet, construction check list and books we manage to have a high accuracy report compare as the report people nowadays used for their construction work. Therefore, thank you to Taylor’s Universities for giving us an opportunity to get involved in this assignment our tankful cannot be describe with even million words of thank you. Besides that, me and my partner Ray, Tan Wing Hoe will end this report with the last sentence.
