Introduction
In this project,in a group of 2 students, we need to find a specific
empty land to initiate a small construction project.The size of the land
shall not be more than 30mX30m.We should propose one project
and we were given projectthat serves the RecreationArea purpose
for our site. We need to produce a full report on the types of building
developmentwhich are include suggestion,rationale, benefits,
introduction to the site, site plan, site analysis, site observation,
sketch plan and concept.
Introduction of the Site
After discussing with my teammate, we decided to make Desa Park City as our
site. Base on our observation, in Desa Park City on exists only 1 clubhouse and
lack of places for people to do some indoor activities.

Our site nearby is a car park and lake. In our building, we no need to
build many car park cause is available at the front of the building.
They have a beautiful landscape at the back of the building.

free classes that including Zumba Fitness, Gentle Yoga,
Anusara Yoga, Yoga Pilates, Flamenco Arabe Fusion Dance,
Belly Dance and Line Dance
The Central Park are 9-foot-wide jogging paths surrounding
the lake and It is a haven for joggers,strollers,kids and adults
alike. Its also features a picturesque lake, a children’s playground
complete with child-proof play equipments,park benches,rest
areas and a man-made stream to complete the whole relaxing
experience.
Desa ParkCity have 18 residential area surrounding The Central
Park that including Levenue, Adiva, Nadia, Safa , Adora, The
Breezeway, The WestsideOne and etc. There are 2residential area
that near our site in Central Park whish is :
The Spots Center Its star attractions are a FIFA-size soccer
field and 2-floodlitbasketball courts. Every year, Desa Park City
organizes the Inter-Neighborhood Soccerand Basketball
Tournaments.

It is another jewel nestled in

Weather
The Sun orientation is form east to west of the site. During 12 pm, the
site will be very hot as it experiences directsunlight. In the morning,
the temperature is 21°C and the highest record temperature is 32°C.
The wind is surprisingly strong because the site is open and the wind
blows is directly towards the site.
Circulation
The site can be easily accessed.There is no specific circulation of
peoples becausethere’s nothing can attract people to go there. You
can go to the site every direction.

History Of Desa ParkCity
The history of Desa Park City is an interesting one, and it sheds
some light on the reasons why this planned community has been so
successfulforboth real estate investors and private citizens. The
area was an abandoned quarry site. They decidedto create a master
planned community that would appeal to the needs of the modern
Malaysian family. Their commitmentto designwas so strong that the
area even won some prestigious international designawards.
Advantages
 Enhance relationship betweenfamily members
 People getcloserto mother of nature
 Perfectlandscape which suit to be a recreation area
 Has a large space to family to have outdooractivities
 Have a jogging track for a healthy lifestyle
 Giving people a sense of security which secured by patrol unit
Disadvantages
According to the landscape in Desa Park City, although the there has
a perfectlandscape but we conclude that residents in that area didn’t
have spaces forresidents to have indoor activities as it only has a
jogging track. Hence, people doesn’thave a healthy mental and
physical.
Proposal and Suggestion
 The concept of our site is for people to able to enjoy their
sport in anytime.
 We can help people to make their wish by building this mini
indoor stadium.
 People like to enjoy outdoor activities but in sometime the
weather is disturbing them, such as rain.
 People can play badminton, squash and table tennis in the
indoor mini stadium.
 People can buy sport equipment at the sport facilities shop in
indoor mini stadium, for example: badminton racket and
shuttlecock.
 Some plant are place inside and outside of the indoor mini
stadium to make the surrounding look more nature.
 A small cafe are providing in the indoor mini stadium for people
to take a break.
 Target to make the indoor mini stadium to look freshness and
can be attract by people.
 To hit the target of people to exercise more.
 To make the interior look more modern than a normal interior
stadium.
 To provide a better sport facilities and equipment for people.
 To foster the relationship and spirit of understanding among
the residents.
Reason
Why I purpose to build a recreational area?
I found out the surrounding in our site are full of residential area.
There is a central park, which located in the middle where our site
located. But there is an outdoor place for people to bond with. In
this hot Tropicana country, there will be a lot of raining day these
days. The people will be desperate because of the raining day that
cause them cant play sport game. We build one indoor mini stadium
for people to exercise even is a hot day or a raining day.
Advantage of the concept
Environment
 The indoor mini stadium will be a environmentally friendly.
 Build a stadium in the central park will make the place look
grander.
Social
 People will be getting more interesting to the sport games and
is good for their health.
 People can have a change to bond and communicate with each
other.
Economy
 Everyone like to exercise, this can earn lot money on the
people by book the court to play sport games.
 They need shuttlecock to play badmintons; shuttlecock is the
top sale in the sport facilities shop.
Proposal Concept
After analysis the site, we decided to develop the site into
recreation area as building a indoor mini stadium. This construction
plan is design on a 30mx30m site in the Desa Park City. It provides
three kind of different court, such as badminton court, squash, and
table tennis. The site provides a comfort open space for people to
able to enjoy some indoor sport games and feel freshness because
we have taking the court floor to the next level.
When it comes to innovations in sports, it usually has something to
do with changes in the rule book, the uniforms, or adding gigantic
scoreboards and television displays to the inside of the stadiums.
But no one had innovate the court floor before until the Germany
had create the glass floor which substitutes paint for LED lights to
map out the lines across the floor.
Our badminton court and squash court will be look like the deleted
gymnasium scene from ‘Tron’. The floor is made of glass,
aluminum, and ceramic. The line of the badminton court are made
up from a network of LED lighting is pre-laid beneath the floor when
it is installed.

In our sport arena, people will be providing a better environment
and facilities for sport. This sport arena consists of just one storey
but with a two stores height of the ceiling. Our sport has five
badminton courts, two table tennis and one squash. So, people can
play different type of games they want in the sport arena.
There have two long benches with two roll in both side on left and
right of the badminton court. There is a scoreboard located in the
center that people are able to see. Audience can enjoy with nothing
blocking the view when a badminton competition are held. There
provides a male and female toilet in each side, the counter are in
between them. Before you going in the toilet, there will have
lockers in each side.
There have a small cafe for people to have a drink or eat. They can
buy drink from the counter. For booking court, you have to reserve
at the counter there. We also have some plant after you entrance
the front door. In the front of the building, we just provide few car
parks only because the big car park of central park is just located in
the front of the building. They’re a step stone walkway in the front
of the building.
What is indoor mini stadium?
Indoor mini stadium also called as ‘Arena’. Arena is an fully
enclosed area. In Malaysia, mostly the indoor mini stadium system
running are related to the clubhouse system. Badminton are
typically played in an arena, although many of the larger arenas
hold more spectators than do the stadiums of smaller colleges or
high schools. There is also the sport of indoor American football
(one variant of which is explicitly known as arena football), a
variant of the gridiron-based game that is designed for the usual
smaller playing surface of most arenas; variants of other
traditionally outdoor sports, including box lacrosse and
futsal/indoor soccer, also exist.
Why indoor mini stadium to be build?
After analysis of the advantage and disadvantage of the site, we
build the indoor mini stadium in this site is definably suitable.
There don't have any sport arena that is near by the residential
area. In these days, people interesting on sport games are getting
lesser. So, we have to build more sport arena to encourage people
to play more sport games.
Where is the indoor mini stadium located?
The indoor mini stadium is located in the front part of the central
park. In the back of the mini indoor stadium has a lake and
beautiful green landscape. In the front of the mini indoor stadium is
a large car park area. The indoor mini stadium are surrounding by
the residential area. Resident can reach the site with just only short
distance. They can go there by walking, car is not necessary to use
in the residential area, only the outsider visitor.
Who are the targeted visitors?
Targeting on people who like to play sport games. That are no age
limit, all people who like to play sport games are welcome. For
example, people can paly are children, teenagers, adults and old
people.
How the mini indoor stadium function?
In badminton court, the LED lights are map out the lines across the
floor. The LED light is open without closing in day or night. There a
computer system for booking badminton court or can call for hotline
to reserve sport court. They’re a vending machine for people to buy
drink themselves.
Rationale
Our site is able to provide a comfort open space for people to enjoy
their sport exercise. We also make the sport court look different
then a normal court. We want people to feel freshness to play sport
but new feeling. We try to make a different that local people not
even experience before. It also address the people that no interest
on sport and to attract the people on feeling new court to play their
sport. As the way that make it different, some of the them it still
need to be maintain like the wind isolation in the badminton court
that need to prevent.
Benefit of the indoor mini stadium
 People are able to play sport with a new experience
 The visitor of the city will increase cause of people are like to
exercise
 People are able to exercise even they can’t play in outdoor
 Help people to maintain their body health
 A place for people to bond with each other
 Train the youngster that hope to become the next generation
Olympic champion
Objective of the project
 To provide sport facilities for people to exercise
 To create a space for people that can bond to each other
 To improve the population in Desa Park City
 To produce the new generation of athlete Malaysia
 To minimize the rate of people body unhealthy
Impact of the indoor mini stadium to people
Indoor mini stadium achieve impact to the residential area such as:
 Foster relationship between social
 Create a healthy mental, physical and spirit among teams
 Provide a better life of quality to people
 No longer to face problems on how to reduce stress
 People get communicate freely and make more understand to
each other
Project requirement
The planning and design of clubhouse is to keep to the obligation of laws and codes
of practice set by the authorities:
i. Uniform Building By-laws;
ii. Town & Country Planning Act;
iii. Jabatan Bomba badan Penyelamat Malaysia (JBPM);
iv. Department of Occupational Safety and Health (JKKP);
v. Department of Electricity Supply and Gas (JBEG);
vi. Suruhanjaya Tenaga Malaysia (TNB);
vii. Syarikat Bekalan Air Selangor Sdn Bhd (SYABAS);
viii. Majlis Perbandaraan Subang Jaya (MPSJ)
Materials
Score Board
Objective: To show the score of the competition to the audience
with not a close distance.
Benefit: The fastest results that can be seeing and won’t have any
cheating in a match.
Two row benches
Objective: Audience can enjoy watching competition with a comfort
seating.
Benefit: Audience watch the match with a different degree view to
avoid blocking view from front people.
Sports Lockers
Objective: People can store their clothes, shoe or sport equipment
inside the locker.
Benefit: It can prevent disappear and stole by people.
Cafe Table and Chair
Objective: People can buy drink or food and use on the table.
Benefit: People can have a rest and drink on that cafe area.
Indoor plant
Objective: To beauty the indoor place with green soft cape.
Benefit: To avoid the empty space inside the sport arena.
Sport Facilities Shop
Objective: People are able to buy equipment when they need it
Benefit: People can buy shuttlecock after they finish it.
Authority Procedure
Document required
 Application letter using original letter head indicating application
reference and proposed construction.

 A copy of landownership or land title which has been certified as true
copy by Commissioner of Oaths or Justice of Peace.

 Copies of valid documents such as power of attorney/sales and
purchase agreement/tenancy agreement if the owner is different
from the list of names in the landownership or land title.

 Six (6) sets of building plans properly arranged and folded in A4 size
which has been prepared by a professional consultant (i.e.
architect/engineer or registered draughtsman in accordance to their
respective limitations for submission of building plans).

General information to be indicated in the plan
1. Title of the plan should contain the following:- 

 Type of building
 Total number of units
 Total number of floors
 Lot number/land title number
 Road/Street name
 Section name
 Names of owner and company
 Address of building owner

2. Building plan should be complete with the following information:-

I. Well defined location plan and clear site plan with a scale of not less
than 1:1000 or more, whichever is suitable. Name of road/street
leading to the proposed site should be shown in the location plan.

II. Floor plan, vertical elevation plan (front, rear and side), section and
roof plans with a scale of 1:100 or 1:200 (according to building
size).

III. Drainage and sewerage layout plan should be indicated clearly in
the site plan.
IV. Road layout plan, entrance road access and vehicle parking lots
together with traffic flow shown either in the site plan or separately.

V. Indicate calculation on: plot ratio, calculation of vehicle parking lots
(car, motorcycle and lorry where relevant), volume capacity of solid
waste disposal area

VI. Indicate clearly building set backs from land boundary in compliance
with DBKL requirements.

VII. Indicate clearly calculation of building floor area in accordance with
usage such as residential, office, commercial, and others for the
purpose of calculation of plan processing fee.

3. All plans must be signed by the consultant, building owner and land
owner and all signatures must be original signatures.

4. All drawings must be coloured.

5. Form B1 should be completed and stamped on the first page of every set
of building plans submitted.

Conclusion
The creational park will be a wholesomeand conducivearea in which
the peoplecan enjoy their sportin the indoor ministadium. Wehad
learn that what do we need when weneed to develop aempty land and
what are the most suitable to build in that land. Besides, we also learn
that how to do site analysis before developingthe empty land. Finally, I
appreciate the worksand roles that contributed by the peopleinvolved
in every of the construction.

Introduction In this project,in a group of 2 students, we need to find a specific empty land to initiate a small construction project.The size of the land shall not be more than 30mX30m.We should propose one project and we were given projectthat serves the RecreationArea purpose for our site. We need to produce a full report on the types of building developmentwhich are include suggestion,rationale, benefits, introduction to the site, site plan, site analysis, site observation, sketch plan and concept.
  • 3. Introduction of the Site After discussing with my teammate, we decided to make Desa Park City as our site. Base on our observation, in Desa Park City on exists only 1 clubhouse and lack of places for people to do some indoor activities. Site Plan
  • 5. Site Analysis Our site nearby is a car park and lake. In our building, we no need to build many car park cause is available at the front of the building. They have a beautiful landscape at the back of the building. The site context has Residential, Condominium and including The Waterfront The waterfront is the iconic retail entertainment center of Desa Parkcity and a great shopping and dining experience by the lake. The ParkCity Medical The International School @ Parkcity provides a solid foundation that will ensure the mental and physical well-being of its students.
  • 6. The ParkCity Club offers a plethora of options for family and friends to socialize amidst elegant and fun surroundings. It’s a perfectplace to release stress.The Parkcity Club is a fitting centerpiece foran active sporting lifestyle. The Club also has free classes that including Zumba Fitness, Gentle Yoga, Anusara Yoga, Yoga Pilates, Flamenco Arabe Fusion Dance, Belly Dance and Line Dance The Central Park are 9-foot-wide jogging paths surrounding the lake and It is a haven for joggers,strollers,kids and adults alike. Its also features a picturesque lake, a children’s playground complete with child-proof play equipments,park benches,rest areas and a man-made stream to complete the whole relaxing experience.

Desa ParkCity have 18 residential area surrounding The Central Park that including Levenue, Adiva, Nadia, Safa , Adora, The Breezeway, The WestsideOne and etc. There are 2residential area that near our site in Central Park whish is : The Spots Center Its star attractions are a FIFA-size soccer field and 2-floodlitbasketball courts. Every year, Desa Park City organizes the Inter-Neighborhood Soccerand Basketball Tournaments. Zenia– Zenia Offers a variety of homes to perfectly suit the size of a family and it’s smart designat its best. SouthLake - Souhtlake is a terrace house developmentin a gated and guarded community. It is another jewel nestled in Desa ParkCity.
  • 8. Weather The Sun orientation is form east to west of the site. During 12 pm, the site will be very hot as it experiences directsunlight. In the morning, the temperature is 21°C and the highest record temperature is 32°C. The wind is surprisingly strong because the site is open and the wind blows is directly towards the site. Circulation The site can be easily accessed.There is no specific circulation of peoples becausethere’s nothing can attract people to go there. You can go to the site every direction. History Of Desa ParkCity The history of Desa Park City is an interesting one, and it sheds some light on the reasons why this planned community has been so successfulforboth real estate investors and private citizens. The area was an abandoned quarry site. They decidedto create a master planned community that would appeal to the needs of the modern Malaysian family. Their commitmentto designwas so strong that the area even won some prestigious international designawards.

Advantages  Enhance relationship betweenfamily members  People getcloserto mother of nature  Perfectlandscape which suit to be a recreation area  Has a large space to family to have outdooractivities  Have a jogging track for a healthy lifestyle  Giving people a sense of security which secured by patrol unit Disadvantages According to the landscape in Desa Park City, although the there has a perfectlandscape but we conclude that residents in that area didn’t have spaces forresidents to have indoor activities as it only has a jogging track. Hence, people doesn’thave a healthy mental and physical.

Proposal and Suggestion  The concept of our site is for people to able to enjoy their sport in anytime.  We can help people to make their wish by building this mini indoor stadium.  People like to enjoy outdoor activities but in sometime the weather is disturbing them, such as rain.  People can play badminton, squash and table tennis in the indoor mini stadium.  People can buy sport equipment at the sport facilities shop in indoor mini stadium, for example: badminton racket and shuttlecock.  Some plant are place inside and outside of the indoor mini stadium to make the surrounding look more nature.  A small cafe are providing in the indoor mini stadium for people to take a break.  Target to make the indoor mini stadium to look freshness and can be attract by people.  To hit the target of people to exercise more.  To make the interior look more modern than a normal interior stadium.  To provide a better sport facilities and equipment for people.  To foster the relationship and spirit of understanding among the residents.
  • 12. Reason Why I purpose to build a recreational area? I found out the surrounding in our site are full of residential area. There is a central park, which located in the middle where our site located. But there is an outdoor place for people to bond with. In this hot Tropicana country, there will be a lot of raining day these days. The people will be desperate because of the raining day that cause them cant play sport game. We build one indoor mini stadium for people to exercise even is a hot day or a raining day. Advantage of the concept Environment  The indoor mini stadium will be a environmentally friendly.  Build a stadium in the central park will make the place look grander. Social  People will be getting more interesting to the sport games and is good for their health.  People can have a change to bond and communicate with each other. Economy  Everyone like to exercise, this can earn lot money on the people by book the court to play sport games.  They need shuttlecock to play badmintons; shuttlecock is the top sale in the sport facilities shop.
  • 13. Proposal Concept After analysis the site, we decided to develop the site into recreation area as building a indoor mini stadium. This construction plan is design on a 30mx30m site in the Desa Park City. It provides three kind of different court, such as badminton court, squash, and table tennis. The site provides a comfort open space for people to able to enjoy some indoor sport games and feel freshness because we have taking the court floor to the next level. When it comes to innovations in sports, it usually has something to do with changes in the rule book, the uniforms, or adding gigantic scoreboards and television displays to the inside of the stadiums. But no one had innovate the court floor before until the Germany had create the glass floor which substitutes paint for LED lights to map out the lines across the floor. Our badminton court and squash court will be look like the deleted gymnasium scene from ‘Tron’. The floor is made of glass, aluminum, and ceramic. The line of the badminton court are made up from a network of LED lighting is pre-laid beneath the floor when it is installed.

  • 16. 9 Walkway 10 Plant 11 Car Park In our sport arena, people will be providing a better environment and facilities for sport. This sport arena consists of just one storey but with a two stores height of the ceiling. Our sport has five badminton courts, two table tennis and one squash. So, people can play different type of games they want in the sport arena. There have two long benches with two roll in both side on left and right of the badminton court. There is a scoreboard located in the center that people are able to see. Audience can enjoy with nothing blocking the view when a badminton competition are held. There provides a male and female toilet in each side, the counter are in between them. Before you going in the toilet, there will have lockers in each side. There have a small cafe for people to have a drink or eat. They can buy drink from the counter. For booking court, you have to reserve at the counter there. We also have some plant after you entrance the front door. In the front of the building, we just provide few car parks only because the big car park of central park is just located in the front of the building. They’re a step stone walkway in the front of the building.
  • 17. What is indoor mini stadium? Indoor mini stadium also called as ‘Arena’. Arena is an fully enclosed area. In Malaysia, mostly the indoor mini stadium system running are related to the clubhouse system. Badminton are typically played in an arena, although many of the larger arenas hold more spectators than do the stadiums of smaller colleges or high schools. There is also the sport of indoor American football (one variant of which is explicitly known as arena football), a variant of the gridiron-based game that is designed for the usual smaller playing surface of most arenas; variants of other traditionally outdoor sports, including box lacrosse and futsal/indoor soccer, also exist. Why indoor mini stadium to be build? After analysis of the advantage and disadvantage of the site, we build the indoor mini stadium in this site is definably suitable. There don't have any sport arena that is near by the residential area. In these days, people interesting on sport games are getting lesser. So, we have to build more sport arena to encourage people to play more sport games. Where is the indoor mini stadium located? The indoor mini stadium is located in the front part of the central park. In the back of the mini indoor stadium has a lake and beautiful green landscape. In the front of the mini indoor stadium is a large car park area. The indoor mini stadium are surrounding by the residential area. Resident can reach the site with just only short distance. They can go there by walking, car is not necessary to use in the residential area, only the outsider visitor.
  • 18. Who are the targeted visitors? Targeting on people who like to play sport games. That are no age limit, all people who like to play sport games are welcome. For example, people can paly are children, teenagers, adults and old people. How the mini indoor stadium function? In badminton court, the LED lights are map out the lines across the floor. The LED light is open without closing in day or night. There a computer system for booking badminton court or can call for hotline to reserve sport court. They’re a vending machine for people to buy drink themselves. Rationale Our site is able to provide a comfort open space for people to enjoy their sport exercise. We also make the sport court look different then a normal court. We want people to feel freshness to play sport but new feeling. We try to make a different that local people not even experience before. It also address the people that no interest on sport and to attract the people on feeling new court to play their sport. As the way that make it different, some of the them it still need to be maintain like the wind isolation in the badminton court that need to prevent.

Town & Country Planning Act; iii. Jabatan Bomba badan Penyelamat Malaysia (JBPM); iv. Department of Occupational Safety and Health (JKKP); v. Department of Electricity Supply and Gas (JBEG); vi. Suruhanjaya Tenaga Malaysia (TNB); vii. Syarikat Bekalan Air Selangor Sdn Bhd (SYABAS); viii. Majlis Perbandaraan Subang Jaya (MPSJ)
  • 21. Materials Score Board Objective: To show the score of the competition to the audience with not a close distance. Benefit: The fastest results that can be seeing and won’t have any cheating in a match. Two row benches Objective: Audience can enjoy watching competition with a comfort seating. Benefit: Audience watch the match with a different degree view to avoid blocking view from front people.
  • 22. Sports Lockers Objective: People can store their clothes, shoe or sport equipment inside the locker. Benefit: It can prevent disappear and stole by people. Cafe Table and Chair Objective: People can buy drink or food and use on the table. Benefit: People can have a rest and drink on that cafe area.
  • 23. Indoor plant Objective: To beauty the indoor place with green soft cape. Benefit: To avoid the empty space inside the sport arena. Sport Facilities Shop Objective: People are able to buy equipment when they need it Benefit: People can buy shuttlecock after they finish it.

  Six (6) sets of building plans properly arranged and folded in A4 size which has been prepared by a professional consultant (i.e. architect/engineer or registered draughtsman in accordance to their respective limitations for submission of building plans).

 2. Building plan should be complete with the following information:-
 I. Well defined location plan and clear site plan with a scale of not less than 1:1000 or more, whichever is suitable. Name of road/street leading to the proposed site should be shown in the location plan.
 II. Floor plan, vertical elevation plan (front, rear and side), section and roof plans with a scale of 1:100 or 1:200 (according to building size).
 III. Drainage and sewerage layout plan should be indicated clearly in the site plan. IV. Road layout plan, entrance road access and vehicle parking lots together with traffic flow shown either in the site plan or separately.
 V. Indicate calculation on: plot ratio, calculation of vehicle parking lots (car, motorcycle and lorry where relevant), volume capacity of solid waste disposal area
 VI. Indicate clearly building set backs from land boundary in compliance with DBKL requirements.
 VII. Indicate clearly calculation of building floor area in accordance with
