New York City is divided into three basic zoning districts:
1) Residential (R)
2) Commercial (C)
3) Manufacturing (M)

                            New York




The above three basic districts are further divided into a range of lower,
medium and higher-density residential, commercial and manufacturing
districts.

According to the New York City Department Planning “Each zoning
district governs and regulates:
 Permitted uses listed in one or more of 18 use groups;
 The size of the building in relation to the size of the zoning lot, known as
  the floor area ratio or FAR;
 For residential uses, the number of dwelling units permitted, the amount
 of open space and plantings required on the zoning lot and the maximum
 amount of the lot that can be covered by a building;
 The distance between the building and the front, side and rear lot lines;
 The amount of required or permitted parking; and
 Other features applicable to specific residential, commercial or
  manufacturing districts. “

  • The Zoning ordinance designates 10 basic residence districts—R1
   through R10 as mentioned below.
   • The numbers refer to permitted bulk and density. Here is a complete
    and detailed zoning district chart for your ready reference.
     a) R1–R3 Lower-Density Residence Districts
     b) R4–R5 Lower-Density Residence Districts
     c) R8–R10 Higher-Density Residence Districts

2 Commercial Zoning Districts

   NYC permits commercial activities in below eight commercial districts
   based on their functional similarities and locational requirements.
   • C1-C2 Districts (for small retail and service shops)
   • C3-C4 Districts (larger stores)
   • C5 Districts (continuous retail frontage intended for offices and retail
    establishments that serve the entire metropolitan region Commercial
    District)
   • C6 Districts (designated for a wide range of high-bulk commercial uses)
   • C7 Districts (designated for large open amusement parks)
   • C8 Commercial District (bridging commercial and manufacturing uses)

3 Manufacturing Districts

   There are three manufacturing districts M1, M2 and M3. Based on
   industry and nature of operations, industries and manufacturing
   companies need to reference the relevant district.

New York City is divided into three basic zoning districts: 1) Residential (R) 2) Commercial (C) 3) Manufacturing (M) New York The above three basic districts are further divided into a range of lower, medium and higher-density residential, commercial and manufacturing districts. http://www.pzr.com

According to the New York City Department Planning “Each zoning district governs and regulates:  Permitted uses listed in one or more of 18 use groups;  The size of the building in relation to the size of the zoning lot, known as the floor area ratio or FAR;  For residential uses, the number of dwelling units permitted, the amount of open space and plantings required on the zoning lot and the maximum amount of the lot that can be covered by a building;  The distance between the building and the front, side and rear lot lines;  The amount of required or permitted parking; and  Other features applicable to specific residential, commercial or manufacturing districts. “ http://www.pzr.com
