A Digital Planning Tool for Shaping Up the Landscaping Architecture.pdfIJEACS
Landscape architecture is a comparatively new concept and is gaining prominence in town and country planning exercises. People marveled at the design of new towns when the infrastructure looks nice and well placed. However, when the planning exercise is not done properly this results in the implementation of poor infrastructure with narrow roads, lack of green spaces, no parking spots, congested streets and so. Architects are still using traditional hand drawing for their designs and sketches which have several limitations. Developing a landscape architecture planning system with appropriate tools will facilitate architects’ tasks and others to have an appropriate to ensure proper landscape planning without unnecessarily wasting time manually. This paper aims to present a desktop application with features for generating appropriate cartography which allows users to place appropriate objects representing real-world urban structures and buildings. The Waterfall methodology was used to build and implement the proposed system. The latter is expected to help in the reduction of parking problems and increase the number of green areas in towns. The application proposed includes appropriate validation techniques to allow users to plan a site and made sure that the standards set for parking spaces and green areas are being respected.

A Memorandum of Association (MOA) is a legal document that outlines the fundamental principles and objectives upon which a company operates. It serves as the company's charter or constitution and defines the scope of its activities. Here's a detailed note on the MOA:
Contents of Memorandum of Association:
Name Clause: This clause states the name of the company, which should end with words like "Limited" or "Ltd." for a public limited company and "Private Limited" or "Pvt. Ltd." for a private limited company.

Registered Office Clause: It specifies the location where the company's registered office is situated. This office is where all official communications and notices are sent.
Objective Clause: This clause delineates the main objectives for which the company is formed. It's important to define these objectives clearly, as the company cannot undertake activities beyond those mentioned in this clause.

Constitutional Document: It serves as the company's constitutional document, defining its scope, powers, and limitations.
Protection of Members: It protects the interests of the company's members by clearly defining the objectives and limiting their liability.
External Communication: It provides clarity to external parties, such as investors, creditors, and regulatory authorities, regarding the company's objectives and powers.

Binding Authority: The company and its members are bound by the provisions of the MOA. Any action taken beyond its scope may be considered ultra vires (beyond the powers) of the company and therefore void.
Amendment of MOA:
While the MOA lays down the company's fundamental principles, it is not entirely immutable. It can be amended, but only under specific circumstances and in compliance with legal procedures. Amendments typically require shareholder

2. » Local authorities are always searching for ways to create communities
that attract new businesses, create jobs and are great (safe, healthy)
places for people to live and work.
» However, technology and consumer trends are changing very fast today.
New businesses are being created, and for local authorities it is often
overwhelming or impossible to keep up with evolving growth and
changes.

3. » For such counties and cities zoning ordinances are old and get in the way
of achieving these goals.
» Many jurisdictions do not have the resources nor expertise to make the
necessary regulatory changes that will make their communities attractive
for new businesses and people.

5. Here are the 11 points in the above mentioned guide:
1) Allow or Require Mixed-Use Zones
2) Use Urban Dimensions in Urban Places
3) Rein In and Reform the Use of Planned Unit Developments
4) Fix Parking Requirements
5) Increase Density and Intensity in Centers

9) Use Green Infrastructure to Manage Storm water
10) Adopt Smart Annexation Policies
11) Encourage Appropriate Development Densities on The Edge

6. 1 | Allow or Require Mixed-Use Zones
Municipalities generally create zoning districts, which regulate what
activities are permitted in different parts of the city.
The most common are -
• Residence Districts (Single-family, Two-family and Multiple-family District)
• Office Residence Districts (Neighborhood Office, High Density Office, etc)
• Commercial Districts
• Downtown Districts
• Industrial Districts

7. » The report mentions that “This separation has made community
development patterns inefficient, forcing residents to drive longer
distances to get to their jobs, schools, shops, and services, which
increases traffic congestion, air pollution, and greenhouse gas emissions.”
» Mixed land use is a possible solution, which integrates offices, retail and
residences so that vehicular trips can be minimized.
