The document discusses a proposed development project at 1215 Bidwell St in Vancouver's West End neighborhood. It would involve demolishing an existing heritage building and constructing a new mixed-use tower up to 19 stories tall, taking advantage of the city's density bonus programs for heritage preservation and rental housing. There is debate around whether the heritage façade is truly being preserved and concerns about the significant subsidies and impacts on housing affordability the project would receive through these programs. Alternatives discussed include developing within existing zoning rules or an official neighborhood plan to provide more community input and benefits.
WINDS OF CHANGE LEASEHOLDING, LLC proposes to develop a 20MW wind farm in Northwest Arkansas using 8 - 2.5MW Nordex N90 wind turbines. They have leased 560 acres of land and are seeking an operations partner to purchase and operate the wind farm. The project will utilize the abundant wind resources in the area to produce an estimated 1,188,325,502 kWh over 20 years. Revenues from the power purchase agreement and renewable energy credits will make the project profitable for investors and beneficial to the local community.
The housing stock in the area increased between 1991 and 2011, with the number of larger homes of 4+ bedrooms growing. Since 1999, planning permissions have allowed for new homes, though many have been conversions or replacements. A survey found support for family homes, smaller starter homes, and retirement housing, but negatives views on flats and affordable housing. With an aging population, local facilities are at risk. New development will be limited due to green belt constraints. Subject to these, new smaller homes could help younger families remain and older residents downsize locally. Different approaches may be needed across the local settlements. Next steps include defining development boundaries, reviewing specific sites, and discussing affordable housing needs.
This document summarizes permitting policies and challenges for offshore wind projects. It discusses the different permitting authorities and regulations for projects in federal waters versus state waters. Strategic change requires planning, establishing a vision, selecting goals and strategies, and creating action plans. The process results in a strategic plan document that is monitored and updated. Great change leaders like Jack Welch and Steve Jobs make difficult changes and lead their industries in new directions rather than follow competitors. Strategic change, when done through a proven process, can benefit companies.
This is a great toolbox of slides for putting together a strategic planning or business planning presentation - either in businesses or as a consultant. It took ages to collect this all and put in one place.
The document outlines the steps involved in developing a strategic plan, including gathering information through tools like SWOT analysis, defining the vision, mission, values and strategy, setting goals and objectives, and ensuring stakeholders understand and support the strategic vision. It also discusses the importance of benchmarking, developing action plans for each department, and periodically reviewing and adjusting the strategic plan.
This document provides a business plan for a Dosa restaurant. It outlines objectives to keep food costs below 35% of revenue and expand marketing. The plan details the restaurant's mission to provide excellent food and service. It will feature indoor and outdoor seating with a unique Indian design. The menu will focus on dosas and other South Indian cuisine. The plan analyzes the target market and identifies competitors. It proposes strategies for marketing, sales, management, hiring staff, and financial projections.
Before you start a business you need capital to ensure the sufficient requirements. Therefore, you can raise capital from a number of parties such as bankers, investors and customers. Before you send your proposal, you need to explain more about the purpose, budget, target and the amount you want to borrow. So this is an example of the best presentation slide.
The document provides an executive summary for a proposed coffee shop called Coffee Spot Café to be opened in Connersville, Indiana. The café will offer a variety of coffee drinks, teas, baked goods and breakfast sandwiches. The goals are to become well-known locally and potentially expand to other locations or add catering. The SWOT analysis identifies strengths, weaknesses, opportunities and threats. Financial needs are estimated and the business will be run as a sole proprietorship. Market research identifies the target market and competition. A marketing strategy and break-even analysis are also included.
This document discusses states' roles in developing offshore wind in the United States. It outlines the permitting authorities and processes for offshore wind projects in federal waters, state waters, and the Great Lakes. Several states like Massachusetts, Rhode Island, New Jersey, and Michigan are actively supporting and regulating offshore wind development through legislation, requests for proposals from developers, and feasibility studies. The future of offshore wind will depend on continued state initiatives and federal-state coordination on siting and permitting offshore projects.
The document discusses the nature of property estates, including surface, mineral, and groundwater estates, and the relationships between these estates. It notes that mineral estates are considered dominant and carry an implied right to use as much of the surface as is reasonably necessary. It also discusses regulatory takings cases related to groundwater regulation, noting that groundwater conservation districts can effect regulatory takings through rules that deny landowners all economically beneficial use of their groundwater. The document concludes that determining if a regulatory taking has occurred is a fact-specific analysis considering the economic impact, investment-backed expectations, and the nature of the regulation.

The Block Island Wind Farm project will consist of 5 turbines generating 30 MW of energy, enough for 17,000 homes. Construction is underway and commercial operations are scheduled for 2016. The project has completed permitting, engineering, and financing. It will create over 300 construction jobs and establish a new cable to the mainland, positioning the US for national leadership in offshore wind.
This document summarizes water policy issues in Texas relating to landowners and easement holders. It begins with an overview of the historical "rule of capture" doctrine and the more recent establishment of groundwater conservation districts (GCDs). It then discusses how GCDs manage and regulate groundwater use, important court cases that shaped groundwater rights, and emerging issues like how conservation easements and brackish water extraction may affect policy. While landowners have a constitutional right to groundwater, regulation by GCDs is allowed; however, under some circumstances extensive limitations could constitute a compensable taking according to the courts. Many questions remain unanswered about how far regulation can go without compensation.

The document provides an overview of the proposed Navajo-Hopi Little Colorado River Water Rights Settlement. It discusses the history of water rights claims in the region and definitions of key terms. The settlement would recognize the Navajo Nation's federal reserved water rights to surface and groundwater in the Little Colorado River system. It would fund infrastructure projects to deliver water to Navajo communities and establish management plans for shared aquifers and washes. Passing federal settlement legislation is necessary to authorize the projects and finalize the agreement in state court. The alternative is continuing litigation over Navajo water rights claims without guaranteed funding for water projects.
The document summarizes The Crown Estate's involvement in shellfish farming in the UK. It discusses The Crown Estate's duty to manage coastal lands and seabeds, generate revenue for the government, and issue leases for renewable energy and carbon storage projects. It then outlines The Crown Estate's historical role in consenting for shellfish cultivation orders and marine leases. It provides details on current shellfish farming agreements and how legislation and planning differs regionally in England, Wales, Scotland, and Northern Ireland. It concludes with recommendations for the future of planning shellfish cultivation development.
The document discusses the proposed Pebble Mine in Bristol Bay, Alaska. It would be a massive open-pit gold and copper mine that threatens to pollute the watershed and disrupt the salmon fishery. The Bristol Bay fishery supports over 10,000 jobs and is the world's largest sockeye salmon fishery. Opponents argue the mine poses too great a risk to the fishery and wildlife. The EPA will release a scientific assessment of the mine's environmental risks in April 2012.
North Sask Trail Riverdale blockage meeting with Councillor Stevenson Aprilk ...Terry Anderson
The trail along the North Saskatchewan River in Riverdale, Edmonton has been blocked by a chain link fence erected by the landowner of an adjacent property, closing off public access. The trail is an important recreational and wildlife corridor recognized in the Riverdale Area Redevelopment Plan. While erosion was previously cited as a reason for closure, access to the trail is possible without damage. Next steps to re-open the trail could include discussing the city's acquisition priorities and authorities to obtain necessary access.
The document discusses several key lessons from past offshore drilling accidents and the need to properly assess risks and impacts for future offshore drilling projects. Specifically:
1) Past accidents have exposed problems with preparation, response plans, and damage claims, highlighting the need for thorough risk assessments, environmental impact statements, and mitigation practices.
2) The South Atlantic Bight ecosystem is different from the Gulf of Mexico and requires well-done assessments and permit conditions to protect the region.
3) States seek revenue sharing programs similar to the Gulf of Mexico Energy Security Act to ensure compensation for potential onshore impacts and to fund coastal restoration. Thorough documentation of environmental assets is needed to establish such programs.
Axiom, trading 78% below our A$0.050/share valuation, is focusing on fast tracking initial low-capex DSO production at the large scale Isabel Nickel Project.
Summary:
Excellent recent drilling results have indicated a strong likelihood of premium grades (>1.5% Ni) at Isabel, which will strongly enhance project economics and support project financing.
The current share price is 78% below our base case valuation of A$0.050/share (assuming 2Mtpa initial production), a massive discount amplified by investor concerns over a court appeal by Japanese giant Sumitomo over ownership of Isabel.
Based on the September 2014 resounding court judgement in favor of AVQ, we think that the appeal stands little chance of success.
The document details the timeline of events following a hurricane in Nicaragua in 2007:
- The national government lifted bans on harvesting hardwoods knocked down by the hurricane.
- The regional government of Nicaragua sought private investment to exploit over 3 million acres of felled timber.
- Raya Ka Raya worked with officials to develop a reconstruction plan using the fallen timber, signing agreements in 2008 to work with communities to rebuild the region through reforestation, sawmill production, and river transportation of wood.

Working Effectively with Aboriginal Peoples™ 3rd Edition is coming out soon and we are looking for help choosing a book cover. Let us know which you prefer. The blue or the white background.
This document discusses factors to consider when assessing risk and determining the appropriate level of consultation and accommodation with Aboriginal peoples for a particular activity or project. It presents a risk assessment model with 9 levels, with higher levels indicating greater risk, requiring more extensive consultation and accommodation. It then lists and rates various factors on a scale of 1 to 9 that would contribute to an overall risk assessment. These include views on consultation, potential for blockades, upcoming elections, decision makers, media campaigns, legal action, financial resources, consultation policies, and views within the organization.
The First Nations Technology Council is seeking computer and technical trainers to work on the First Nations’ Technology Council’s Project Raven which provides technical skill development opportunities to Aboriginal adults.
I just found this on the Lower Mainland Treaty Advisory Commission website. The question is should people living on Indian Reserves in Canada have the right to vote in Local Government Elections?
This position is responsible for leading the development and implementation of an indigenization plan at JIBC to ensure Aboriginal students have access to relevant educational experiences. How to Make a Field Mandatory in Odoo 17Celine George
In Odoo, making a field required can be done through both Python code and XML views. When you set the required attribute to True in Python code, it makes the field required across all views where it's used. Conversely, when you set the required attribute in XML views, it makes the field required only in the context of that particular view.

Temple of Asclepius in Thrace. Excavation resultsKrassimira Luka
The temple and the sanctuary around were dedicated to Asklepios Zmidrenus. This name has been known since 1875 when an inscription dedicated to him was discovered in Rome. The inscription is dated in 227 AD and was left by soldiers originating from the city of Philippopolis (modern Plovdiv).

2. Alaska Native Claims Settlement Act 1971
(ANCSA)
• Settled aboriginal land claims for Alaska's Native
groups.
• Provided a monetary ($962.5M) and land based
settlement (44 million acres).
• Established 12 land-based regional corporations and
over 200 village corporations.
• 78,000 Native Alaskans are enrolled in the
corporations.
• ANCSA also mandated a profit sharing plan for all
regional and village corporations (Section 7(i)).
3. 7(i)
• “… 70% of all revenues received by each
Regional Corporation from the timber
resources and subsurface estate patented to it
pursuant to this Act shall be divided annually
by the Regional Corporation among all twelve
Regional Corporations ….” 43 U.S.C. § 1606(i).
• Each Regional Corporation distributes 50% of
7(i) distributions to its Village Corporations
and to its at-large shareholders, pursuant to
ANCSA §7(j)
4. 7(i) Rationale
Section 7(i) "was intended to achieve a
rough equality in assets among all the
Natives. . . . (The section) insures that
all of the Natives will benefit in roughly
equal proportions from these assets. . . .
Congress required that 70 percent of all
revenues from the development of timber
and subsurface resources be distributed
among the Regional Corporations.” Chugach
Natives, Inc. vs. Doyon, Ltd., 588 F.2d
723 (9th Cir. 1978)
5.
6. Development on Alaska Native
Corporation Lands
• For the first decades after ANCSA, most
corporations played a passive role in
exploration and mining.
• History with development within regions
varied.
• Extractive industry proposals on Native
corporation lands are subject to all federal
and state environmental compliance
requirements.
9. BSNC's Land Base and Mineral
Development History
• We've been a passive partner in the exploration of our ANCSA
mineral estate.
• Basic exploration and option to lease agreements have been
executed with major and minor companies, beginning in the
early 1980's.
• The mineral potential of the region is well known, historically
(gold, silver, tin, uranium, thorium, beryllium, molybdenum, a
nd REE potential).
10.
11. Obstacles to Development
• Remote, arctic setting.
• Short exploration season.
• Limited/nonexisitent transportation and
energy transmission infrastructure.
• High costs and long supply chain.
• Energy costs prohibit ventures.
• Skilled labor and management shortages.
12. Rock Creek: a mine that almost
was--and may yet be--productive
• Alaska Gold Co., a subsidiary of NovaGold, began
construction of the mine in 2006.
• A large area of BSNC mineral estate was contained
within the development block.
• Untimely legal challenges, some poor management
decisions, significant cost overruns, and the
economic downturn of 2008-2009, ultimately forced
the mine into maintenance and standby mode
beginning in 2009.
13.
14.
15. Reclamation or Restart?
• In the spring of 2011 Nova began plans for
reclaiming Rock Creek.
• BSNC entered negotiations with AGC/Nova
regarding the reclamation plan.
• At the beginning of November, 2012, Nova,
AGC and BSNC finalized an agreement--
16. BSNC Purchases Alaska Gold
Company.
• Rock Creek mine facility,
• All patented claims held by AGC in the Bering
Strait area,
• Significant real estate within the City of Nome,
• All material sources (gravel and sand) in the
region,
• The reclamation bond is transferred to BSNC.
17. Challenges Ahead
• “Go” or “No-go” decision for embarking upon
the Nanuuq Gold Project.
• Capitalization of mine start-up.
• Development of a region-wide multi-year
exploration program.
• Lobbying for transportation infrastructure
improvements.
• Maintenance of work force.
• Value-added products from mining.
