PROJECT BACKGROUND
Minneapolis-based Nilan Johnson Lewis, P.A. is a progressive law firm of select specialties,
sought for its excellence in practice and unwavering dedication to successful results on behalf
of the nation’s pre-eminent businesses and business people. The design was formulated
in response to the client’s commitment to excellence, focused client practices, collaborative
culture and strong sense of community. Client focused conferencing and event spaces provide
integrated technological resources in an environment of comfort and calm, with spectacular
views of the City.
This newly designed interior tenant space is in One Financial Plaza, the first major post World
War II modern skyscraper in Minneapolis. The design maximizes the 11’–6” floor to ceiling
perimeter windows, benefitting the space by providing daylight, extraordinary views and an
open and urban experience. The open square floor plates and modern expression enhance
the windows, providing Nilan Johnson Lewis with a remarkable signature feature that positively
impacts the workplace environment. Its location is close to mass transit, skyway connection,
light rail, parking, and downtown amenities.
The Nilan Johnson Lewis project achieved LEED certification as a result of the disciplined
commitment by all members of the project team and the support of Nilan Johnson Lewis
employees.
STRATEGIES AND RESULTS
Our team led a series of Programming sessions to establish quantitative and
qualitative requirements. Surveys were prepared, distributed and analyzed.
Interviews and workshops took place.
Cuningham Group also led a series of 10 Strategic Visioning Sessions and Visual
Listening Sessions with stakeholder groups including staff, associates, shareholders,
and the Board. Primary topics focused on establishing criteria for real estate location
decisions; culture and workplace; design and brand image. Additional Focus
Sessions with the firm focused on workplace activities, communication and culture as
it relates to furniture and systems workstations.
Sustainably sourced and manufactured natural materials, such as stone, wood and
glass provide richness and texture expressive of integrity and strength. Simple lines
and a palette based on texture and tones of light and shadow reinforce the modernist
space. Color provides energetic punctuation experienced
as one moves through the space. The objective on the demolition process of both
levels was to divert 80% of materials from landfills. Mechanical, electrical and
lighting systems were designed to be energy efficient. Materials were specified
to be locally manufactured and sourced, renewable, with low emissions of VOCs
and manufactured from recycled materials. Operable shading devices on windows
manage changing sunlight levels.
Planning maximized the efficiency of the floor plate and achieved rhythm and a visual
logic. Configurations of spaces provide shared daylight, neighborhood areas for
practice groups, Team Rooms and easy access to support resources. Special spaces
include a large, inviting lunchroom with lounge and dining areas. Fireplaces and
spaces for informal and formal gathering are featured on both levels.
