REQUIRED. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT OF
ALL CONDITIONS DISCOVERED AT VARIANCE WITH THE DRAWINGS
OR DESIGN INTENT.
6. THE CONTRACTOR SHALL MAKE PROBES AS REQUIRED TO
ASCERTAIN ANY REQUIRED PROTECTIVE MEASURES PRIOR TO
PROCEEDING WITH DEMOLITION/REMOVAL WORK OR THE
INSTALLATION OF NEW WORK JOINING EXISTING.
7. REMOVE PLUMBING FIXTURES AS NOTED.
8. REMOVE ALL EXISTING FLOOR FINISHES IN KITCHENS AND
BATHROOMS DESIGNATED TO RECEIVE NEW FLOOR FINISHES OF
PARQUET OR TILE.
9. THE CONTRACTOR SHALL REMOVE ALL SPECIFIED PORTIONS OF
EXISTING CONSTRUCTION, FINISHES, FIXTURES AND EQUIPMENT AS
SHOWN ON THE DRAWINGS OR OTHERWISE REQUIRED. CUTS AT
NEW WORK LINES SHALL BE SHARP AND NEAT, AND ALL
REMAINING CONSTRUCTION AND FINISHES SHALL BE FULLY BACKED
AND REINFORCED PRIOR TO THE INSTALLATION OF THE NEW WORK.
THE CONTRACTOR SHALL PROVIDE AND MAINTAIN TEMPORARY
PROTECTION OF NEW WORK WHICH IS LIABLE TO DAMAGE DURING
THE COURSE OF THE JOB.
TENANT SAFETY NOTES:
1. CONSTRUCTION WORK WILL BE CONFINED TO THE APARTMENT
INTERIOR, AND WILL NOT CREATE DUST, DIRT OR OTHER
INCONVENIENCES TO OTHER APARTMENT UNITS WITHIN THE
BUILDING.
2. CONSTRUCTION OPERATIONS WILL NOT BLOCK HALLWAYS OR
MEANS OF EGRESS FOR THE TENANTS OF THE BUILDING.
3. CONSTRUCTION OPERATIONS WILL NOT INVOLVE
INTERRUPTIONS OF THE HEATING, WATER OR ELECTRICAL

TENANT PROTECTION PLAN 28-104.8.4 2008 CODE:
1. THE BUILDING CONTAINS APPROXIMATELY 93 DWELLING UNITS
THAT WILL BE OCCUPIED DURING CONSTRUCTION.
2. EGRESS: AT ALL TIMES IN THE COURSE OF CONSTRUCTION THE
EGRESS FROM THE VARIOUS FLOORS OF THE BUILDING WILL BE
MAINTAINED.
3. FIRE SAFETY: ALL PRECAUTIONS TO BE OBSERVED TO MAINTAIN
FIRE SAFETY AS WELL AS ADDITIONAL SAFETY MEASURES
NECESSITATED BY THE CONSTRUCTION SHALL BE STRICTLY
OBSERVED.
4. HEALTH REQUIREMENTS: DUST TO BE KEPT TO A MINIMUM AND TO
BE REMOVED AFTER COMPLETION OF WORK EACH DAY. DISPOSAL
OF CONSTRUCTION DEBRIS MUST BE DONE IN A SAFE MANNER.
CONSTRUCTION NOISE WILL BE CEASED AFTER NORMAL WORKING
HOURS, LIMIT NOISE TO ACCEPTABLE LEVELS. MAINTAIN SANITARY
FACILITIES. CONTROL PESTS AT ALL TIMES.
5. CONTRACTOR MUST COMPLY WITH APPLICABLE LAWS RELATION TO
LEAD AND ASBESTOS. IF OBSERVED IMMEDIATELY CONTACT
OWNER OR ARCHITECT.
6. ELECTRIC, GAS OR OTHER UTILITIES ARE NOT TO BE INTERRUPTED.
7. BUILDING SECURITY TO BE MAINTAINED TO PREVENT
UNAUTHORIZED PERSONS FROM ENTERING THE BUILDING.

SMOKE/CARBON MONOXIDE DETECTOR NOTES:
1. SMOKE/CARBON MONOXIDE DETECTORS OR DEVICES SHALL BE
INSTALLED IN ACCORDANCE WITH THE HOUSING MAINTENANCE
CODE, MULTIPLE DWELLING LAW OF THE NEW YORK CITY BUILDING
CODE AND THE NEW YORK CITY ELECTRICAL CODE AND TO COMPLY
WITH LL7/04.
2. SMOKE DETECTORS AND CARBON MONOXIDE DETECTORS MAY BE
COMBINED PROVIDING THE DEVICES COMPLY WITH THE PROVISIONS
OF TITLE OF THE ADMINISTRATIVE CODE OF NEW YORK AND ANY
APPLICABLE RULES PROMULGATED HEREUNDER.
3. EACH SMOKE/CARBON MONOXIDE DETECTOR SHALL BE INSTALLED
IN ACCORDANCE WITH REFERENCE STANDARD 17-12 OF THE NEW
YORK CITY BUILDING CODE.
4. EACH SMOKE/CARBON MONOXIDE DETECTOR SHALL BE INSTALLED
OUTSIDE OF EACH SLEEPING ROOM IN THE IMMEDIATE VICINITY OR
WITHIN 10'-0" OF THE ENTRANCE TO A SLEEPING ROOM.
5. EACH SMOKE/CARBON MONOXIDE DETECTOR SHALL BE OF A TYPE
THAT ALLOWS FOR READILY TESTING OF SUCH DEVICE.
6. DUPLEX UNITS SHALL HAVE A DEVICE LOCATED ON EACH LEVEL IF
ONLY ONE MEANS OF EGRESS IS PROVIDED FROM EACH LEVEL,.
7. CEILING MOUNTED DEVICES SHALL BE A MINIMUM DISTANCE OF 4"
FROM ANY WALL.
8. WALL MOUNTED DEVICES SHALL BE A MINIMUM OF 4" TO A
MAXIMUM OF 12" FROM THE CEILING.
9. EACH DWELLING UNIT SHALL BE EQUIPPED WITH AN APPROVED

WASHER/DRYER NOTES
1. THE CLOTHES WASHER SHALL BE FITTED IN A STEEL PAN, WITH 3
INCH CURB ALL AROUND AND SOUNDPROOFING BELOW. THE PAN
SHALL EXTEND UNDER THE WATER SUPPLY HOSES AS WELL.
STEEL PAN SHALL HAVE DUAL LEVEL TYPE DRAIN CONNECTED TO
WASTE RISER.
2. THE PAN SHALL HAVE A WATTS 'INTELLIFLOW' SENSOR THAT
AUTOMATICALLY SHUTS OFF THE HOT AND COLD WATER
SUPPLIES AND HAS AN AUDIBLE ALARM.
3. PROVIDE SHUT-OFF VALVES,AIR CHAMBERS ARE NOT TO BE USED.
ONLY HAMMER ARRESTERS WILL BE INSTALLED AND NYC
