As of Nov. 1/15 the Calgary Real estate Board has separated the statistics for Semi-Detached and Row House into their own categories that
were previously 'Attached'. Apartment Condos continue to show the largest year over year decrease in sales and in average price. Year over
year active listings for the Calgary Economic Region saw only a slight year over year increase whereas active listings for all categories in the
Calgary CMA saw significant year over year increases.
The average single family home sale price is down 3.35% year over year for October. The decrease in sales of higher priced homes and especially
those over $1 million is having a negative impact on the average sale price while decreased sales of lower priced property is preventing
additional downward pressure on the average price.

dropped slightly. If this trend continues for several more months it will have a further negative impact on home prices.

The spread between new listings and total sales continued to increase in October for the third consecutive month. Duplex/Row Houses saw a
61% increase in new listings for September year over year and 37% year to date. Yet, despite these trends, the average sale price year over year
to date has increased for all housing categories.

- Edmonton Real Estate Market -
The days on market for August to October this year has not seen the larger increase that occurred during the same period last year. For the
majority of 2015 the average days on market has been at or very near 40 days on market.
October saw the largest decrease in sales in property priced between $200,000-$299,000, and sales in the $300,000-$499,000 again saw
significant decreases in sales, just not as big as they were in September. This is reflective of the large drop in year over year sales of Apartment
Condominiums and Row Houses which tend to make up the majority of this price range. Sales of homes over $1 million also decreased by 50%
year over year in October.

Following a drop in average days on market from 58 to 44 between January and April 2015, the average days on market have steadily increased
since April and have now moved back up to an average of 57 days on market for October.
Since 2011 the average home price in Edmonton has increased an average of just over 4% per year, with a high of 5.4% between 2013 and 2014.
Increases in 2015 have now flattened out compared to the more vigorous start to the year.
The Calgary Home Price index has bounced back since the drop in the spring of 2015 and the Edmonton home Price Index has continued a slight
decrease that began in July. The Calgary index saw a lot of fluctuation in late 2014 and early 2015. Since 2005 the TSX100 index only increased
50% compared to the Home Index for Calgary (110%) and Edmonton (80%) showing that real estate continues to be a strong investment.
Although listings dropped significantly in October there are still nearly 2000 more listings year to date than compared to 2014 representing a 14%
drop in the sales to listings ratio year over year to date. There is a current oversupply (949) of completed but unabsorbed houses in the detached
and semi-detached sector in Edmonton a 31% increase over last year (source Todd Hirsch, ATB).

- Alberta Economic Indicators -
The ratio of the total number of mortgages to 90 day arrears has remained flat in both Alberta and Canada from June to August.
The loss of jobs along with the cutback of overtime hours and salaries in the energy sector, combined with increases in lower paying
employment, is impacting the average weekly earnings in Alberta, which is not far from where it was in 2013.

August and September were very difficult months for the WCS and we also saw a significant increase in the price differential between WTI and
WCS. Prices for WTI have recovered some since the August dip, however WCS continues to struggle. The amount of oil being shipped from
Alberta continues to increase and employment in the oil and gas sector is down 32,300 jobs from the 2014 peak.

Apartment Condos continue to show the largest year over year decrease in sales and in average price. Year over year active listings for the Calgary Economic Region saw only a slight year over year increase whereas active listings for all categories in the Calgary CMA saw significant year over year increases. The average single family home sale price is down 3.35% year over year for October. Duplex/Row Houses saw a 61% increase in new listings for September year over year and 37% year to date. For the majority of 2015 the average days on market has been at or very near 40 days on market. October saw the largest decrease in sales in property priced between $200,000-$299,000, and sales in the $300,000-$499,000 again saw significant decreases in sales, just not as big as they were in September. This is reflective of the large drop in year over year sales of Apartment Condominiums and Row Houses which tend to make up the majority of this price range.   • 3. Following a drop in average days on market from 58 to 44 between January and April 2015, the average days on market have steadily increased since April and have now moved back up to an average of 57 days on market for October. Since 2011 the average home price in Edmonton has increased an average of just over 4% per year, with a high of 5.4% between 2013 and 2014. Increases in 2015 have now flattened out compared to the more vigorous start to the year. The Calgary Home Price index has bounced back since the drop in the spring of 2015 and the Edmonton home Price Index has continued a slight decrease that began in July. The Calgary index saw a lot of fluctuation in late 2014 and early 2015. Since 2005 the TSX100 index only increased 50% compared to the Home Index for Calgary (110%) and Edmonton (80%) showing that real estate continues to be a strong investment. Although listings dropped significantly in October there are still nearly 2000 more listings year to date than compared to 2014 representing a 14% drop in the sales to listings ratio year over year to date.
