1.0 Introduction This report is to provide schematic drawings, building feasibility calculations and project implementation planning. The report consists of description for the proposed project design with schematic drawings plans, sections, elevations and perspectives. The specifications of structures and finishes will be shown as an overall standard used for the proposed design. The proposal will provide an estimation feasibility calculation of total construction cost (TCC) and gross development value (GDV) to have an overview of the profit of this proposed project. Last part of the report will consist a list of task with timeline estimation as an overview of the entire project from beginning to completion. Below are the building proposed 37 storeys residential development building consist of: 1. Basement parking - 2 storeys 2. Elevated parking - 8 storeys 3. Facility - 1 storeys 4. Residential - 27 storeys
2.0 Project Description 2.1 Site The client invested over a big land consisting multiple lots located in PJS 5, MUKIM PETALING, DAERAH PETALING, SELANGOR DARUL EHSAN aim to develop into master planning of multiple shops and high rise residential. The proposed project is in Phase 2 where building sits partially on LOT PT9194 and LOT PT9195. Proposed two towers of 27 storeys residential Block A and Block B from level 9 to level 35. One facility floor at level 8 consisting gym, swimming pool, multi-purpose hall, surau and management office; 2 levels of basement carpark and 8 levels of elevated car park. 7.0 Conclusion The return of investment is estimated to be 20.48% which considered as good profit for the client as long as the profit margin more than 20%. The overview of timeframe for the entire project in gantt chart as guideline for client budget estimation, project duration and stages check. The duration of the project from start to end are estimated to be within 294 weeks equivalent to around 67 to 68 months. The specification of buildings are categorized for further understanding and to have an overview of price range and quality of specifications.     1.0 Introduction This reportis to provide schematic drawings, building feasibility calculations and project implementation planning. The report consists of description for the proposed project design with schematic drawings plans, sections, elevations and perspectives. The specifications of structures and finishes will be shown as an overall standard used for the proposed design. The proposal will provide an estimation feasibility calculation of total construction cost (TCC) and gross development value (GDV) to have an overview of the profit of this proposed project. Last part of the report will consist a list of task with timeline estimation as an overview of the entire project from beginning to completion. Below are the building proposed 37 storeys residential development building consist of: 1. Basement parking - 2 storeys 2. Elevated parking - 8 storeys 3. Facility - 1 storeys 4. Residential - 27 storeys

    2.0 Project Description 2.1Site The client invested over a big land consisting multiple lots located in PJS 5, MUKIM PETALING, DAERAH PETALING, SELANGOR DARUL EHSAN aim to develop into master planning of multiple shops and high rise residential. The proposed project is in Phase 2 where building sits partially on LOT PT9194 and LOT PT9195. Proposed two towers of 27 storeys residential Block A and Block B from level 9 to level 35. One facility floor at level 8 consisting gym, swimming pool, multi-purpose hall, surau and management office; 2 levels of basement carpark and 8 levels of elevated car park.
