3. HISTORY N.P. Dodge I and his older brother, Grenville, opened a tiny land office in Council Bluffs in 1855. Grenville went on to serve as a general in the Civil War and help found the Union Pacific Railroad. N.P. stayed in the land-sale business to build the foundation for what is now America’s oldest real estate company and one of Omaha’s signature businesses, the NP Dodge Company. N.P. Dodge II moved the company across the river to Omaha in 1900. He devised a way to develop and sell single family lots to the average wage-earner making the dream of home ownership come true for working-class people. By 1950, there are more than 200 NP Dodge subdivisions in 103 cities throughout the United States.

Dodge III, after four years in the Air Force as a World War II pilot, went on to concentrate the company’s operations in residential construction, insurance, mortgage lending, commercial and residential sales. N.P. Dodge IV, Sandy Dodge, like his father, also served in the Air Force before taking over leadership of the company. Sandy has taken the company into property management, title services and corporate relocation as the company becomes even more firmly rooted in Omaha. N.P. 20. OPPORTUNITY TIME WHO can participate in “opportunity time”? Any sales associate can participate or elect not to take “opportunity time.” WHAT is opportunity time? “Opportunity time” is a period of 2 to 2 ½ hours exclusively yours to handle all incoming phone calls or walk-ins. These callers may be inquiring about a home we have listed, perhaps would like to see a home, may want to sell their home or are calling to inquire about our services.
21. OPPORTUNITY TIME WHERE can I sign up for “opportunity time”? Ask your office receptionist to place you on the schedule. Management prepares a schedule and times are assigned in rotation with other associates. WHEN should I be there for “opportunity time”? You are expected to be at the office prepared to take calls for your assigned time. If you cannot make your assigned “opportunity time” it is YOUR responsibility to find a substitute and notify the receptionist of this change. (continued)
22. SALES MEETING & TOUR WHO should attend the sales meeting and tour? All agents that wish to stay current and up-to-date on what is happening in the real estate market. Agents who have homes listed or scheduled for tour, should certainly attend. WHAT happens at a typical sales meeting? The manager and agents share information pertaining to the office, the company and the community. Other guests are often invited to provide information that is important to us and our business. Tour of new listings often follows immediately after the office sales meeting. WHERE are these meetings held? The manager designates a place to accommodate the type of meeting that is scheduled.
24. PERSONAL COMMUNICATION WHY do I need it? Our policy is that all calls coming into our offices for you must be forwarded to you immediately. There are times when it is very important to contact you to give you information, last minute changes, canceled appointments, etc. Remember customers and clients can be very fickle. If they can’t reach you, they will go somewhere else!!! HOW can this help me? Your availability will make your customers and clients feel that you are working only for them. 25. BUYER AND SELLER PACKETS WHERE will I find them? They are available in your office. Each office has a designated location for these packets. The bright yellow folders are Listing packets. The blue folders are the Buyer packets. WHEN do I need them? It is always good to have one of each packet with you at all times. You never know when it may be your lucky day when someone will grab you off the street to list their home and/or assist them in buying a new one. Being prepared is always best.

27. SIGN AND LOCK BOX POLICY WHO provides the lock boxes and signs? Each office maintains a supply of “For Sale” signs with your office phone number prominently displayed as well as “Open House” and “Sold” cover bags. Lock boxes are available through the Omaha Area Board of Realtors (OABR). WHAT is the sales agent’s responsibility? It is your responsibility to provide your own name riders, directional arrows, other customized signs and electric lock boxes. All custom signs and nonstandard signs must be approved by the Marketing Department. It is important to stay consistent to support the branding of the NP Dodge name which better identifies your affiliation with NP Dodge Real Estate.
28. SIGN AND LOCK BOX POLICY WHERE should a sign be placed? Preferably the sign is placed in the most prominent location on the property. Permission should be obtained from the owners of property where you intend to place the sign. “For Sale,” directional arrows and “Open House” signs are included. Care should be taken at all times not to obstruct any view necessary for traffic flow. Signs should never be placed in the right of way next to the curb. It is city property and will result in a fine or removal. WHEN should a lock box and sign be placed on the property? A lock box should be placed immediately upon listing a property. A sign should be placed about 24 hours after the listing date. This will allow the company time to distribute information about the property to all agents before the calls start coming in.
