Implementation of the Westside Master Plan The Westside Master Plan (WMP) was adopted by the City Commission December 8, 2009. The Community Development Department is proposing to change the land use designation of the Griffin Road corridor to Local Activity Center (LAC), consistent with the recommendations of the WMP.  The WMP envisions this portion of Griffin Road to provide transit supportive housing choices, and employment opportunities for the community.
Current Land Use Designations Commercial Industrial IR Residential Low (5) Residential Low-Medium (10) Residential Medium-High (25) Residential Office Park Parks & Recreation Utilities Designation of a LAC will change these land use categories to Local Activity Center land use.
Proposed LAC Boundary
Proposed LAC Includes 155 acres of land immediately north & south of Griffin Road from Anglers Avenue to State Road 7.  Existing uses within the designation area will be allowed to continue.  New construction will have to be compatible with the new LAC designation.  LAC land use designation will allow mixed-use living, working, and shopping along Griffin Road.  LAC designation will encourage parcel aggregation.
Comprehensive Plan Amendment The proposed text amendment to the Comprehensive Plan will identify density and intensity specifications as follows: LAND USES MAXIMUM INTENSITY (unless   otherwise indicated) Residential* 169 single family homes 400 townhomes 1091 garden apartments 200 mid-rise apartments Commercial 104.21 acres Industrial 1.14 acres Office Park 8.6 acres Utilities 1.6 acres Parks and Rec. 5.6 acres (minimum)
Planning and Zoning Board Recommendation On March 17, 2010 the Planning and Zoning Board recommended approval. Staff Recommendation Approve.
