BAM successfully completed a 11-storey, 198-bed student accommodation building for the Aga Khan's Institute of Ismaili Studies and the Institute for the Study of Muslim Civilisations in London. The building provides high quality student housing with 156 cluster rooms with private bathrooms and 42 studio flats. It achieved an Excellent BREEAM rating for its sustainability features like natural ventilation, a green roof, and district heating.

BAM has successfully completed the student accommodation building for Aga Khan’s
Institute of Ismaili Studies and the Institute for the Study of Muslim Civilisations. It provides

The new building comprises 198 high
quality, lettable study bedrooms as well as
a mixture of communal and commercial
use spaces.
It is made up of 156 cluster rooms
(each 17m²) and 42 studio flats of
various sizes. The cluster rooms are
organised into groups of six, with each
bedroom having an en-suite bathroom,
and each cluster sharing a kitchen. BAM
used pre-fabricated bathroom pods to
accelerate the programme and ensure
consistent quality in all the rooms.
Located on the ground floor is the reception
area, offices, laundry, plant and bike store,
as well as over 240m² of commercial space.
The first floor is a communal area, which
includes breakout areas and multi-purpose
spaces. There is a gym on the eighth floor.
BAM clad the concrete frame structure in
handset brickwork with ‘Hit and Miss’ bays
in front of each bedroom window, creating
a lattice effect reminiscent of oriental
window designs.
BAM created a landscaped communal
roof garden on the eighth floor and a
landscaped courtyard on the first floor
(350m² and 170m² respectively).
BAM worked in close proximity to the
High Speed 1 rail lines, which required
careful planning and liaison with rail
operator Network Rail.
The building achieved an ‘Excellent’ rating
through environmental scheme BREEAM.
Sustainability measures include, natural
ventilation, photovoltaic cells, green roof
and district heating.
T5 adjoins the student tower at plot T6
and will be an integral part of the wider
T Zone within the King’s Cross Central
master plan.
