CENTRAL HEAT
Furnaces: Blows heated air through ducts
that deliver warm air to rooms throughout
the house via air registers or grills
Boilers: Distribute the heat in hot water,
which gives up heat as it passes through
radiators or other devices.
Heat Pumps: Two-way air conditioners
DIRECT HEAT
Gas-Fired Space Heaters: Wall-mounted,
free standing, and floor furnaces, all
characterized by their lack of ductwork and
relatively small heat output.
Electric Space Heaters: Convert electric
current directly to heat.
Fireplaces: Part of room’s decor providing a
warm glow
VENTILATION

Systems
Types of Air Conditioning
Central Air Conditioners: Includes an external condenser unit which sits outside your home and
expels heat as well as an evaporator coil, which generally sits above your furnace and cools the air
within your home.
Ductless Split Air Conditioners: Have multiple heads or indoor units that cool the air. These units
may be mounted on a wall, floor or even ceiling. Each head cools the air in the room where it’s
installed, which will allow you to set different temperatures for each unit and room.
Portable Air Conditioners: Can be moved from room to room, but often requires venting to remove
the hot air and moisture generated by the unit.These mobile air conditioning units are placed on the
floor inside a room where the heat is typically discharged through a window vent kit that comes with
the unit.
Window Air Conditioners: Used to primarily cool the room in which they are installed, and condensed
moisture simply drips onto the ground below outside your home.A window AC takes warm air from
inside the home and cools it by running it over an evaporator coil, before blowing it back into the
home.

subject to breakdowns and
needs repairs every so often.

Clean any dirt, leaves and debris
outside the main cabinet.
Clean or replace filters
Inspect the base pan for blocked drain
openings
Check for leaks in the ductwork.

motion and stationary to determine wear

● Draw blinds or drapes to
block the sunlight during the
hottest part of the day.
● Set your ceiling fans to rotate
counter-clockwise.
● Use your grill and cook
outside as much as possible

properly insulated so heat
doesn’t escape.
● Lock the windows to reduce the
warm air escaping your home.
● Make sure all heating vents are
clear of obstruction.
● Lower the thermostat when
hosting a large number of
guests.

Maintenance Tasks You Can Do Yourself
● Change the HVAC air filter every
month. Some units have an
indicator light that tells you when
the filter is beginning to become
clogged and blocking airflow.
● Remove debris from around the
outdoor unit.
● Hose down the outdoor unit when
dirt begins to accumulate on it.
● Trim back foliage to at least 18
inches from the outdoor unit.
● Keep supply and return registers
unblocked by drapes, rugs or
furniture.

1. Check the thermostat: Tech
makes sure the thermostat is
calibrated correctly to ensure
comfort in every season.
2. Tighten electrical
connections: Loose
connections are dangerous and
can cause improper operation
that shortens the equipment’s
lifespan. The technician
measures voltage and current
on equipment motors.
Lubricating Moving Parts
Lack of lubrication can cause
friction in the parts which causes
overheat and breakdown.
Lubrication helps in smooth
operation, decreasing electricity and
lowering energy bills.
Inspect the Condensate Drain Check System Controls
Cooling equipment and condensing furnaces
produce condensate when they operate.
During times of high usage, the drain pan
may overflow and cause water damage to
the equipment or your home. A technician
checks the condensate drain to make sure
it’s draining properly and cleans it out if
necessary.
The start cycle, operation and shut-off
sequence should occur in a particular
fashion. The technician checks the
controls to make sure everything is
operating safely and properly.
Clean and Adjust the
Blower
Issues with the blower can
decrease equipment efficiency by
up to 15 percent. Making
adjustments ensures proper
airflow and ample home comfort.
Cleaning Evaporator &
Condenser
An undercharged system can develop
if the system has a leak. A technician
checks and repairs any leaks that are
present, and recharges the system if
necessary.
Checking Refrigerator Charge
Cleaning the coils annually is an
important part of maintaining the
A/C’s capacity, ensuring lower energy
bills and prolonging equipment life.
Inspect the Gas Pressure,
Burner Combustion and
Heat Exchanger
Incorrect pressure, a dirty burner or a cracked
heat exchanger can result in improper burner
operation and causes unsafe and inefficient
operation. Adjusting the pressure and cleaning
the burner are two viable options to improve
operation and lower your heating bills, but if the
heat exchanger is cracked, it’s likely you’ll need to
purchase a new furnace.

  • 4. HEATING SYSTEM Heaters- To generate heat in the building by the use of various types of fuels. Contain a Boiler, Furnace, or Heat Pump
  • 5. Types of Heating Systems CENTRAL HEAT Furnaces: Blows heated air through ducts that deliver warm air to rooms throughout the house via air registers or grills Boilers: Distribute the heat in hot water, which gives up heat as it passes through radiators or other devices. Heat Pumps: Two-way air conditioners DIRECT HEAT Gas-Fired Space Heaters: Wall-mounted, free standing, and floor furnaces, all characterized by their lack of ductwork and relatively small heat output. Electric Space Heaters: Convert electric current directly to heat. Fireplaces: Part of room’s decor providing a warm glow

VENTILATION MARS Changing or replacing air in any space to control temperature or remove any combination of moisture, odors, smoke, heat, dust, airborne bacteria, or carbon dioxide, and to replenish oxygen. Includes exchange of air with the outside as well as circulation of air within the building There are four basic mechanical whole- house ventilation systems -- exhaust, supply, balanced, and energy recovery.

Types of Air Conditioning Central Air Conditioners: Includes an external condenser unit which sits outside your home and expels heat as well as an evaporator coil, which generally sits above your furnace and cools the air within your home. Ductless Split Air Conditioners: Have multiple heads or indoor units that cool the air. These units may be mounted on a wall, floor or even ceiling. Each head cools the air in the room where it’s installed, which will allow you to set different temperatures for each unit and room. Portable Air Conditioners: Can be moved from room to room, but often requires venting to remove the hot air and moisture generated by the unit.These mobile air conditioning units are placed on the floor inside a room where the heat is typically discharged through a window vent kit that comes with the unit. Window Air Conditioners: Used to primarily cool the room in which they are installed, and condensed moisture simply drips onto the ground below outside your home.A window AC takes warm air from inside the home and cools it by running it over an evaporator coil, before blowing it back into the home.

SCHEDULE ANNUAL MAINTENANCE AIR CONDITIONER 1X EACH YEAR Schedule an appointment in late winter or early spring, before cooling season No matter how expensive the system is or what the manufacturer promises, a complicated piece of mechanical equipment is subject to breakdowns and needs repairs every so often. FURNACE 1X EACH YEAR Schedule an appointment in late summer or early fall, before heating season HEATING AND COOLING 2X EACH YEAR Schedule appointments in the spring and fall
  • 13. PREPARE FOR YOUR SERVICE APPOINTMENTOUTDOOR MAINTENANCE INDOOR MAINTENANCE Clean any dirt, leaves and debris outside the main cabinet. Clean or replace filters Inspect the base pan for blocked drain openings Check for leaks in the ductwork. Inspect the coil and cabinet for any holes and leaks Check for any unusual odors when your system starts Inspect the fan blades while they’re in motion and stationary to determine wear and damage Listen for abnormal noises when your system starts Inspect and clean outside of control box associated with unit. Inspect your control box wiring and connections

Cooling Efficiency ● Make sure your attic is properly ventilated. ● Draw blinds or drapes to block the sunlight during the hottest part of the day. ● Set your ceiling fans to rotate counter-clockwise. ● Use your grill and cook outside as much as possible Heating Efficiency ● Make sure your home is properly insulated so heat doesn’t escape. ● Lock the windows to reduce the warm air escaping your home. ● Make sure all heating vents are clear of obstruction. ● Lower the thermostat when hosting a large number of guests. MAKE YOUR HOME MORE ENERGY EFFICIENT

  • 16. Maintenance Tasks You Can Do Yourself ● Change the HVAC air filter every month. Some units have an indicator light that tells you when the filter is beginning to become clogged and blocking airflow. ● Remove debris from around the outdoor unit. ● Hose down the outdoor unit when dirt begins to accumulate on it. ● Trim back foliage to at least 18 inches from the outdoor unit. ● Keep supply and return registers unblocked by drapes, rugs or furniture.

The technician measures voltage and current on equipment motors.
  • 19. Lubricating Moving Parts Lack of lubrication can cause friction in the parts which causes overheat and breakdown. Lubrication helps in smooth operation, decreasing electricity and lowering energy bills.
  • 20. Inspect the Condensate Drain Check System Controls Cooling equipment and condensing furnaces produce condensate when they operate. During times of high usage, the drain pan may overflow and cause water damage to the equipment or your home. A technician checks the condensate drain to make sure it’s draining properly and cleans it out if necessary. The start cycle, operation and shut-off sequence should occur in a particular fashion. The technician checks the controls to make sure everything is operating safely and properly.
  • 21. Clean and Adjust the Blower Issues with the blower can decrease equipment efficiency by up to 15 percent. Making adjustments ensures proper airflow and ample home comfort.
  • 22. Cleaning Evaporator & Condenser An undercharged system can develop if the system has a leak. A technician checks and repairs any leaks that are present, and recharges the system if necessary. Checking Refrigerator Charge Cleaning the coils annually is an important part of maintaining the A/C’s capacity, ensuring lower energy bills and prolonging equipment life.

Inspect the Gas Pressure, Burner Combustion and Heat Exchanger Incorrect pressure, a dirty burner or a cracked heat exchanger can result in improper burner operation and causes unsafe and inefficient operation. Adjusting the pressure and cleaning the burner are two viable options to improve operation and lower your heating bills, but if the heat exchanger is cracked, it’s likely you’ll need to purchase a new furnace.
