 BD&O offer a complete Building Services Facility
Management Service where we manage the
Maintenance and Energy use of the Building

 BD&O can prepare an effective operating and
Building Maintenance Plan for your buildings
and monitor all costs. We can provide a
monthly report to the Client detailing all
expenditure and running costs.
 By Developing an Effective Operating and
Maintenance Plan and by Managing the
servicing and maintenance throughout the
life cycle of the system we reduce the
Operating and Maintenance costs and
increase the life cycle of the systems.

4. What we do
 We prepare tender documents for all
maintenance works and monitor the works are
carried out correctly. We keep detailed records of
how the building is being operated, and are able
to produce all necessary reports that the
Property Managers requires.
 BD&O produce an annual plan for any
Preventative Maintenance that is required which
details the costs involved and the time frame, so
that the work can be programmed with the least
disruption to the tenants.

 Where Energy Efficient Measures have been carried out we
are able to monitor and verify the energy savings incurred
and demonstrate their effectiveness. Without tracking data
there is no way to determine the performance of the
building, the quality of the O&M practices, or the payback
of the capital investments made,
 As a business plan requires financial statements an energy
plan requires monthly reports to track its performance. We
carry out all the necessary performance tracking of the
systems and provide the necessary information so that the
Building Manager can report to Senior Management.

 By implementing a Building Energy Management
System (BEMS) we can effectively monitor the
system which can be automatically programmed
to e-mail the Property Managers with all the
electrical and water meter readings on the
prescribed day of the month.
 In addition we are able to receive notification of
any systems failure so that prompt rectification
can take place. We are also able to change the
set points over the web interface controlling
occupant comfort and changing temperature
settings to reduce energy use.

 The use of a BEMS can give a history or
trend of how the systems have operated
over the prescribed period graphically
illustrating when and how energy was
used and how the systems operated
allowing you to answer any queries or
complaints that your tenants may have.
