YES! And it will save you
thousands of dollars!
Here’s how…
There are nearly 2 million licensed real estate agents in the
United States and roughly 11 million real estate transactions
each year.
Now that’s a lot of homes!!
If you do the math, the typical Realtor sells less than 6 homes
per year. Group 46:10 Network sells hundreds of homes every
year with each of our agents selling an average of 30+ homes a
year!!
Over the course of 10 years, the average Realtor will sell only 60
homes; that’s less than what Group 46:10 Network sells in 1-2
months!
More experience in pricing!
More experience in negotiating!
More experience in getting the sale to close!
More experience exceeding client expectations!
IT MATTERS!

OUR RESUME
What Does Group 46:10 Network Stand For?
Group 46:10 Network is a unique name for a real estate team. While Kevin Kauffman and Fred Weaver are the
founders of the company, they wanted the business to be bigger than themselves. The name is derived from one
of Stephen Covey’s Habits of Highly Effective People: “Begin with the End in Mind.” This idea is also summed up
in the scripture found in Isaiah 46:10. At Group 46:10 Network, the commitment is to meet, handle and exceed
“All Your Real Estate Needs From Beginning to End.”
Mission: Produce extraordinary results, influence people and impact lives
Vision: Redefining the way the world views the real estate agent
Values: Integrity, passion, creativity and abundance
Beliefs: God, family, business
Kevin Kauffman and Fred Weaver are the co-founders
of one of the nation’s most successful real estate teams
and companies, Group 46:10 Network. Founded in 2008,
Group 46:10 Network is a training-focused, fast-paced,
technology-driven real estate company selling homes
throughout Arizona, Colorado, Tennessee, Nevada and
California - national presence, local expertise!
Group 46:10 Network has been acknowledged as one of
the top 250 real estate teams in the nation, year after year,
and has been recognized by publications such as The
Wall Street Journal and Real Trends. While the average real
estate agent sells around 6 homes per year, Group 46:10
Network has a group of specialists who sell more than
one home a day, ranking them in the top 1% of all real
estate agents in the United States!
The tremendous success of Group 46:10 Network is
rooted in the belief that a specialist should handle
each aspect of the real estate transaction. This means
someone who knows the real estate process intimately is
available to help clients throughout every step of the real
estate sale or purchase, ensuring every detail is handled
properly.
Group 46:10 Network has specialists who work with
home buyers and home sellers, tailoring their efforts
to every clients’ unique situation. Combined, Group
46:10 Network has accrued decades of experience in the
residential real estate business; it is this experience that
helps them out-perform, out-execute and out-work the
competition.

Don’t be fooled into thinking, “If I buy my home with an
agent who works alone, I’ll get more attention!”
Most of the effort involved in buying your home centers
around administrative details – scheduling appointments,
arranging home inspections, coordinating with your Lender
and Title/Escrow company, transaction processing, etc. The
tremendous amount of detail and paperwork involved in real
estate transactions translate to the average agent spending
the majority of time completing activities that do not focus on
finding your perfect home. Our goal at Group 46:10 Network is
to have our agents spend 100% of their time focused on finding
you the right home, while the team takes care of the rest.
The team approach to real estate also means there is always
someone available to talk to you! There is always a team
member available to help you with a problem, give you the
status of your transaction or just answer a question. Group
46:10 Network uses voice mail when necessary, but believes
there is no substitute for personal attention. Our team
understands the importance of excellent customer service.
We receive the majority of our business from referrals.
Over 65% of our business comes from referrals and past clients.
Our clients rehire us because of our experience and excellent
customer service. They also refer their family, friends and co-
workers to us for all of their real estate needs; proof of a job well
done!

There are many factors to
consider when selecting a new
home. Narrowing in on the
most important factors and
determining "wants" vs. "needs"
is extremely important.
Home Factors to Consider
u What size home do you want
or need? Is there a minimum
number of bedrooms or
bathrooms you require?
u What price range or monthly
payment amount do
you feel comfortable with?
u What area should we focus our
attention on?
u What amenities would you like to
have in your home, such as a pool,
garage, basement, etc.?
Neighborhood Factors to Consider
u Figure out what's important to
have near your new home and
make sure the neighborhood
meets your qualifications
(consider parks, churches, schools,
transportation, etc.)
u Look at traffic patterns around
the area during different times of
the day and drive from the area to
your place of work
u Find out if the neighborhood
belongs to a Homeowner's
Association (HOA)
Obtaining a home loan pre-
approval letter or pre-qualification
letter is the most important step
you can take before looking at
homes. By qualifying for a home
loan in advance of finding a
property, you won't waste time
considering homes you can't
afford and your offers will be more
attractive to sellers because you're
already approved for financing.
Affordability Factors to Consider
u The down payment
u How much you can qualify for
vs. how much you want to spend
u Closing costs associated with
the loan
Down Payment & Requirements
Most loan programs today require a
minimum down payment of at least
3.5% of the purchase price. If you
are in a position to put 20-25% of the
purchase price down on a home, you
may be able to take advantage of a
wider range of mortgage products
and possibly eliminate mortgage
insurance. If down payment money
is an issue for you, there are special
programs, grants and gifting options
available for those who qualify.
Closing Costs
By working with an excellent
mortgage team, you will understand
all of the closing costs associated
with buying a home. Closing costs
include mortgage closing costs, title
& escrow closing costs, HOA closing
costs (if applicable), home warranty
fees (if applicable), taxes, insurance
and more.

THE HOME BUYING PROCESS
What to Expect: Buyer Process Overview
8. Group 46:10 Network | Part of Keller Williams Realty | 888-672-4610 | www.Group4610Network.com8
Traditional Properties
Traditional sales are those in
which an owner has equity in the
home and is selling the home
for profit. These sales are most
common in today's market.
Flip Properties
Flip sales are those in which an
investor or investment company
purchased the property in the last
6 months, did some rehab and
improvements to the property
and is now selling for a profit.
While these homes are traditional
in nature, they stand alone in
their own category for financing
reasons. If you are financing your
home purchase and the home you
are purchasing is being flipped,
your mortgage lender might have
additional requirements (possibly
requiring 2 appraisals) to justify
the sales price.
Bank/Lender-Owned Properties
Bank/Lender-Owned properties,
also referred to as REO (Real Estate
Owned) or foreclosed properties,
are homes that have been
foreclosed on and have gone
back to the bank to sell after an
unsuccessful foreclosure auction.
The bank now owns the property
and is selling the home "As-Is" to a
new buyer.
Short Sale Properties
Short Sales are those in which the
owner of a home is facing
foreclosure and is selling
the home for less than the
amount they owe the bank
(less than their current loan
balance). In a Short Sale,
the seller is still the owner of
the home, but requires the
permission and approval
of their bank to sell the
property for less than they
currently owe. Short Sales involve
a lot of paperwork from the seller
and a lot of patience and time
from all parties. While a buyer
and seller can agree on a purchase
price in a matter of days, it is
typically a matter of months (3-
6+ months) for the bank to issue
their approval - and sometimes
the bank denies the Short Sale
request.
New Home Build Properties
New home build properties are
a very attractive option for many
buyers. While many people think
they do not need a Realtor to
represent them when buying from
a new home builder, many new
home builders take advantage
of buyers who do not have their
own Realtor representation. By
choosing to be represented by
your own Realtor who is not
affiliated with the builder, you will
save yourself significant amounts
of time and money. New home
builders give off the impression
that their prices and terms are
non-negotiable and firm, however,
with a great Realtor in your corner,
everything is negotiable!
While shopping for a home, we're likely to encounter many different types of properties, each
with their own unique qualities. Rest assured, we have a plan on how to best approach each type
of property. Here is a list of the 5 most common types of properties:
THE 5 TYPES OF PROPERTIES
9. Group 46:10 Network | Part of Keller Williams Realty | 888-672-4610 | www.Group4610Network.com 9
The Home Search
1. We will set up a custom home search for you based on
the criteria provided in our initial consultation, where
you can access available properties 24/7.
2. We will choose properties based on your criteria and
email them to you for review.
3. Using our advanced home search tool at
Group4610Network.com, you are able to select your
favorite homes, as well as request showings.
PLEASE NOTE: 24 hours' notice is needed to schedule
and prepare for the appointment.
4. We will schedule viewing appointments. Viewing
appointments typically occur during daylight hours,
Monday-Saturday.
A Typical Day of Looking at Homes
Generally, we’ll look at no more than 4-6 homes in one day.
Our experience tells us viewing more than 4-6 homes in a
day is counter-productive.
As we look at each home, we’ll ask you for specific details of
what you like, what you don’t like and whether or not you
want to make an offer on the home.
At the end of our appointment, we’ll review what we've
looked at and...
1. Pick some “favorites”
2. See which homes you want more information on
3. Determine if we need to adjust the search
4. Plan our next steps
W
hen purchasing your new home,
we highly recommend you have
a professional home inspector
conduct a thorough home inspection. An
inspection allows you to fully understand
the general maintenance needs that come
with owning a home, as well as explaining
and addressing any specific concerns
pertaining to your new home. Your home
cannot "pass or fail" an inspection; the
inspector's job is to make you aware of
any repairs that are recommended or
necessary.
Inspections Include:
u Walk-through of the property with the
inspector after the inspection is complete
u Written report with color photos
The home inspection period is not a time to
re-negotiate the offer you have already made,
but rather a time to ensure the condition of the
home is acceptable. Your inspection report
will point out many items for you to be aware
of. After reviewing your inspection report, it
is important to focus on your "Top 5" items of
concern. We will address these "Top 5" items via
a document we'll deliver to the seller's agent,
allowing them to correct any items of concern
that may have come up in the inspection. In the
case of an "As-Is" home purchase, an inspection
period is usually given, although requests for
repairs are not permitted.

Here are some things to consider to ensure your offer
gets accepted:
What type of sale is it?
u Foreclosure, Short Sale, Traditional Sale, etc.
Is it priced right for the market?
u Are there offers on the home?
u What other homes are for sale in the neighborhood?
u What has sold recently in the area?
u How long has it been on the market?
What is the seller’s motivation?
u Are they price-driven or are there other terms that are important
to them?
u When is their ideal date to close?
Do you need concessions for closing costs from the seller?
u Closing costs such as Title/Escrow and Lender fees usually cost between 1-3% of
the sales price
Are there multiple offers on the property?
u This is not uncommon for homes priced right for the market and in great condition
u Oftentimes, the seller will ask for your “highest & best” offer. In other words, what is the highest
price you will offer, so that if another buyer offered more, you would not have any regrets
if you were outbid?

WHEN MAKING AN OFFER

I just wanted to thank you again for your guidance, counsel
and support as we moved from our old home to the new
one. We know God’s hand was in the middle and He
used you to help us. We love the home, payment and are
experiencing a higher quality of life. Just wanted you to
know that we are VERY appreciative of your help!!

We wanted to take this opportunity to commend the
excellent results and customer service accorded us by all
the Group 46:10 Network team members involved with
the purchase of our new home. They were very helpful
choosing the listings that matched our needs most closely.
They showed us many options, while listening to what we
liked or disliked, in order to better narrow down the type
of home we wanted. We decided on a new build and they
still were part of the closing process and were present at the
final walk-through with the builder. The communication,
follow-up and assistance was very helpful and reassuring
throughout the cycle of the sale and closing. With much
gratitude to Group 46:10 Network!

I just want to take this opportunity to thank each and every
one of you, especially those of you who work behind the
scenes. Your professionalism and commitment to customer
service sets you apart from the rest of your competitors.
We have been Dave Ramsey listeners on and off for the
past few years, so via Dave Ramsey’s radio show, we found
Group 46:10 Network and contacted them. We were asked
the standard industry question of being pre-qualified;
however, the follow-up question was, "Would you like to
come in and have a face-to-face conversation about how
the process works?" The rest of the story is that we are
now homeowners. We salute you both individually and
collectively. We simply want to say THANK YOU! God bless
you all; we wish you much continued success.
- Morris & Jeana
As a first time home buyer, I was clueless; every one of
my questions were answered, I was guided step-by-step
throughout the process and always with the greatest care
and kindness. Response-times were prompt, time-frames
were honored and every interaction was truly professional
and went above and beyond. This is a truly excellent team
to work with.
- Dusty Myers
I had the pleasure of working with
Group 46:10 Network over a very
extended time-frame as we relocated
from Oregon. The entire team was a
pleasure to work with and was very
patient as we navigated the sale of our
Oregon home and figured out where
we wanted to be. I strongly recommend
Group 46:10 Network and their entire
team for your home buying process!!
