Gene will serve as the primary architect for the restoration of 700 S. State St.
Gene has over 32 years experience overseeing historic preservation and context‐sensitive design
projects. He is a strong advocate for the value of design in advancing quality of life issues. He is a
federally qualified historical architect with extensive experience in restoration and rehabilitation of
National Historic Landmarks, as well as structures listed on the National and State Registers of Historic
Places. Through Gene’s work on the Michigan State Capitol the firm received the National Trust of
Historic Preservation Honor Award (1992), the AIA Michigan Honor Award (1992), and the AIA Honor
Award for Architecture (1996).

Bill will oversee the design process on behalf of the GDBA board of directors and advise the board.
Since joining the firm in 1976, Bill has cultivated a thriving academic practice for Ballinger. His vast
experience programming, planning and designing teaching and research environments has positioned
Bill as a leader in his profession. A team advisor and facilitator, he has a talent for clearly articulating a
client’s goals and objectives as the basis for defining a design agenda. Bill has received numerous
awards, has been widely published and has been a frequent presenter at forums nationwide, including
Tradeline, Inc., the Society for College and University Planning, and the Association of American Medical
Colleges.

Established in 1961 by Robert Darvas, an engineer who left his position as senior structural designer for
the Chicago‐based firm of Skidmore, Owings and Merrill to accept a position as Professor of Architecture
at the University of Michigan, where he later served as chairman of the architecture program. Robert
Darvas, the president and founder, still works and leads the firm.

TAC Associates was formed in May of 2005, and operated from 2005 until the Summer of 2008 solely as
a sub‐contractor to Consulting Engineering Firms providing design, project management and CAD
services. Our services included all phases of project design and management. In September of 2008, TAC
Associates re‐organized the business structure to become TAC Associates, LLC ‐ Consulting Engineers.
While TAC Associates, LLC continues to provide services to other Consulting Engineering Firms on a sub‐
contractor basis, our client base has expanded to include Architects, Owners and Contractors.

Jack has extensive knowledge of code enforcement and the construction codes having served on
numerous BOCA and CABO code committees. He served on both the BOCA Board of Directors and on
the State of Michigan Construction Code Commission for six years each. He is a member of the Michigan
Society of Professional Engineers, NFPA, and an honorary member of BOCA, BOCM and SEMBOIA. Jack is
currently a part‐time instructor at Washtenaw Community College for the Construction Institute
teaching various courses for code enforcement personnel.

We have chosen Alpha Management group to run our house. They are located on several campuses,
including the Ann Arbor and they specialize in the operations and maintenance/renovation of
fraternity/sorority houses. Their website is http://alphamg.net/ . They have proven to be an invaluable
resource in telling us best practices among fraternities and they also have been managing our house for
4. 10+ years as a provider to the renter Phi Kappa Psi. They have also helped us complete as‐built
drawings, property survey, house renovation plans and a variety of operating activities.

Alpha Management Group combines a unique set of skills in property management, real estate,
construction, and the Greek system which allows our team to offer programing and services that
meet the special needs of fraternities, sororities and our group housing clients. We are fully
staffed, licensed and insured as property managers, real estate consultants and building
contractors. Over the past 20 years, we have worked for over 50 fraternities and sororities
completing over $6 million in repairs and improvements.
In 2007, Alpha launched its "Fraternities of Excellence" program, which provides comprehensive
management and advising to fraternity chapters and alumni. The program has been extremely
successful, doubling the number of groups we manage every year since. Last year our clients
experienced less than two percent of budgeted rent and dues income in losses due to
uncollected rents and fees. The facilities sustained fewer damages because our inspection
process holds the members accountable. Within many of our chapters, their fraternity culture

facility problems. Our groups are receiving rents in line with the marketplace, and the alumni
corporations have been able to build reserves and improve their properties. Detailed monthly
financial statements, comparable rent studies, preventative maintenance programs and annual
improvement plans have made it easier for alumni to make decisions without having to spend
time on the daily burdens of managing a fraternity. Alumni volunteers now focus on more
enjoyable and important topics such as leadership, mentoring and advising. Because of this,
alumni participation has increased in a number of our groups.
