This document provides details about a proposed commercial development project in Jalan PJS 7, Malaysia. It summarizes that the site is located next to a university and surrounded by residential areas. To address the lack of commercial facilities in the area, the proposal is to build a 2-story hypermarket to provide local residents access to groceries, clothing, medicine, and a cafeteria within walking distance. 2. INTRODUCTION TO THE SITE__________________________________
We chose an empty site in Jalan PJS 7, located beside
Taylor’s University Lakeside Campus.The size of our site is
approximately 2500 m².
The site has high potential being surrounded mostly by
residential areas. The area has high real estate value due to
the amount of student tenants.The site is also connected by
main roads and a pedestrian walkway to the Bus Rapid
Transit(BRT) line.
SITE OBSERVATION_______________________
The location,Jalan PJS 7,features excellent infrastructures such
as well maintained roads and stringent security checks.The whole
of Jalan PJS 7 is mostly residential and lack commercial areas
such as shop houses or restaurants.
Our site is located in the center of the housing area so its is
easily accessible by residents. The site is also connected to
Taylor's University via the back entrance gate.

SITE ANALYSIS__________________
Jalan PJS 7 is mostly a residential area. Located 2
kilometers away from Sunway Pyramid, it lacks commercial
area and facilities such as sport stadium , restaurant , shopping
centres ,etc.
As the surrounding area of our site is mostly designed for
residents, our team has done a thorough analysis on what can
be added to the location.
Through this, we managed to identify aspects of the project
that can be improve or added to the area.Thus, presenting our
development proposal for the chosen site.

5. PROPOSAL_____________
After selecting the site, I propose to build a
commercial building. Since Jalan PJS 7 is mostly
residential, I plan to build a 2 story hypermarket to
provide local residents daily needs and necessities.
Since the site is small, the hypermarket's parking
space will be limited.It wouldn't be much of a
problem because the end-user will mostly be local
residents which will walk to the hypermarket.

6. AIM OF PROJECT____________________
The aim of building this new hypermarket is
because no other commercial building such as shop
houses or groceries stores are located nearby.
Building a hypermarket in Jalan PJS 7 can help
residents save time and money by walking to the
hypermarket and getting their daily needs.
Besides, the hypermarket doesn't only sells
groceries, it also has a cafeteria and a departmental
stores for user convenience.This means if locals need
medicine or they don't need to drive about 2 km to
Sunway Pyramid to get it.

7. ELEMENTS OF THE PROJECT_________________________________
This will be the elements included in the hypermarket:­
Groceries section
Clothing section
Medicine section
The hypermarket will have a wide
range of groceries to choose.
Shoppers will also get to choose
from a wide variety of local and
imported brands.
Located at the second floor will be
the clothing section. The
hypermarket will offer quality
clothes for cheap prices.This
means residents doesn't
necessarily need to go to the mall
for clothes shopping.
The hypermarket will also have a
medicine section that sells
medicine. Locals can benefit this
since there are no pharmacy or
clinics nearby the area.

8. Cafeteria
Lastly, the hypermarket will have
a indoor cafeteria. Similar to IKEA
Damansara, it serves variety of
foods and drink for an affordable
price. Shoppers and residents
can have a quick bite after a
hectic grocery shopping or just to
have a meal.

9. Rationale:-
­ Jalan PJS 7 lacks commercial buildings.
­Groceries and daily needs will be easier to get
­Making use of the empty land
­Easy purchase of food and beverages.
Benefits:-
­Allows residents to get groceries within walking
distance.
­A place for locals to have meals, since PJS 7 lacks of
restaurants.
­Saves time and money of resident not having to drive
the distance for groceries and daily needs.
­Local residents also can buy their clothes from our
clothing section.
Impact:-
­Increase of cars in the area may possibly cause traffic
jam.
­Lack of parking spaces may cause shoppers to illegally
park infront of other people's house
­Traffic jam caused by the hypermarket may also result
to noise pollution affecting the nearby residents.
­Increase of cars may be more dangerous for children
living nearby.
